    I e been doing drain cleaning for about 6 years now..I’m not a plumber, but successful at the drain cleaning business and this channel has been a godsend to me, thank you... videos like this have helped me tremendously because I often run into issues like this... I have to take a toilet off to send a cable and blade down an inside main, and at times the toilet has been on for 30 years or maybe less and crappy materials were used, You never know

      ​@@patrickmccarthy5617Honestly I worked for a big property MGMT company. They had a few guys who strictly did drains. Gave them box trucks and paid good money. A few were good plumbers but the rest were maint guys who were really good. Jobs a job man.

    I appreciate the tip about the Gapper Repair kit, and the disadvantage of the wax ring with funnel. We'll re-do our toilet replacement properly using the tips in this video.

    dear Steven,i have doing plumbing, heating,air condition,heat pumps,sheet metal duct work, oil buner ,and gas heaters,cleaning both oil &gas,hot air & hot water boilers for 50 years now!!     watching almost 4years later and exactly what I needed! The flange is broken and instead of replacing it all I really needed was the Gapper/Spanner flange to fix the situation. A plumber would have charged me more for the time he'd take to cut out the cemented/glued flange and put in a replacement! Thanks Steve

    Finally a single video that gives you all the information you need for the repair plus options. You couldn't watch 10 UA-cam videos and get this much detail!
    Thanks for taking the time to post this video and the explanation on the horned wax ring, always thought they were better but that makes complete sense now that it was explained by a pro. Enough of that sh-t, last time I use one.

    Thank you very much! I thought I was going to have to replace my flange after the linoleum floor was replaced with plank flooring. Didn’t know they made flange extensions. Saved me a lot of time, money and headache. So thank you very much!!!!

    Thank you for making this video. Excellent point about the plastic horn wax ring kits causing leaks. This is exactly what was happening with my 15 y/o toilet..water on floor. Unfortunately I reinstalled another one with the horn before seeing your video. I'll be replacing it with a plain wax one this weekend. Again, thanks for taking the time to explain the different flanges and the great tips.

    Just found this channel. Renovating our first home. Got screwed by a bunch of contractors. Took our money and did horrible work. Now we finally getting back on track but this channel has been helling me make sure things are getting done properly. Thank you. I may have a few questions about plumbing and oil burning boiler as well. The baseboards. Keep the great content coming

    What a great tip about the wax funnel, that's exactly what mine is doing I replaced the wax seal about 6 months ago and I bought the one with the funnel because it looked like a better one. It's things you learn on your own out in the field that makes a great service/ repair man. Thanks

    Thanks for the tip on not using a wax with a horn. I have run into that problem many times without knowing why the toilet is leaking. I replace the wax and before long it leaks again because of the horn issue. I will use your suggestion and use a plain wax without a horn.

But I can hear from the way you talk that you are a craftsman. I actually feel up to trying a toilet refit now 😊😊. By the way, I’ve always called those “hanger bolts”.     Being one who records whilst they work and edits in the twilight hours. I know the difficulties and how much effort goes into making these videos. Material like this is undervalued. Education has changed so much with UA-cam. Society are gaining the equivalent of a UA-cam plumbing degree. It's good when it's used for something positive like making individuals better engineers. Onsite experience is vital as well as real qualifications. Yet this media stream and experience passed on is helping nations strive to better engineering standards. It would have been a game changer if I had some of these videos when I initially qualified as a plumber 13 years ago. There was hardly anything like this to watch. It's great that the information is there for those that are thirsty to grow in their knowledge of the trade.

    your comments on the wax ring with the funnel is spot-on. This is EXACTLY what happened to make a mess of my bathroom. The funnel sounds like a good idea, but it's totally a formula for trouble. BTW, I've got a 4x3 flange, and since I had to tear out the linoleum, I need a flange repair option to work with.

    I'm a retired pipefitter and industrial plumber. I've done several flange repairs for myself, friends and family, but always good to here advice from a pro. I like those drop in flanges with the bolts you tighten to expand the gasket. Anyway, just wanted to say thanks!

      @@kmessenger93 There are several types of flanges and they break in different ways. There are several types of repair parts so the type of flange you have and the way it broke will dictate what type of repair part you need. A successful repair will hold the bolts tight so that you can tighten the toilet firmly to the flange. The flange also has to be attached to the floor. The top of the flange should be parallel to the floor and a little higher than the finished floor. Most guys put the wax ring on the toilet before installing but I put it on the flange. Get a couple of big straws and put them over the bolts to help you align the toilet over the bolts.

    I appreciate the education I received here about flanges. Trying to replace a toilet seal and I discovered that the original cast iron seal is rusted bad, and abou a half-inch below floor level. Will check on getting an flange extension kit tomorrow.

    i very much enjoy your videos. i don't enjoy that i NEED to view them, but i do enjoy your presentation. you use correct terms i can go to the plumbing supply with, and not feel like i don't know what i'm talking about. you are to the point, explain in detail, and seem to gear your level of expertise to your audience.

    Great info. I replaced one of our toilets yesterday. The flange looks like it has seen better days. It's a metal flange that is rotting away. For now it works. But at some point it needs replacing. I think will replace it with a PVC flange. Thanks for the video.

      purplemutantas ya i hate them metal ring flanges ,i will never buy,or install them.there junk and will rot away in time ,you can always use the closet screws into the wood floor if its hard to replace the flange .bepends on were its located

    Thanks for taking the time to make this informative video. Our half bath has a couple of problems one of which is a broken flange. A couple of years ago I repaired the flange with that liquid steel you can mold. It seemed to work, but a bigger problem is the uneven floor. The prior owner put in a terra cotta floor, but somehow the tile sets uneven around the toilet. The tiles are cracked from cinching down the toilet. I suspect too much mastic was used on one side of the toilet. We are thinking of tearing out the floor and starting over. I found your video very interesting. I didn't realize how many types of flanges are out there. Thanks.

    Best instructions ever I have always installed my toilets 8 I have one that won’t seal I’ve always used double wax with funnel no issues I have pulled mine twice this time old house Glad I saw your video I believe I need the riser the tile is above the flange I thought it would be no problem last time it will get me 65 lady with major back issue Tomorrow I will raise it .Love your accent I use to work in Jersey at Edison mis their accents similar Thanks for the greatest videos

    Wow. EXCELLENT job here Mr. Lavimoniere. I'm 47 and today I replaced a closet flange for the first time as I had to remove a subfloor in prep for a new one. I was nervous doing this as I was worried about breaking the 3" ABS pipe (home built in 1972). Turns out it was easy. My style was a little weird. Instead of the closet flange going inside the pipe, it went outside the pipe. I cut the main floor back a bit with a sawzall so I could get at the flange. I cut into it until I got close to the pipe. Then I took a screwdriver and pried it apart. I'd say only 20% of the flange was actually glued properly to the pipe. The other 80% was loose as a goose and came right off.
    Now the funny thing is I'm replacing a tile job I personally did about 15 years ago but back then I was too scared to replace the flange. It had been mounted in such a way that the holes that connected the bolts to the toilet were in the wrong place. The toilet bolts lined up with the holes on the flange that were open on the end. I hope that makes sense. Well when I went to tighten the toilet on those the bolts broke through so I took two lag bolts I had laying around and used them instead. They were put right into some worn out MDF so no holding power at all! I credit the great caulking job all the way around the toilet for ensuring no leaks and a tight toilet for all those years!

    This is exactly what I needed! I have an ancient rusted out out cast iron flange and had no idea how to repair it. The spanner flange should do the trick. I'm also gonna take your advice on using just the wax without the funnel. Makes good sense - like everything in your video. Thanks for your help!

    Thank you vary much for taking the time to do these video's. I had a broken cast iron flange at my place. Cast iron flange on a concrete slap. I had no idea what to do until I found your video. I used the spanner / gapper flange that you showed. It was not fun going in ,but it solved the problem and worked great. Thanks again for your help.

    I just pulled the toilet from my basement washroom. The house was built in 1926 and the basement washroom installed sometime shortly there after. What I found was a slightly strange toilet flange. The flange is heavy duty solid brass adhered to the lead drainage pipe with molten lead. The flange is very high quality and in perfect condition, but it has no keyhole slot to accept the closet bolts. The flange ring has four anchor screw holes and just the two rectangular holes (1/2" X 3/4') to accept the closet bolts at 3 and 9 o'clock. I had to excavate the concrete around the ring at the 3 and 9 o'clock positions to be able to remove and insert the new bolts from below the flange and then patch the excavation holes with mortar. Should be good for another 90 years.

    Back in the day when I learned new construction plumbing in the 70s we were installing ABS for residential plumbing and Cast Iron for commercial plumbing most of the time. When they came out with closet rings with Stainless Steel instead of the metal which does rust out and causes a problem I switched to Stainless and never looked back. They have Off set closet bends and some in the weirdest angles for different situations you might run into structurally and have to use them. But Steve put on a good show explaining all the types and explained it very clearly in my opinion. We didn't have youtube back in the day and Oh by the way Steven, Ive been married Twice and NEVER AGAIN LOL.

      Sawashi32 buy the 5/16 buy 3 1/2 long one only ,,,,,,,,not the 1/4" ones!!!!they also make shorter ones like 2 1/4 there to short

    Thanks for your videos & this one reviewing flanges, they helped this homeowner complete a DIY repair of a leak from bottom of toilet base in house on slab. Problem was the solder joint broke on lead bend-to-brass flange allowing leak. My solution was your suggestion to remove flange by cutting lead bend/pipe flush with slab, smooth cut then insert 4-inch PVC Twist-n-Set flange into lead bend. In order to insert the new Twist-n-Set, I had to gently hammer back round some crimps in the lead avoiding tearing lead, in so doing was able to leave the rubber gasket. Like your instructions, I used 4-Tapcon 1/4 x 1 3/4 concrete anchors (required drill bit size listed on anchor packaging) to fasten flange to floor.

    Sir if you were in Heaven God could never let you be His plumber because with your knowledge and experience of stopping leaks it would never rain here on earth. You are a "down-to-earth" plumber. Thank you for clearing up my problem with a broken flange I have to repair at work.     Can't thank you enough, Steve. Great lesson, and clear usage of what may be needed or is needed around a closet flange. I'm getting ready to dive in. My first concern will be the integrity of the sub floor, but with your video, I have a better understanding of what to expect or handle the task at hand. All the best brother.
    P.s., I saw another video where you had tour dog with you. Anybody who's that good with their dog is OK by me. We have two Great Danes. ; )

    Hi Steven, Excellent video! My toilet was leaking and I thought this should be no problem just replace the wax ring only to find out the flange was cracked where the bolt holds the toilet down. I thought I might have to replace the whole flange until I came across your video showing the Gapper Repair Flange. This saved me a lot of time and effort to get the toilet working again. I also put in new wax ring without flange. Thank You for these videos!!!!

    I love you !!! I`ve been in a plumbing nightmare for a year now. LOVE the accent (New York ?) (Jersey?) Most informative, beneficial help i have gotten . I had a house that 7 different plumbers told me I had to tear up the backyard cause a tree root had busted a pipe. After snaking every possible thing to snake, Finally snaking the garage where the water was originally overflowing from... FIXED !!! So, I don`t trust plumbers (not prejudice) don`t trust handymen, contractors, etc.... Now I`m in a townhouse built in the 70`s and OMG, I`ve had to gut, re-do everything. Only 840 sq. ft. and still working on it full time a year later. NOW, the toilet is flooding ( I say cause a lot of water) from base when i flush. I replaced the wax seal the bolts, washers, and valve.. Still leaking (flooding) as if I didn`t do nothing. So, my b.f. husband that`s a plumber told me to go buy some toilet shims and a wax ring without the rim, to double it up. Wish u were n Texas !

    Thanks so much for the closet screw advice. They call the screws hanger screws at Home Depot. They have 3/8 x 4" You may have to drill a little larger hole for screw 3/8 inch screw to slide through the flange - it will fit if you screw it.
    You saved me so much work. Thanks again!

    Like I said, a trip to the Depot, got what I needed, some elbow grease and fixed the problem, very pleased with the end result, took a little more work on my end as whoever had done the original work did a poor job, but I learned what not to do.

    Thank you sir. Gave me some great helpful tips. Have an old home built in the early 20's. Have old black cast iron first floor toilet flange, vent, main and a neat original tile floor. Appreciate the help and solutions for correcting the problem. Been a John Deere technician my whole life. (Lawn and Garden to Combines.) If I can return some advice or help let me know or pass along.     I bought a Perfect Seal ring and also a plastic flanged wax ring to replace my toilet just in case. But after watching this video, I am going to get a simple wax ring and save myself 10 bucks. I prefer something simple and effective recommended by experienced people like Steven than trying complicated and expensive technology.

      ***** plain wax is the only way to go .. i have removes so many of the funnel waxes its really sad.most plumbers do not know .the problem with them ... water around toilet is the biggest complaint .

    I'm in charge of replacing the wax ring in my toilet. Muy husband says it's not his thing. I am so glad I watched this video. I didn't understand why the wax ring was leaking when it didn't really look worn. It has one of those rubber things attached to it that you said you cut out. There is no flange at all. The dropped the wax ring with that rubber insert directly into the pipe without a flange. I'm surprised it took so long to start leaking. After watching this video I know which flange is best and why. Thank you.
