A common sentiment in similar videos is that Jamaica is not building houses that are modernized, but here is one- it comes at a cost. If you cannot afford it, that’s ok, just aspire to own one in the near future.
I see ppl complaining about the price, but 1mil USD is the correct price point for this unit. If you consider a build at 20K/sqft. For 4.5K sqft, you’re at 90mil to build. Add the cost of the land, anywhere between 10-15mil (look at the location). So you’re at 100mil JMD. Post build valuation will be about 30% higher. Then you have to consider the extras the property has, including the fact that they carved out a beach for the property. 1.1mil USD is a fair starting point.
Madness…. as u drive out a bush ya see .. the reason why a house in America can go high in price is because of location the roads are smooth the whole area is upscale the schools are upscale the malls, the supermarket etc etc… I’m 150% sure the road bad everything around those 15 unit are run down.. mall shopping center the school etc… millionaires don’t wanna live in those areas..
To build one of these unit is about 300k us take it to consideration the caribbean sea view another 100k for amenities you're telling 700k profit on 1 unit, so 15 units x 700 = 10, 500 000.00. So jamaicans on a whole we love the hype and nice things and we dont see where our country is going with outside investors and crooked government. Look at the interior of this unit its basic, most of the money is spent on the exterior and you telling me that just the view of the caribbean sea is worth 1.1 mil u s.

Nice property. If i were the developer I would have angled all of the units so that a full ocean view would be available for all units. I would have also have soft close cabinets and a fully upgraded and furnished unit to showcase to justify the starting price from 1.1 million USD.

This will be great for a particular family with a City living mindset. It's Kingston in Discovery Bay. For myself looking to purchase a retirement home, I'm looking for outdoor lifestyle as I'll spend a lot of time at home. What do I do with so much concrete around me and no opportunity to plant trees for shade in a warming global climate? Feels clusterphobic to me. However, I can see young busy families in homes like this. The developer must have done market research that shows there is a demand for this product in this location for younger busy families. After a life working hard I want even 5,000 sq of land to plant some veg and fruit trees to tend keeping me active and healthy organic eating. Very important in a time of worrying food security issues. So my verdict is that it's very nice but more for a buyer looking in Kgn 6/8.
These properties and the developer/contractor behind the version of these units were very well thought out. The floor plan and the simplicity of the neutral color throughout give the future homebuyer to expand on their interior decor vision for the space. Keida, per usual you did an amazing job showcasing this property.
this is the only townhouse I have seen on this channel that is worth the money. The developers were extremely kind to potential buyers with the floor-to-ceiling windows, all the natural light, ventilation, and thoughtful finishes everything flowed really well, the beach access is definitely a plus but i guess they need to import some more sand.
Put 2 to 3 more million on that and but yourself a villa at Tryall Club Jamaica, Land is bigger and view is stunning, security night and day plus ride and drive around the poperty 24/7

All the closets are so cheap looking for a 1.1 million USD house 😭 The view is gorgeous but the quality of the closets, the bathroom sinks and the floor is pitiful. And even sadder, only the end house (the two closest to the sea) get the 360 view. The others houses do not and I would hope they are not charging the same price for all.

Not sure why everyone assumes houses should be built for locals, they are built for anyone who can afford it some of who are locals. Buy what you can afford and leave the developers, see what NHT or other developers are bringing to the market. The house was what I expected, this is the standard for new construction now, backyard pool is pointless, kitchen is underwhelming and 1st floor linen closet looks way to tight. Built in wardrobes looked a little average. Big up Keida and Nev
I wish NHT would change up the layout of the houses. It doesn't take much to be creative even though the houses they provide are small. The exteriors, for the most part, are the same design.
Note to self decorate with furniture’s and decorative items to give viewers ideas on how the place will look in the long run showing someone an empty space is not recommended
