I cannot stress enough the need to consult professionals and have a team of professionals to assit you in purchasing and managing a property. Spending money on professionals means you spend less in the long run in fixing problems
@christinenxumalo7714 Yes, any property or part of a property that is leased, it will always be advisable to have a lease in place, even if it's a back room. It avoids having disputes about things that could have been solved should there have been a lease.

Very true Nozi. I also invested in property blindly @the age of 23. It is difficult to deal with tenants on your own, more especially if the tenants understand the eviction laws in our country ( the law protects the tenants than the Landlord in most cases). The was even a time where my tenants could not afford the rent for almost 5 months during Covid-19, I'm sure you can understand the frustrations and the pain because the bank and the municipality will have to be satisfied at the end of the months. But I'm glad that I have to learn what u r saying the hard way. I am more Vigilant now when it comes to this business and it is working for me.
Also another thing that I learnt the hard way is that you need to ask for the scheme's finances if buying a flat or complex. Ask for body corporate statements and municipal statements before signing your OTP! The last thing you want is to buy into a scheme that is in the red. I have recently bought a well run complex that has a surplus of R 3.5 million in the past financial year (2021). So hopefully It will continue to be well run!

Not always.pm,s don't really interview prospective tenants .anyone or anything just for their commission. You could loose money on repairs. They may inflate invoices if they manage the repairs also.trust me,I know.

Personally, the financial-market for me seems the only way forward with my long time horizon (accrued roughly $457k in gains since Mid 2021 ) but if you don’t have that fortune of time it’s a tough market out there almost nowhere feels safe!
If you’ve got patience I believe it’s a great time to invest… I’m no expert but as Warren buffet said he’s seen this happen a number of times throughout his life

Just make sure you get as many quotes as possible from different kinds of suppliers.See the work they've done and speak to homeowners... In fact ask people who've built to recommend their builders. It'll be a headache but 20years bondage isn't worth it. Whatever the bank will approve you for bond wise, see what kind of build you'd get for that amount... You'll be amazed.
Finding a land to build a dream home is also costly, depending on where you want to to build of course. I think people resort to bond houses simply because they are not fortunate enough to buy a home or land for cash. It is a costly option but one that is most accessible. I still agree with you though.
Yes.. Availability of land in preferred areas is definitely a problem. Buying cash is definitely a tall order dor most of us... But personal loans are shorter term and I am personally mlre comfortable with that. I borrowed to get a piece of land over a 24 months term, I'm a year into paying that off. I plan to then borrow to build over the the longest term possible depending on how much I'll get lol.. I'm thinking 5yeara...then I'll be done. I realised also that what one gets for the bond amount one qualifies for is usually not even what we desire, but what we can afford. What one can build, is much closer to what's desired at a much lesser price.
Location is very important. I invested in a 3 bedroom apartment in Midrand. Law & behold I now fall under Waterfall with so much development happening & my property value is increasing significantly every year. Property in the locations grow in value very slowly & I'm one that wants my investment to grow significantly.

I had an agent handle my property and I still got a bad hand but one thing I learned is whether you use a professional or not do due diligence

Prices in the township are also not market related it is very easy for your tenants to leave because next door wakho is offering a cheaper rent

Area and location is very key! Its speaks to market value of the properties within that area and the market value of the property you are purchasing.
