    Great job of going in depth about each cancelation policy. You touched on your recommendation that we use the Flexible cancelation policy as your recommendation. But I feel you didn't really bring it home. Meaning, you think that because guests won't give up their 18% that they'll go through with the booking. I'm not so sure about that though. I went Flex for several days (by accident) and I had some of those guests cancel later. It was super stressful to get the nights re-booked (scheduling cleaning crews even worse) and I vowed to never do it again. Can you go on further about why Flex is the way to go?

      Thanks for your comment and highlighting this. I will surely do a review this week. Flex is not for everyone but moderate is. Strict is strictly NO unless you are in this business not for money.

    this information is incorrect...I am a host and have moderated non refundable...Your right, Airbnb wanted me to be the BAD GUY and tell the guest that I would not refund her stay...I would not. THEN AIRBNB STEPPED IN AND CANCELED THE RESERVATION AND DID NOT PAY ME.

    Great info!! I have a question. I live in NY and I'm looking for a property in Nashville. I'll be following the rental arbitrage method and the county has told me that I'm going to need a local responsible party that lives within a 25 mile radius of the property. With me living in NY I can't put my info down. What can I do in this situation if I don't have any family or friends who live in Nashville or close by?

      Irrespective of county laws, I think it’s advisable to have someone who lives close by and deal with issues that need to be addressed in time.

      No cleaning is excluded from all discount.

    I started with flexible and the FIRST guest canceled right before her week was about to start. I'll never do flexible again.

    I have a question for you if you don’t mind. I’m a guest with a long-term contract (4 months) which I’m going to have to break due to health issues. The property I am in has 4 tall steps that I simply cannot deal with my disability. I did not even realize there would be any steps when I booked the property (I suppose I should’ve asked before I booked🤷‍♀️). It is what it is…
    However, what are my chances of breaking the contract and not paying the rest of it if I can show them it is on the medical ground? The property is not wheelchair accessible so if I need my wheelchair again, I’m not sure what I’m going to do.
    Any advice would be much appreciated.

      You should have raised the issue earlier to Airbnb and they would sorted it all out for you but I am afraid if you are informing after 4 months of stay, it’s not going to be considered at all. Sorry.

      @@STRSpecialist I am one month into my stay. I tried to cope with the stairs as I really like the area I am in, but I’ve reached my breaking point. I have to cancel my stay regardless of whether I get any money back or not but everybody always hopes to get their or some of their money back. 🤷‍♀️

    I'm an AIRBNB host from Regina Sk Canada.And I started my rental arbitrage business in about 3 months ago.So things are going not too bad for me .But I'm thinking to scale my buisness and I don't really know how because I don't see my buisness model as quickly scaleable one.Your results are stunning!114 listings within 2 years!

      @@clapton05 For, targetted google ads is working well but that's just the spearhead, effective website, communication funnel all together work really well. I will soon be launching a udemy course where I will be sharing all my best practices and so called secrets.

    Thank you !!! I have a person who wants to book for one month (30nights) wanting to pay half up front and the other half one month before they arrive. We offered a discount which we agreed to a price but not sure how AirBnB charges for this? Have you had this experience?

    Hello! I am trying to get my D7 in Portugal. I am going to Sf and there guidelines notes long term stay at Airbnb would work so I booked a stay for 6 months.
    After review about 5 days later I have realized that I need a year booking. I did not realize the policy for cancellation was so different for cancellation on long term rentals. My stay was not till September. Which 3 months off. What options do I have . Also I could not stay the whole time because I wouldn't have my visa. what to do? Am I just out of luck. Also I cant do a year stay because I would again be obligated for the whole time. I am hoping to buy a place once I Get our visa
