Fundrise Review: Is this really the easiest way to invest in real estate?

    One of the hardest things about being a conventional "real estate investor" is that it takes a lot of work.
    Like any business endeavor, there are a lot of moving pieces to keep track of - and if you want to deal flow to continue and the dollars to continue coming in the door, the work never really ends.
    Aside from the whole "hard work" aspect of the business, there's also a lot of knowledge and skill required to make a real estate investing business work. You need to find deals, analyze the deals, manage your money appropriately and even then... there's still no guarantee of success.
    To most of the people reading this blog - these aren't foreign concepts. We all get into this game with the expectation of challenges and obstacles that we'll inevitably have to overcome, but some people are looking for a faster, cleaner, less-complicated path to investing their dollars in real estate.
    The good news is - it is possible for the average joe to jump into real estate investing very quickly, WITHOUT a huge pre-existing net worth, and without all the headaches that come with running a full-blown business operation.
    This is possible with an online real estate crowdfunding platform called Fundrise.
    Fundrise is a real estate investment platform that facilitates transactions from individuals, allowing the public to invest in private real estate projects with initial investments through an online investment platform. It has been labeled as the first company to successfully crowdfund investment into the real estate market.
    When I learned the basics of what Fundrise was all about and how their process differes from some of the other real estate crowdfunding platforms on the market today, I decided to give it a shot and invest some of my own money to see how the process worked.
    It was one of the easiest things I've ever done, no joke. If you've got $1K or more that you're looking to invest in something other than the stock market or a boring mutual fund, this could be the kind of diversification strategy you're looking for.

    Thanks for going through step by step what you need to invest in fundrise! Would you say that Fundrise yields higher returns than just purchasing shares of REITs on the stock market?

    Finally... a vid of this company made in 2017 ( and recent at that ) Great vid. I know its too soon to ask what your quarterly return has been because it hasn't quite been a month yet but I'm definitely considering this as one of my investment engines. Some of the reviews and information about fundrise is questionable. Thanks again for showing the site in greater detail.

      I found out that you can't invest money into reality shares you have to be a credited investor you have a really good income amount you have a income of a millions dollars

    Can the Dividen Reinvest option can be turn on/off after i sign up (similar to a trade broker account)?

      N D. Yes you have the option to reinvest your dividends with the Fundrise Reinvestment Program (DRIP)

    This is great. I attended a seminar last fall by a firm that offers the same thing, but I believe the min investment was 100K + you had a have a household income of 200K/yr or a net worth of $1M (net of your primary residence). They also offered a similar concept where they were buying up life insurance polices of senior citizens for pennies on the dollar & creating various types of "funds" that held the policy. They cash in when the policy holder dies. A bit morbid for my taste, but the real estate model was very intriguing.

    Hi. What happens if/when fundrise tanks? Is our principal investment returned to us via check?

      icawn I believe they hold your funds so that there is no “short selling”.

    Can you take your returns out of your account and put it in your regular checking account or is non of it liquid?

      Cory Neimeister you will have to request liquidation. There is a two month waiting period though. Fundrise is very illiquid but that is to be expected because you are investing in actual properties.

    Great breakdown...but, my only issue is, you don't seem to be able to see exactly which properties you are investing in or with.

      PromotingTheBeat Fundrise frequently posts pictures and progresses of the properties on their website. I love their transparency and seeing how the properties are doing and how long it will take one to complete.

    My only big question is what is Fundrise's cut on final payouts? Is it a cost per transaction, a percentage of earning, re-occurring service fee?

      Seth, I have heard they are boasting about 10% return rate as of the past two quarters. But, everyone obviously has different holdings. fundrise.com/historical-performance. Thank you for the video. I think I may invest. I heard they have a $50 referral if anyone wants to put their referal here I may use it when the time is right for me in these next couple months.     Is 5 years the minimum investment requirement? Can you pull out sooner or leave it in for longer?

      dglenn9000 Five years is the recommended time frame because the projects takes a couple years to complete. You can withdraw early but you have to pay a 3-5% penalty depending on the length of your investment. You can withdraw penalty free if you’ve invested for less than 90 days.

    Do you have to pay taxes for your income ? Can smb explain what dividends mean ?

      Misha Demidov yes you have to pay taxes on the dividends and money you receive from fundrise whether you cash out or reinvest. Here is a fundrise link that thoroughly explains what their dividend is and how it’s created through investments.

    I've been nothing but happy with the consistent progress I've seen in my investment so far. It's very easy to set up your investment profile to match your goals. Fundrise is easily one of the most user friendly platforms I use to develop additional income.

      truereality84 No you don’t have to sell after five years. You can keep your investment for as long as you want. Fundrise just recommends you hold your money for at least 5 years because it takes projects a couple years to complete. You can withdraw your money but anytime before five years will be a penalty.

Yes this video is only how (To set up an account) But let’s see what the people really want to know about this Fundrise! We are asking about (Earnings to date) (Account Performance) This video is about a year old, I am sure you had to made something by now, but by the looks at the comments below, you only made $59.14??? In 8 Months. Do you think for yourself this was a good investment? Now let’s see 12 months has to offer!

    How do taxes work with Fundrise?

      Lasvinx you will receive a 1099 DIV for the eREITs and K-1 for the eFunds during tax season.
      Edit: Forgot to add that dividends from the eREITs and eFunds are taxed as regular income.

      Seth Williams after you deposit your first investment off 500 dollars or a 1000 dollars Whats the account minimum you can deposit every month or Evey 2 weeks in your fundrise account

      Not a math major by any stretch, but $59 on a $1000 investment is less than 6%. $80 would be an 8% roi.

    First all this is not crowdfunding. Crowdfunding your just either giving away money or receiving money that has been raised. This is investing in real estate with money of $1,000 or more.
