    Hi with property get building insurance that will cover all the fixtures and the replacent of the broken stuff. Also some insurance gives payment to you for tenements that dont pay. That way it lowers the risk. Mine is costing me R400 a month. I can replace carpets cuboards, geysers, paint wall damage, doors electricity, geysers. All in a claim. We all know the cost to return a asset back to its great state costs more than a deposit.

    I'm not following your logic. you state "paying off the bond earlier doesn't mean you are avoiding the interest" But it IS avoiding interest payments. you literally pay less interest every month. e.g. if you dropped 100k into the homeloan, your monthly repayments go down and you are suddenly able to withdraw R1175 from the rental income every month that would have otherwise gone straight to the bank. Since the bank is currently charging 11.75%, that is way higher than investing the 100k could earn you, so putting your savings in the bond saves you more money than investing it would have earned you?

    Bringing in minimum R89k/month with capital that flucuates between R 3.7 million and R 3.9 million using R446k on margin. Distributions/dividends pay down the loan as they pay me. Getting maximum cash flow with US based Yieldmax, Defiance, and other high yield offshore US based investments called closed end funds. I could structure my investment without margin and bring in more cash flow, but I love seeing dividends/distributions pay down the margin loan without any out of pocket money. Right now,monthly distributions minimum would pay down 25% per month if I was working. The loan at one point R 737k. This is probably the safest way to use margin,in my view. Many use the term dividend but it's really à distribution of options premiums as well as distributions that may include dividend income,short and long term capital gains or ROC. FEPI at 44 to 49 USD AIPI 43 to 49 USD AMZYunder 19 USD MSFO under 19 USD NVDY 22 USD and under APLY 16.30-16.50 USD AMDY 14 and below MSTY under 24 USD CONY 14-15 USD YMAG under 20 USD YMAX under 18 USD ECC as close 9 USD as possible EIC below 15 USD XFLT 6.69USD and below CCIF 7.60-7.88 USD GOF 14 USD and below RA below 12 USD/share ACP(Australian based) FCO (Australian based) below 5 USD/share SMHB 4.45-5.40 USD/share MVRL 15.85 to 16 USD/share CLM under 7 USD/share CRF under 7 USD/share. OCCI under 7USD/share PHK at 4.45 USD PDO at 11 USD and below SVOL at 21.50 and below OXLC at 5.20 USD and below GOF at 14 USD and below ECAT at 16.26 USD and below SPYT under 20 USD (Not financial advice) By time dividends pay down the loan completely, I will own about R4.2 million of cash flow assets 4 to 5 months to go before expenses..if I think à correction is coming and it's prudent to pay down the loan early,it's still less stock than I would've had to sell had I not used margin. I only use margin during significant drawdowns. Last year I withdrew 20% of my initial investment. This year looks like it will be 27% annualized. The prices quoted in USD are where each asset usually bottoms out or at least recovers to. The options etfs/cfds require buying as close to the lows as possible. I do all investing on US platforms and keep investments in USD. Not financial advice but there are excellent products out there to maximize cash flow and protect yourself from currency devaluation

    That's how government bonds, treasury bills, debentures... work. Buy an RSA Retail Bond, and you get biannual interest, and "capital" is a virtual amount until you either sell the Bond or if you wait for its maturity. The interest rate is fixed and you get the same amount every 6 months because there's no change im the principal (initial capital). Theres no compounded interest for the bond. If you want compounded interest, you need to take the biannual receipts (interest paid you) and invest it in some other financial instrument, say a bank fixed deposit. This is not Harry Potter magic.

    I've thought about retiring to South Africa from the US because inflation has made life impossible. What is considered decent annual income in SA is barely getting by in the US I'm tempted to sell everything and move. Inflation is relative to the expenses in one's country Right now, in US stocks I have the equivalent of R3.7 to R3.9 million generating about R 1 million/year of dividend and options income. Not financial advice but this blows the 4% rule away and as long as you put in the work,research, time, and effort, the 4% rule can become the 15 to 25% rule. For the past 2 years, since my father died, I've had to take a leave of absence from work to help take care of my mother. My cash flow of R 1million/year for every R3.67-R3.9 million is invested in the following US stocks(quoted in USD, some are Australian based US securites): FCO under 5/share. ECC under 10/share EIC at 14.75 or below OCCI below 7/share. CCIF below 8/share .FEPI from 44 to 49/share AIPI 43 to 49/share. AMZY,APLY,NVDY,MSFO,MSTY, CONY, MSTY- these are options etfs with 20 to 110% yields) CLM and CRF under 7 OCCI under 7 ACP as close to 6 as possible GOF at 14 or below SPYT under 20(another options etf) These are just à few of the 40+ positions I have in US stocks. I know there are tax répercussions. Since SA has a higher tax rate, I also wonder if there would be a savings after bills and taxes are paid. I would sell my home to rent a muxh nicer,cheaper place At worst, my principal investment was -28% from the pre-withdrawal high and at best-5% from the pre-withdrawal high 2 years later. I just wanted to share this info for S Africans looking to boost their income. It's definitely not financial advice. Whether you're working with R 200k to or R30k, there are some excellent abroad investments that will maximize cash flow. Many of the funds trade rhe same ranges . There is a learning curve on how to succeed

      It all depends on your situation yes. Like mentioned in the video, I share what I do, and what I prefer. Im also assuming you only own 1 or 2 properties . If you buy cash most of the time its your primary residence and not an investment property

      Whay you sre describing is the ROI calculations. The 1% rule is simoly the first step you take to anaylyse a deal. Its by no means the onky calculations you habe to do. Your ROI calculations is the most important

      I’ve yet to seen any do any, despite Nedbank publishing an article about in on their website. The mind boggles. Also a bit pissed that banks run a credit check when you open an account, affecting your score.

      A secure credit card is simply putting down a deposit for a normal credit card.

      @@louisreynhardt yes, but to get the credit card you need to meet their requirements as if it’s a regular credit card. I went to 4 banks and they all said that they don’t offer secured credit cards and that I need to apply for a regular credit card.

      Great question, i focus on fundamentals when it comes to investing for the long term. So sinoly analysing financial statements. For the position trading i foucs on charts and technical analysis and I always trade bullish only. My strategy is called SmC .

    Hi Louis, i'm fortunate enough to have investment properties under the structures you mentioned, with me being security of course. I've always wondered how the bank perceives this security... To what extent does it affect further expansion of the property portfolio? Lastly, how would it affect me if I wanted to add a property in my own name (with my spouse)? Do you know the ins and outs?

    The major issue was the Thrive Fee they changed. I had around R30k invested and started receiving some dividends, but then they hit me with the Thrive Fee. And when I sold they also charge an "Auction Brokerage Commission Sell Charge" which I did not anticipate. Do not invest in EasyProperties.

    EasyProperies is not a good investment, like you said, there are other better choices if you want to invest in property. In hindsight I should not have invested in EasyProperties.
