It is a buyer's market right now. I'd also like to note, a lot of these RUSH sale, fire listings, etc, are for low-end markets. Avida, SMDC, etc.
Condo developer are scamming their clients. See the luxurious lobby area compared to the 18 sm tiny unit size.

You should also mention Foreign buyers, Balikbayans and OFWs. Foreign buyers bought up to 40% of the units in sold out condo developments. In fact the prime units of a new development are usually offered to Foreign investors first. These investors mainly paid cash as it's difficult to obtain a bank loan in their home countries to purchase properties abroad, especially in a developing economy. Since they paid cash, many of these buyers can afford to sit on their investments. As for OFWs, thousands got laid off during Covid. The loss of POGOs and WFH are obvious negative effects on the property market. However, I'm confident the Biggest Developers will lobby the Gov't to get workers back to the offices. I won't be surprised. Besides, Hybrid work is more common nowadays with 3 office/2 WFH split so there will still be office demand.
We could see a 40% drop like in China.

Delusional real estate price
I mainly buy luxury condos. My last purchase was a presale in 2018 at 171K pesos psm. Today presales of luxury condos in my area is 385K psm. Even if prices correct by 50% I'm still up on my investment.
There are hardly any buyers for resale condo. Big numbers don't mean anything. The Milano for 10 mil has been advertised for months. No buyer.
@@leonwangls Ignorant comment. You are obviously not a seasoned property investor. My condos have already returned 70% of my investment. Four more years they're all paid off. After that another 15 to 20 years of rental income will suffice then I'll sell my condos at whatever price as it doesn't matter. But they'll likely sell as I bought quality properties in great locations (across major office towers). Go stick with your day job and leave the properties to knowledgeable investors. I know you're ignorant because you think because Milano is not selling then other properties and areas are also not selling.
@@leonwanglscoz those who really know genuine luxury wont buy Milano. Century sold middle class condo for luxury prices and gullible OFWs and foreigners and the nouveau riche local happily bought thinking they really bought luxury condo when in reality its just a marketing gimick. Legit luxury condo wouldnt be anything less than 60 sqm for a 1 bedroom. Century's Milano 1BR is not even half of 60 sqm.
