my self reliance, off the grid, real life, homestead, off grid living, tiny home.
Historian Edmund S. Morgan noted: "Ownership of property gave not only economic independence but also political independence to the average American".
The Library of Congress observed: "Between 1747 and 1799 George Washington surveyed over two hundred tracts of land and held title to more than 65,000 acres in 37 different locations." Land was the future.
"Land is the most permanent estate and the most likely to increase in value," wrote a youthful George Washington.

Ithink people can really utilize their money 💰 and land investments in their projects but not just for the here and now projects long term investments because of the economy now it is so smart for people who buy big properties that have alot of land can really make a great investment in the future for them if they use their antupanuer intelligence and turn their property into a tiny house community they are really popular and economically viable for our world 🌎 and the people would pay 💰 rent to you to live on your land most of these big mountain property and country type properties have septic tanks already on the property so they could just tie them up to it and you could buy solar panels for electricity for everyone to connect to and then you just connect them to your water supply with some bcc piping and you are in business so inthe future it pays off your mortgage on the property and house thatison it that you personally own and live on permanently so when your mortgage is paid off you can save money for travel trips and enjoy the benefits of living in retirement happy 😃 and fun filled with alife of purpose and pursuit of happiness 👼✝️🇺🇸💰👍🙏😇🌎💭🗽☮️👏
I'm 43 and I would love to have a home on that much land. I keep telling everyone, if you don't buy the land then you don't own the home. I would want the land more than anything. The scenery is absolutely beautiful.
I have a brother who bought a 42 acre plot of land within a mile of a state park. He built quite a large house there (3500 sf) and his back yard is pretty much a golf fairway.
Rolling fields, lots of trees everywhere, and great privacy.
You have to buy a tractor instantly when you get land. There's no getting around it. A tractor and a bush hog.
And it gets super dark out there at night. Makes for great ghost stories if you have a bonfire.
I want land next to a moving body of water so I can make FREE hydro electricty that will power everything , so I also have water to spray on a large vegetable garden so I can do my canning. I would also plant apple , pear trees with grapes and any extra land I would plant more trees. A homestead place with chickens , goats and some cows to eat that hay growing in some field. This place has all of that except the flowing water. I truly love this place , it has LOTS of potential.
Nice place. Looks like it sold 09/21 for 360 and the new owner is trying to resell it now for 560. I'd love a nice secluded quiet place like that.
Now all I need to do is win the lottery.....
Headed to the store to buy two lottery tickets right now... LOL
Right!!
Oh SNAP!! Thats your plan, too!?
And ppl tell me its not so reliable. If it wasn't, then why would so many ppl do it 🤷♀️
JS.
😜
Not really. You would be surprised.
Me too!!! If I win, I’ll share. Honestly
My buddy in TX did this.
He lived in a rat hole RV park while he was saving and looking for the right spot.
He bought a patch of land and built his own home from prefabbed sections on the land.
He's now retired and enjoying life.
You guys left the real world same era we did. I am in rural MO, and it is just about exactly there same right down to the Amish. I had dirt work on this 40A and the people who did the digging were astonished, my topsoil is 5' deep. They had to dig down to clay to add gravel and install a foundation. I have a great woodlot, a creek and a pond, two good pastures. This property has always been pasture never row cropped and for the last 35 years never a chemical applied. Before that to my knowledge, no chemicals either. People from places like CA and the west coast in general, they come, drop a load of money before the figure out they do not like a self sufficient lifestyle and leave. Love this life, I am sure this place has added good healthy and happy years to my life.
This property is so beautiful and peaceful. I'm blown away by the beauty of the rural side of Kentucky (I'm from Germany). If I would be 20 years younger...Brad you're my agent!
Beautiful place but the majority of Americans couldn't afford the 350K price tag.
For the people asking, this house sold September last year for $360k. And like every other house bought last year, it's back up for sale but at a crazy $560k.
Watching from the UK. I thought it would have been several millions. Bargain 🤔
I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!
You are right! I have diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above $830k in net profit across high dividend yield stocks, ETF and bonds.
@@henryCliffordJames Julie Anne Hoover is the coach that guides me, She has years of financial market experience, you can use something else but for me her strategy works hence my result. She provides entry and exit point for the securities I focus on.
@@marcelrobert9569 I hope that’s when I can buy an apartment when the housing market thanks.
a housing crash maybe but not a land crash. land is finite and the US population grows by millions per year. if you own land with year round water that has some flat ground for crops and livestock you're holding a golden goose that will feed your family for the next 1000 years if the land isnt sold or stolen.
Looks like our property. We have four barns, two cornfields, a gorgeous manmade lake. We built two windmills throughout the fall and winter. The entire house alone took us 2 years to build. It’s a massive 2 story. We own llamas, ducks, horses, donkeys, dogs, cats, chickens.
All in all.. we love living the way we do. Also I totally agree with traffic. I hate cities. Always sitting around waiting. Just waiting waiting waiting. Stupid stop lights and crap. People can’t drive. It’s ridiculous. Stupid pedestrians that don’t pay attention to the walking signs.
What a beautiful property. The topography is awesome. This area of Kentucky is just the best, with rolling hills but a nice flat area for pasture and home sites.
Been looking for years!
I found a 67 acre farm, 3weeks ago, in an auction but someone bided it up to 16.7k per acre! For loomy clay soil, when it was $3000 per acre.
That porch reminds me of the tv show Westworld!
Would use one of those electric auto lawn mower to mow the grass, they cut all day long!
about the electric mower dont get your hopes up to high now
Part of it the basement would be a drum room for my teenager. Storage for some of it. Canning , freezers. Lots of things . First and foremost a place to be in torn attic weather.
The land is beautiful.
Can you imagine Scottish Highlands roaming around the pastures.
I love how your presentation is for this property (small house-big land 62 acres Farm) I am seriously impressed. You have a great outlook and your attitude shows to be very positive.
This land is absolutely gorgeous! Thank you for this presentation. I will look forward to seeing more.
Craig
I moved here in Jan 2021 from Pa. I love it. The view! The view! The view! In Danville, some days, there is no one driving the streets. Love it!. I'm looking for my forever home here. An area for some critters, a house I can make mine, and I'm happy and blessed.
i am watching from England this is a piece of paradise that i can only dream of
I am watching from California and I dream of living in the Cotswolds!
Absolutely beautiful. Everytime I think I want to move out of KY I see something beautiful like this and can't imagine being anywhere else.
Ohhh my!!! I’m a Florida gal. The world is going crazy. This is awesomeness saved!!! God bless! 😍😍😍😍😍😍😍😍😍
Breathtakingly beautiful. I could envision my family coming together to purchase and share such a beautiful property. So much potential. I enjoyed every moment of your tour. Thanks 💕🙏🏼
I live in Alaska. This is a beautiful home! Love the fields and blue skies! Outstanding!
Thank you for such an amazing tour...you really did a great job and were honest about the whole thing. You do a great job at keeping my attention with your humor.
I just subscribed!
I can tell from the first minute and 30 seconds that you know how to make a great video. can't wait to watch the entire video on my drive tomorrow. Thanks!
This City Boy Loves This. The Aerials are awesome. Nice Work
Great listing and a great job capturing it Brad. Thank you. It would have been nice to see more of the ponds and the other out buildings... Happy Independence Day to all! 🇺🇸
Little slice of heaven there my friend. Watching from Western Canada (BC) and enjoying your passion for these properties.
Now that's what I'm talking bout ;) only neighbors you hear are the farmers during planting/harvesting, the cows & the wild birds which is so relaxing to listen to.
Blows Me away!!! Freaking beautiful. Wish I had not gotten that D in English my senior year and could afford something so peaceful and breathtaking
Love hearing the birds singing.Beautiful land.
Lol, the bird singing was added in, for a few minutes I thought the sound was coming from the property too, until I heard the COW MOO! lol...😎
So peaceful and beautiful there, all the delightful songbirds too. Love the drone footage, really gives perspective
Five minutes in and love it already... peace and quiet, what else could one ask for.
Listening to natures symphony is so very pleasing to the ears and it’s so very beautiful!
When you see the burn barrels you know you are truly in the country
Just beautiful, serene and calming. Thank u.
Beautiful. When something big happens it's pace of mind to live out here. Enforce and build up area so not attackers can get close. Beautiful area . This is living , clean air for now and lots of land.
Oh BRAD! We are in Utah- and just a house on .40 is $339,000! Pinch me!! We are looking right now, our house can sell in one day but there is no home to replace it on the market. Everyone is moving from the cities to be out in the country where we are. But we live in the high desert. In dinosaur land!. We will look at your information to try and get hooked up for previews as you said, and thank you for giving us hope to dream.
Absolutely beautiful property. If land ever go back down here in Texas, I’d love to get something like this.
I’m there, in ❤️ and mind. What a dream place. Big piece of heaven. Love Kentucky 💕. Love these videos. 👍
Enjoyed the view and details on how much it cost for the home utilities. You spoke of many details that most would not. Thx
Wish I have this video 10-15 yrs ago….too late now😪😪😪 I can start but will not be able to see the fruit of my dream….To all viewers, don’t wait….God bless everyone

Oh ...my heart aches to live in a place like that.
So beautiful & peaceful, love it. I wish I have one of this 🙂. Thanks for sharing the video 👌💐
Lovely! This is definately "my cup of tea"!
Very simple, yet complete property. The house is nice enough, full of potential. Was not there a second barn? Where is it?
If all goes well, we will probably be talking someday, Brad. A lot of the properties you present have that extra something that captivates me. It helps being in Kentucky, which seems to be almost paradise. I did not think much about moving to Kentucky until I came across your videos. Amazing! I think I will hop on the bike and go get a feel Kentucky in person, someday.
Thanks for sharing these wonderful places. @Brad Simmons

You invested into a peace of mind I am happy for you Blessings ❤️
If my wife liked the country I would jump on this. Beautiful!! Funny you said she is from New Jersey. That is were I live. It takes us 15 minutes to the supermarket as well, and its only a few miles away. NJ sucks by the way. LOL
Absolutely stunning loved everything about this, I've been looking to get some serious land kinda like this. This might have motivated me to get it before the end of this year.
Stay Tuned with a update.
Am I a nerd? I just love watching your videos, feeling happy as my imagination runs away with what I would do with the properties 😊
300k is a steal. Here in California you'd pay that much for a garage.
Beautiful. Beautiful. Heaven on earth. I would live here.
What a lovely song to go with your lovely video, "Golden Things"!
When you mentioned Brisket. I smoked one two days ago on my Oklahoma Joe Highland smoker. It only took 16 hours to smoke with Oak and Pecan wood. Then i let it rest in a very large foil pan for 13 hours. Resting is the trick. But it was very tender and juicy.
Great place. The view from that porch is gorgeous. Easy fix for the A/C on those stairs is just run a condensate line to an area the moisture isn’t going to matter.
exactly - solutions!
The birds sound so beautiful.
OMG the green grass and trees had me hypnotized. So relaxing to watch and a lot of laughs. New subscriber!!♥😍
We ❤ your VIDEOS and it is my cup of tea 🙂 Beautiful Place, OMG.
Love the Amish...countryside is gorgeous....perfect little starter farm....
My dream.
Thank you for showing such an awesome place.
Yes, the land is a charm and worth the expense alone.
The house is beautiful and I agree the upgrade of central air a great improvement to property and atmoshere.
Love the idea of a cellar to store food.
Fascinating to have a historical "school", barn, on site.
The property is fine.
The owner a sweet interesting person.
Bet she has some campfire stories to tell.
Bet she knows how to fire a shotgun too!
Just saying, with a dog like she has. Lol
I enjoyed the tour,
Thank you for sharing.
I must pray for a way to make my dream happen.

Mr. Simmons thanks so much for your quick response
And there are areas like this all over the planet which makes me question: HOW can we all possibly believe that the world is overpopulated??!!
Sure, there are areas of overcrowding BUT there is definitely room for people to expand and live.
It’s not that’s just propaganda from the elites, you know the same people with climate change greed!
Let's not forget about land for farming. Balance is important to also maintain.
uhh, because it IS overpopulated... resources aren't infinite... theres a reason people are dying of starvation in lowly populated areas, leos....
@@suzannehofer2541 🎯
Did you actually BELIEVE that lie??
Oh this is definitely my cup of tea ☕️!!!!!
What a beautiful place with natural music...Ohh...my...my...If it's in Ca/Fl...Definitely go for it...TY...
so nice. Thanks for the views and commentary
great place. realtor in Virginia here.. I specialize in rural property, land, homesteads, recreation
I’d make part of the basement for grandkids to play especially in the winter. Game room playing pool table, big movie theater 🎭
Absolutely beautiful breathtaking views. Give me months to 1year I will be looking for a property like this.
Beautiful property I wish I was back in the states I would be talking about it !!!
We moved just 17 miles from that house, between Campbellsville and Lebanon a couple of miles north of 68 (flashing yellow light). We moved here to 32 acres from Seattle in 2011. I call the area "the garden of Eden, but with more chiggers". This property is ridiculously similar to where we live, just a bit bigger. Often we sit on the front porch and look out and say, "people pay good money just to spend a weekend in a place like this". :)
And the property taxes are virtually non-existent. Oh, and we just built a 30x60 shop/office/mancave with NO BUILDING PERMIT. Completely legal here. In Seattle you needed one for a tiny shed.
I'm a retired carpenter, but in 2012 I pulled a permit in South Carolina for an addition on a slab house and the inspector moved in after completion
I presently live in Arlington Virginia
Unfortunately my iphone broke and I am using my wife's phone , my name is William Crisler.
In the mean time I will be looking at properties in you're area as well as Tennessee
So true about Ky being like three States. We are in a beautiful area of the country. I’m in Lexington and long to have a homestead close by.
Larder is a food storage room. Pantry was a cleanup/prep room usually off the dining room.
That place is Heaven! Wow!
Great Job Mr. Simmons... Thank you.
You do great work. I subscribed so that I could just look. That lady was super clean. The place is well-kept.
greed!!! Thank you for being part of our tribe!
I love how you covered it all. . Perfect..
Hey brad just watched the video of that cool house the owner was a sweet lady I liked her dog lot of land didn’t see any deer 🦌 but still a cool property
That top area would be perfect for a solar system & a rainwater catchment system to get off that nasty 🤮 city water with all those chemicals in it. One of these days Brad, you might have to sell me on Kentucky (not ready yet). I realize Ken is the agent & you are doing video presentations of the properties, but it's your mug I'm used to seeing & your voice on the videos. Hopefully it won't be too much longer & I can submit my list of "must haves" concerning a property (a house would not be on that list but would be nice).
It is beautiful. Hey, they could keep their Hay. I love it. Its perfect.
In the video BLUEGRASS is mentioned for me I would promote small local businesses instead of big box stuff also when talking about local parks talk about music festivals too. yes, I agree about the 62 acres. very very nice.
Such a beutiful place...many dont think the amount of work that goes with it tho....
Love the videos, but hate the fact that you don’t post asking price.
Please, put it up front so people can have a clue; it’s sort of important in buying a home.
Thanks, great videos, and great job producing them.

Just in love with this home and property 💕
"if the Amish people are here you know it's good land" I have never thought of it that way, but if someone who wants to do off-grid living, you are 100% correct. Amish are the original off grid living people. So if they are flourishing in an area, there's absolutely no reason for an off-grid person not to be able to as well. New subscriber thanks so much!
Kentucky is a beautiful state.
Sending support, love, and kindness from Lexington, Michigan, USA.
That country road/ drive way with the white wooded fence omg I just love it !

Beautiful. The air must be super fresh. That's just what I need. 👍
All that corn around there means lots of pesticides in the air. Ahhhh, boy, nothing like the smell of Roundup in the morning.
@@lxc3909 You know that area? It's definitely not organic corn?
@@lxc3909 bless your heart, you live in a place where they spray their corn everyday??? Wow - that's gotta be terrible.
Oh my goodness. I love it and want it. If only I was younger. At 77 you don’t move.
I'm in my 60s and I won't live in an apt or some d folks home.
Your old when you tell yourself your old.....
The area looks beautiful. Nothing beats country livingS
This is exactly what we want and need, love it.
This is paradise Brad ,my dream is to live in Kentucky
Hi Brad, you have shown some hidden gems. We really love this one, it is exactly what we would like to buy. If we were ready to make the move, we would already be on the road to come check it out! Can you tell what time in the video where the other two barns were shown? We could only see the one small pond. Were the other two in the woods?
Really enjoyed the video, beautiful place, so peaceful, can't believe the crazy negative comments you get, great drone shots, best to you
Brad I watch you videos I love listening to you.In that basement I would turn it into a recreation room for grandkids and their friends to hang out in!!
After watching the Enes videos on the multi-million dollar mansions in California, I can see this place has a lot of potential...
My blood pressure lowered just watching the video Brad. Could just imagine sitting on that front porch with a glass of something good, listening to the birdsong. I'm a Brit and you can just about buy a two bed apartment for that amount of money. Definitely born in the wrong country.
And I can relate and tell you the fact of what you said is it.
We moved to a 40 acre lot with a house I remodeled. Inner 2 acres is electrified with snake fencing, barbed wire etc for the safety of us and our pets.
My bp has been 186/168 at times of my life back in California. Now I'm "retired" at 52. Living on a private property. Secluded from the hustle and bustle of those that like the fast paced lifestyle.
Now the bp is 120/85. I'm now relaxed. ( I didn't have a clue how to "relax" just a year ago). Life is easier but still full of responsibilities that are nothing like before.
Yes. this kind of life style is exactly what you assume, sir. And it's wonderful!!!
Pearce. Arizona. USA
Sold California for more than 500K to pay cash for this one for 120.
It depends on where you by. Some places are dirt cheap. I live in NW Mississippi near TN/AR state line & near Mississippi River. Our homes & land prices have increased dramatically. They sell before you know they're on the market. People are escaping the rat race. There are auction sites, I see tons of Illinois, Michigan,Ohio homes up for auction.
I love the bird song sound track you play over your ariels.. 😊
Everytime I watch this video, I want a place like this more and more.
I’d like that 4Runner too.
So nice just wish I could afford it.
