    There are not enough wealthy Filipinos to afford the prices of the real estate. And now foreign investors are running out of cash. The market is about to tank!

      ​​@@cebamyyou can look for official government statistics or corporate statistics, just research for it, majority of the buyers are ofws including seamen and seawomen.

      ​​​​@@albertteng1191 What do you need man? Filipinos don't make the type of money to be able to afford all of these condos in Manila. You have to have a take-home pay of P180K per month to afford a mortgage on a P10M 1 bedroom condo. There are not enough wealthy Filipinos to buy up all these condos, and quite frankly they are sitting unoccupied. Those that are in that are local that are in these condos were likely there already and bought it before the price hikes. The Philippines is in a real estate bubble, not too different than the Chinese real estate bubble. It's all going to burst, and foreign investors are not going to be there to pull them out.

      @@XennialGuy sorry my friend but if you are really in real estate you would know. A lot of filipinos have money. Majority of the condo units are owned by ph citizens.

    The Philippines being "closer" to the USA and to many western countries; in addition, to the Filipinos who strongly abide to western and democratic ideas, and live on both asian and western lifestyle - the Philippines is a gateway for the east and for the west..

    Prices per sqm is almost comparable to the more developed high income countries. His face shows that the price is too high and that a bubble is forming. Housing should be for the locals first than foreigners. Too many condos in Makati and BGC that are for rent but no takers. Price correction will be coming soon.

      Check whats happening to China’s real estate market right now. Price correction will come but I doubt it’ll be soon

      @@heor6327philippines is a fast growing young population metro manila is extremely small smaller than singapore. Prices in metro manila new developments will not go down at all. Secondary market could correct a little though

    An overly optimistic outlook. if the middle-class purchasing power cannot cope with the increase prices of condomunum units , you will see a supply glut of properties ,sending prices down .As for hotels ,I am curious if the fully booked hotels are situated in the Philippines, considering that the number of arrivals in 2023 is projected to be only half of the arrivals in 2019.

    Budol maxado mga property developer, inflated maxado ang presyuhan. not even an ordinary worker can afford unless your an OFW. even the OFWs are struggling.

    Manila is well on its way to becoming a city for the wealthy. Ordinary people are on their way out of town. Just like in many other big cities around the world.
