Very good and sound information. Some of the best performing offerings on real estate crowdfunding sites are the ones that exclusively focus on mobile home parks and have a track record of success that an investor/prospective investor can analyze and perform due diligence with confidence.

is there any of these crowdfunding companies that only do fix and flips?
sharestates.com are all about 12 month or less bridge loans for fix and flips. I'm getting over 10% ROI using it. Really great site.

Being an early investor in an asset class isn't necessarily a good thing, even if the asset class becomes popular. Real estate crowdfunding has high fees currently and over time those fees will increase, making returns higher for those who get in later. Also, saying bitcoin is an investment is really dangerous. Do you consider other currencies or commodities to be investments even though they generate no economic income (ie dividends, profits, etc)? Not to mention bitcoin could go to 0 tomorrow and you would have nothing to show for it. Whereas with a total market ETF, if traders brought its value close to zero, it would have an insane dividend yield. It has real worth regardless of price. That is what distinguishes a gamble from an investment in my view. That said, I'm invested in Fundrise, MogulReit I, and Rich Uncles. I'm not a fan of how they use new investor money to pay the initial investors. Paying a dividend before they even had revenues was a stupid move made in order to satisfy investors who don't know what they are buying.
