Here's a scenario: A seller with an expired listing interevied 2 agents. You called to set an appointment and the seller said everyone says the same thing why should they meet with you? Your response was you'd like to show them what sets you apart.
During the listing appt you notice the other agents business cards. One was a real estate coach and the other was a top listing broker. The seller said the they were highly motivated, had all types of designations behind their names, came up with the same listing price and each had been in the business over 10 yrs.
Besides being confident, knowing how to do a CMA, stage well, take awesome photos, have great negotiating and marketing skills and will be resposive etc., what are you going to say that you hope the others didn't? Thank you❣️

Such great information thank you! Do you have any recommendations on calling numbers on the do not call registry? I noticed when I used mojo that many of the numbers were on that and there were also a lot of bad numbers.
Do not call numbers that are on the Do Not Call list.

How do you show them that you’re able to net them more including commission? Do you use the cost of carrying the mortgage while they wait for the offer that they want? Just not sure how to make the numbers work especially if the fsbo is overpriced.

What about the objection here directly from a fsbo "I'm not looking to list with a realtor. But I will be putting this in the MLS in a couple days. If you have a buyer then that's great but I am not paying 1% for someone to Put my home In the MLS, I can do that myself" what do you reply with this one?
Flat fee for MLS is a commission objection. All commission objections are handled by showing the value of what you do.

Vulcan7 has the most accurate phone numbers available. One phone number can result in a listing and sale and worth thousands os dollars.
