    Love this. Also, a great way to remember the number of sq. ft. in an acre (43,560 sq. ft.) is 7-11. It breaks down as: 4+3=7, 5+6+0 = 11.

    Unless the fixture is added in some cases…
    It changes certain realty into chattel… intention?
    Sink added by a tenant…?

      You already pointed this out in your other comment, Jedi, but I wanted to post it here too! Using the acronym MARIA, we can discern whether or not something is a real. Here's an excerpt from our article on "6 Acronyms that Will Help You Pass the Real Estate Exam:"
      M.A.R.I.A is an acronym used to remember the elements that determine if something is a fixture:
      M: Method: This refers to the method of attachment. If the item is affixed to the property using nails, glue, wires, cement, pipes, or screws, it is usually a fixture even if it can be easily removed.
      A: Adaptability: Once the item becomes integral to the property, it becomes a fixture. A swimming pool cover is integral to the swimming pool located on the property.
      R: Relationship: The relationship between the parties in a dispute over fixtures usually plays a role in who will prevail.
      I: Intention: This refers to the party's intention at the time of attachment. If it was meant to be permanent, the item is a fixture.
      A: Agreement: Most purchase contracts contain a clause expressly defining the items included in the sale. Ultimately, what the parties agree upon will usually trump standard fixture rules.
      If you want to read about the other acronyms, check out this article here: www.carealtytraining.com/blogs/real-estate-exam-acronyms

    The right to "encumber" your home within U.P.T.E.E. (Bundle Of Rights) means?...

    • @USRealtyTraining
      @USRealtyTraining  2 роки тому +1

      That's a good question and has a lot to it. Here's a video we made on what encumbrance means: ua-cam.com/video/z3rz6luz1bQ/v-deo.html
      In this context, you have the right to take a loan out on your house. Therefore, putting an encumbrance on it. Hope this helps.

    I have got a question: what is opposite of alienation?
    How many experience needed to become property manager?
    What seller going to give buyer regarding lead paint disclosure or how?
    Landlord force to tenant to leave before expiration date?
    Broker received check under the name of escrow? What should he do?
    Seller is out of town and broker received a check what should he do?
    If there is over large amount in trust account what should broker do?
    Duties of unlicensed employees?
    House burned down will be there termination or it will still remin in offer?
    I have written as much as I remembered if you can answer me

    I'm so confused. I thought Real Property was the rights that you acquire when purchasing real estate, and that real estate* was the land and all things attached to it. What is the difference?

    • @USRealtyTraining
      @USRealtyTraining  2 роки тому

      Hi, Allison. Real property is a classification of the type of property. When you live in a house, you will have real property and also personal property. Real property is what comes with the house and land. So, a tree is real property. A door is real property. The stove in the kitchen is real property.
      The Bundle of Rights is the term used to describe the rights you acquire when you buy real estate. This is the power you posses as a land owner.
      I hope this clarifies things for you. If you have any other questions, please let me know.
