You do need to VERY carefully look at where your property is. I have a property I am stuck with that is valued at R130000 more than what anyone is willing to pay, meaning if I want to get rid of this, I will lose money. Another thing is the rental, the norm for a 2 bedroom would be around R7500, I can't ask more than R6500 or no one will rent. Supply and demand in certain areas will bomb your decisions, so make 100% sure where you buy and DO NOT BUY through someone like Igrow or some developer selling dreams, dad also had a horrible experience.
Thanks for sharing. You make some really good points. Personally, I dont like new developments at all. It's more of an emotional purchase than anything else . I grow and all the simmiiliar companies are the only ones actually benefiting from these sales.
I would just try to hold on to the property fot long term if possible, and eventually, you should be able to make some money. I always suggest focusing on high demand areas. Whether it's lower income or higher income areas, as long as there is demand, you should be fine.

Thanks Louis. Why has Johannesburg properties hardly gone up in value over the past 5 years? What impact do you think the election will have on property values in SA?
The election can and will have a large impact on the Rand and on proprerty values in the short to medium term. JHB is so big theres just to much going on there. I dont invest there, so I can't comment on the overall market. I would, however, try to focus on cash flow properties instead of depending on capital appreciation, so no matter what happens in the country, you can still have cash flow. Hope it helps 💪🏻
No, no ,no... property in SA is not worth it any more. After 25 years im cashing out. Too many risk for a low ROI

I have a question regarding some international property and some apartments in Hatfield, Pretoria.
I have 3 student flats that I rent out but they are still not transferred into a trust. I have saved up for a 4th appartement but would it be wiser to first place the 3 into a trust and hold back on buying the 4th one or is my thinking wrong.

Love your content, would you recommend your strategy in Cape Town?
Using the 1% rule it seems that nothing here meets the criteria unfortunately.
I've heard that Strand, Somerset West, De Wijnlanden and Wynberg have good options. I think its important to take into consideration that the places you buy don't necessarily have to be places you would like to live. The first property I bought I was planning on living in, and in terms of cash flow its definitely sub optimal (I am relatively confident in the capital appreciation of the property, so that makes me feel a bit better). For my next property I'm going to look for a cheaper property (in lower income areas) that has better cash flow from day 1. With that said in lower income areas, i think being very specific in picking your tenant is going to be a defining factor in the success of your investment.
other than that student housing close to stellenbosch, uct etc is supposed to be pretty good, but I haven't tried running the numbers for that due to the capital required to buy a home

Cape Town is a different game. Yes, it's possible to use my strategy, but most people won't feel comfortable with it because the areas won't be so glamorous. Student accommodation is definitely something that works well all over SA, but it's a bit more advanced than normal single lets. If you can find a property that at least meets the 1% in CT, you are lucky. Cash flow isn't everything. You can also focus on buying equity. Or forcing equity. Hi louis , what is the rental yield in 6-12 months long term rentals in south África?
It all depends on the property strategy. Effectively rental yield is known as gross yield. Most averag properties has a gross yield of +-10% which is way to low in my opinion. I would at minimum look for atleast 12%. But preferably much more.

Or you can juat focus on saving for a deposit and start with a very small property. You should still focus on buying in the right entity, like a trust or company. Also, focus on building a solid credit score and saving as much as you can.
