    We came to Gambia last year with our 97 year old mother. Met a nice family bought land for them would love to surprise them and build a 3 bedroom two story home for them .

    Wages need to go up period. The value of land and building materials will never go down. The wages need to match the reality on the ground. Great content keep it up.

    Thanks for your interesting video about low cost building which is new in the country, but well developed in East and Southern African countries. The interlocking bricks are the best form which does not require even mortar in laying of the blocks. These machines making can be found in UA-cam, they are eco friendly better tempreture regulating and stronger than cememt blocks. Am planing to build my dream house with compress interlock bricks. Gambians should desist from cement blocks simply because we use sand which composed of salt which cause cracks in most of our buildings, but not with compress blocks....even blullet proof. Use Eco friendly to protect the enviroment.

    Housing is big problem in Gambia, the rich are getting stronger everyday and whiles the poor are struggling.. Bad infrastructure developments, bad roads, transportation is also a big issue in the Gambia as well..Health care problems,sanitation and basic necessity are also a big factor... My question is how can we solve this factors?

    There need to be loans and easy payment plans. The overwhelming majority of people who own their homes in Europe and the United States are paying monthly mortgage payments that are over a period of 10-30 years. Also apartment rentals in the Gambia should have monthly rental payments. Most Gambians can't afford to pay 6 months to 1 year rent deposits.

      @@cyelgreen4655 you have never lived in Africa. It is almost impossible for the people to earn a sustainable living and save anything. The rent must be paid for the entire year. Can you afford to pay your entire yearly rent up front living in the United States? Can you afford to pay $200k-$400k in cash for a home living in the United States. Do you have $200k - $400k in cash?

    This just show it is always a risk to buy land and build somewhere because the people born on the lands still suffers when the prices goes up for everything. Thank you man for not blaming Africans that move from the states to buy land and build houses but I think this plays a roll too in the prices going up.

    Brother big respect ✊🏿 our country the way they build even some houses 🏠 is very bad when I saw them in you tube people who build estate those people are following there own interest they build full city they didn’t put any reserves Land very bad idea example hospital supermarket playing ground like park where everybody will be entitled and go an rest which kind of country do we have we don’t think of reserve land is very important in the country if Gambia is all building in future there will be. No company but gods is great
    This is what am learning in Germany 🇩🇪 construction technology is very sad how the country is going on

    Financing is the other only way of having a home. In the richest countries people are paying on their homes using a bank loan. Interest rates are low in America. The problem with Gambia is that they offer and have unregulated very high interest rates for paying on a home.
    I've noticed a few land sales where if they ask 150000 for up front but if it's a payment plan they charge another 25000 making the purchase price 175000. That percentage is too high. Anyway good luck. Hopefully the banking system becomes more involved in properly offering better interest rates for mortgages.

      In total the payment is 175000? That’s crazy cheap if you compare it a mortgage in uk for example. A mortgage on a 150,000 house, you’d end up paying over £200,000 (£50k+ in interest and fees)

    Bro, you’re on a good coarse. Keep up making such wonderful contents, showing our problems.
    That google estimate of a Gambian average salary cannot be correct.
    The majority of The Gambians are receiving less than 10k, which is not even enough for a personal consumption, let alone a family consumption. The Government definitely needs to increase the pay scale and introduce a minimum wage below which no one can be paid.
    Public housing is also another thing they definitely should look into. An average Gambian cannot even afford an empty land, let alone build it. And the house owners are killing the masses. If I pay D5,000 from my salary of D8,000 (or less), how will I travel to work ? How will my kids go to school? What will I eat with my family? In short, we’re forced to be corrupt!!!

      It is the same system in jamaica, only those who went overseas and work can able to build a house 🏠 those who are doing normal work Wil never own a little house 🏡 corruption and murder is 1000% in Jamaica. All because of greedy people

    Hi, The 3d printable housing would be much a affordable housing for Gambian who are land owners to purchase because the concrete houses can be built in 2 to 3 days and can stand in all weather conditions. Gambia construction company just need to invest in a 3d construction printer; it will cut the time in labor and building materials. Also, Gambia would be able to afford to buy their own land as well their own house at less cost to commendation their income.

    Oh and furthermore. Gambian people are not exposed to payment plans. They're use to prepaid plans like the electric, nawec. If they don't have it they don't pay it. Same as the cell phones. If you don't have money to get credit on your phone than you don't get it. So it puts you guys at a disadvantage to learn how to pay bills when they are due. A homeowner can not tell a mortgage or loan company, "okay well I don't have it..." and not pay, they will put you out of the home. That would be another reason why you guys are not able to obtain homeownership. It's a financial responsibility that cannot be negotiated.

    Simple answer. The sarahulies. They are the making renting so expensive in the Gambia, land is expensive because of them. They have a strong family bond were 2, 3 to 4 peoples will joint conspire to run a business, built a house and excessively overcharge for no reason. And we have a president who was their boy boy errand boy who will never address it. Everywhere tribe get into business stop selling your lands to them, built it, use it as a collateral to acquire loans.

    Great content..you think it’s sad that civil servants after retiring or before can’t afford a house…come to America and see even worse army veterans who are homeless and people from different walks of life living in the streets in tents with barely anything to sustain them…we think because the way Africa is housing or lands should be affordable but it’s not easy to attain those things especially when most Gambians barely have a consistent income..it is indeed sad..but in general people need to change their attitude and mindset…there should be projects that people can afford…

    If it is legal to grow hemp in the Gambia, it could be very profitable and helpful for building affordable homes and other projects. Its fire and termite resistant. It a natural product so its cool or warm and it last forever.
    Reach out to Peter Brown of the Ledge Group EU or Grand Rising on Facebook. This organization is doing phenomenal things across Afrika. He has built homes with hemp in Tanzania.
    Then too, just research hemp qualities. I think there are 500 uses of hemp.
    Could be a great way to bring change to the Gambia and the economy.

    tbh, not only housing is skyrocketing in the GAMBIA. If a country is not producing products there is no way it will improve economically......imagine if all the basics can be produce in the Gambia it would have been different

    using traditional material like mud, clay etc. is much better and cost effective. The price of cement and wood has gone way up and they even ran out of it. also live a small house, you don't need a big mansion this is too expensive with all the utilities involved and you will need security camera live within your means, comfortably. In the States, people sometimes live out of their cars, I did for a year and even may go back to that because these Indians at this hotel is draining me out every month!!!!

    This video is very interesting and it’s true that housing is expensive because we want it to be very quality, Modou’s idea was great and even in US most of the houses are made with wood. The foundation is the only part they would use cement or Chinese blocks but other that it is mostly wood 🪵

    I think is expensive because you are only thinking of rich people like your video said the millionaires ... but not thinking of the less fortunate, the ones that not have a job or the poor people. not everyone is rich . And God is Sad because of that beautiful country yes but only for rich 🤑. and the poor are dying or emigrating why ? because the rich 🤑 don’t help the poor ! Do something for the ones that lost their houses every rainy seasons!

    Bruh is the same thing here in the west ( Europe) here there’s nothing like to own a house in fact here you pay a rent for every month which depends on where you living and the prices are not equal so it’s more hard to live and survived here in the west, because the house owners are the rich ones here

    So this video is only one year old. Price of cement was D285 in 2021 , D325 in 2022 while the current price is anywhere from D435-450. That's about a 63% increase within a 2 year period. That's one reason housing and rent is out of reach for the average gambian. It now takes millions to build a simple 3 bedroom house.
