Great video, Rod. Many years ago, I stayed at that Park Tower One condo building on my first trip to Cebu. It’s certainly in a great location and a short walk to Ayala. I found that area to be quiet as well. Thanks for another great video, and all the effort you make for your viewers!

Great video as always Rod, and would love the size, storage area etc... Age and amenities of property would keep me from pating 45k however, so more like 35k in my view as you still need to put some money into them to get them right.
Here's a tip, if you need to rent a parking space talk to the security guards. If you talk to the building management you will pay 5-6k per month. A guard can sort you out for half that price.
It doesn't affect us Sir Rod, but all this wealth, buildings , land etc, highlights the difference between poverty and the wealthy. This was vividly apparent to me on my first vacation to Cebu in 1999, the poverty blew me away. People in my country thought they were poor and struggling, but compared to the Philippines they had no idea of the meaning of being poor. Take care Pare.
I agree the cost right now for condos is insane in cebu but its the airbnb boom. Once that boom dies like it did in america you see some firesales. Curious if they have the tower updated for fiber or still old school

I have asked this question many times over the years and the general answer I get is that they are built to withstand an 8.2. My observation in 9 years is that it is the 2-4 story buildings that receive the most damage in the 6-7 range. There was supposed to be some investigation into substandard rebar some years ago. Many contributing factors.
They may need to lower their prices to reflect the age of the property. More new condos next to Ayala are getting ready to open up and dilute the market.
These older units do show their age Gary and could use a good remodel job. I am working on a deeper dive into the RE market in the PH and should be available in a couple of weeks.
I stopped in Avalon a couple of days ago and tried to set up an appointment with an owner to view a unit but they did not return my messages Reginald. Nice pool and unique place with sauna also. I told them I had a friend, Reginald, who lived there and recommended it years ago. Good to hear from you again. Hope all is well in Vietnam.
Sir, I am looking to retire in Cebu but I am wondering if Cebu IT Park and Cebu Business Park two different areas or the same area but called two different names. I went on a Christian Missions trip back in 2013 and went drove through Cebu and went to the Ayala Mall. I want to be close to that mall as I liked that area. I want to get a vehicle too. About Avida, and Solinea there are lot of negative reviews and they are a bit more than my budget. I am thinking of Mivesa, because I need quiet, and it seems to be quiet , it's a little far but I can use grab I think. The AirBNB monthly rent is around $700. Any suggestions on any other condos are highly appreciated.
@@AmazingPhilippines1 I run a dedicated run now from Springfield, KY to Acworth, GA just back and forth all week then go home every weekend. It's a new gig I just started doing about a month ago but I'm loving it. It's been very nice to count on being home every weekend. Back before , I was only getting home about once a month. I hadn't really been keeping up with the news so I didn't know about the Canadian news you mentioned. Actually I haven't even watched any news at all on well over a month. It just gets to depressing to hear all the Politics and Wars and all that. Sometimes you just gotta tune out for awhile. I hope all is well for you there in Cebu ! I sure miss it. My wife and I haven't gotten back there since 2019. We hope too maybe by next year. Anyways, stay safe there my brother and God bless Always. That condominium wasn't built 14 or 15 yrs ago, it has been there since in the mid 90s.
I Just Rented a One Bedroom unit in Park Tower One today. Move in is November 10th. Yes, your Real Estate Videos made the difference.

Park Tower 1 was the first condo building built in Cebu Business Center 1994 that’s 30 years ago. Ayala Mall was built 1993 which was 31 years ago.

I like the large area of these units but disappointed with the lack of a water heater for the shower in the CR.
I am pretty sure there was a water heater under the sink for shower and sink Napoleon.
You can purchase your own furniture and exercise bike. My favorite is Avalon across from Ayala Mall or inside the Ayala mall.

How do people do laundry? If you buy a machine, is there somewhere to put it that has a water connection?
@andyswan88 Believe the newer condos have a place for a washer. Am not sure about the older condos.
Many people take the laundry to a local and they are in or near every condo and street corner it seems. Some units have a space for such a hookup.

two different places but not far apart actually. IT Park now has an Ayala mall in it also. CBP has the larger Ayala mall.
So expensive in Cebu. I think Davao is cheaper, but why are the most foreigners located in Cebu?
Convenience is a big issue. Davao does not have a great ferry system or popular international airport with many direct flights.

That condominium building wasn't built 14 yrs ago, that has been there since the mid 90s.
About 30 years old I think.
still way too expensive.......waiting for the coming property crash and it will hit hard there.................
