Real estate investing can be intimidating and risky. I am going to share with you my Top 8 ways to invest in real estate -- without managing properties. 🏘️

01:59 ➡️ 1. Exchange Traded Fund (ETF)
This is kind of like mutual funds - but they track specific markets. They are not actively managed and focus on meeting market averages. Vanguard Real Estate Fund is a popular choice but there are lots of options.
06:12 ➡️ 2. Real Estate Mutual Funds
These have a focus on real estate and work to outpace what the average is. They are actively managed so you can expect some higher fees. But, you should expect a higher return.
09:03 ➡️ 3. Real Estate Investment Trusts (REITs)
A REIT is a company that specializes in real estate. They own and usually operate income-producing real estate. This could include commercial properties ranging from apartments and shopping malls to warehouses and hospitals.

An example of this type of company would be ReMax. These companies help you buy and sell homes or commercial properties.

These companies do not manage properties. An example of this type of company is Pulte Homes. There are hundreds of these companies - I’m sure you can find one in your area.

You can buy a house, duplex or apartment complex to generate rental income. But who wants the headache of dealing with that? Hire a property manager to take care of all of the details for you.

A private real estate note requires you to lend money to individuals that buy properties and fix them up to flip or rent.

This is my favorite! You can get into this for about $500 and you can do it all from your computer at home. My favorite company for this right now is Fundrise.
The process is similar to peer-to-peer lending but you are not investing into notes or loaning people money. Instead, you are pooling your funds with others.

Just open a Vanguard account. They have no trading/commissions for their ETF's and have waived commission charges on most stocks.
Great information. The key is executing and taking action. Too many people watch and do little to nothing with the information.

Fundrise sounds good. I came cross them through other sources, but, your recommendation makes it sound like a good move. My real estate failure was renting my house (after downsizing at work, couldn't afford the mortgage anymore) but, renting to a "friend", who turned out to be quite a delinquent. After a year of no rent, I'm finalluy selling the house. Will probably take some of the $$ from the sale and put it into Fundrise. Good info. Thanks.

Jeff, great overview. Definitely going to check out Fundrise. I can add this to my portfolio and continue to gradually build wealth for now.
Right now basically 401K, individual stocks, robo advisors build wealth strategy (acorns, betterment & Wealthfront), & savings (emergency fund). So next steps is lending club and fundirse.

Are these percentage fees a one time payment type of thing? Or do you have to pay into them every year.
I haven’t invested in anything before and I’ve done research on ETF’s, Mutual Funds, and things of that nature. I always imagined real estate would appeal to me more, but than I tonight of all the time, money, and energy I would have to invest in order for it to be worthwhile. Hey Jeff, I live in California but I'm thinking of getting my first rental property in texas (because California prices may kill me) and having a property management company help me. I found one that I thought was a really good deal. It's a condo in a complex with over 300 units with 94% occupancy and the average rent is twice what the mortgage will be. The scary part is I'm doing all my research online (I figured it's ok cos we are in the digital age after all right?) and I will be talking to the agent tonight. What do you think?

Fundrise peaks my interest, but how do u get paid and collect ur dividends? I dont wanna put 500 dollars in something and have to wait 10 years for a pay out. Like u said the idea is to get the extra income now.
You can collect now or reinvest

McDonald's owns the land of the franchises it has and they have to pay McDonald's rent for the land
Do the REAL real estate. You won't get wealthy having someone else to manage your investments.
At least not in the beginning. Once you are massively cash flow positive, you can get management companies manage the operations aspect ... but not the investment strategies aspects IMHO.
