    A Look at Charm City Roofing’s Work Process.
    Flat Roof Tear Off:
    The first step in the roof replacement process is to tear up the existing roof. For this residential flat roof, removal begins with tearing up the old torch down membrane. Large areas of the roof can be scraped and peeled off. Special attention is given to protruding features like drains, vents and skylights.
    Underneath of the torch down membrane is a layer of foam board (fiber board) insulation. This is reusable if the existing material is in good condition, however, if there is any apparent damage, the board is replaced.
    Beneath the insulation is the roof deck. These OSB sheets provide structural integrity for the entire roof. Again, if there is any water damage or rot, these boards will be removed and replaced.
    Around the perimeter of the roof is aluminium drip edge. This component serves to direct water away from the roof edge and into the drains on the roof. The drip edge is un-caulked, un-screwed, and peel away for replacement.
    Much like the edges, the chimney is wrapped in aluminium flashing and water tight membrane. These materials are stripped off to make room for the new roof.
    The tear-off ends when the roof and area surrounding the home are cleaned of debris. This ensures that the roof is prepped for the installation process. The debris is hauled away so that new roofing materials can be brought in.
    New Flat Roof Installation:
    Now that the old roof is removed, and replacement roof decking is installed, the new roofing materials can be brought up and installation begins.
    Any spots where roof decking was cut out or removed must be replaced with new OSB board. As the decking is patched, the crew works to replace foam board insulation. This particular roof required 3-inch boards.
    Once the foam board is fitted and secured, sheets of water-proof granular underlayment are rolled out to cover the entire roof. This material is fire-resistant and textured to promote adhesion with the torch down. The underlayment is used to wrap any exposed fixtures, edges, and roof protrusions to ensure water-tightness.
    Custom drip-edge is made for the entire roof perimeter. Aluminium sheet metal is measured and formed into gravel-roof stop edging. The drip edges are fit over the roof edge and screwed into place over the underlayment layer. The drip edges seal the roof edges so that water cannot penetrate into the wood or insulation. They also direct water away from the roof edges and toward the roof drains.The screws holding the drip edge in place will be covered and sealed by the rubber torch down.
    Rubber Torch Down Application:
    When the edging is in place, the roof is ready for its final layer. Rubber granulated torch down seals the roof off from water and weather. Heat from propane torches melts the polymer-modified asphalt and secures the layer down.
    The torch down is fit over corners, seams, and edges to ensure a water-tight seal across the whole roof. Additionally, carefully planned cutouts form barriers for openings and architectural features.
    Last, but not least, the chimney is refit with flashing and sealed tight with a heavy bead of caulk. The chimney flashing provides and extra protective barrier, and makes for a seamless transition from the brick to the torch down.
    Once all of the nooks and crannies are covered, thoroughly sealed, and all layers are in place, the crew cleans off the roof and removes any loose debris.
    The finished product is a water-tight barrier for your home that will last for a very long time.

      How much would be the average price/sq for a roof like that without the foam insulation? I need to do a flat roof that is about 1800sqft.

    Great video. I have a flat roof house here in Florida. The roof was replaced in 2016 by the prior owners and I was curious of the process.

    you removed plywood and added aspanite? why not the ply wood again? why cheepen it as it gains in structurial foundation.

      That roof was only about 10 years old! It didn't last nearly as long as it should have due to poor drainage. We were able to resolve that issue during the installation by getting better water flow to existing drains and adding a few more in areas where they were needed. We went to great lengths to ensure that water wouldn't pool on this roof again. The new roof should last much, much longer. Thanks for the question.

      This is mineral felt and has nothing to do with firestone.. they make rubber roofing materials

      @@peautifulbenis3673 look up chimney step flashings etc. It’s the right way to do, it is chased into the mortar of the chimney instead of just stuck against a wall.

    I am doing my roof alone 1 versus 20 men in the video. Will take me longer but hey I save $$$$. I would be about $8000.00 because of the row home and the layers of mess that I cleared. Now I am sweeping and cleaning the roof to put down rubber bitumen material. My total cost will be appx $1500.00 and 5 vac days from work.

    Not one to follow people, may work in dry countries, anywhere else that it may rain, sounds stupid, but ask your felt distributer if they can recommend and to lay the felt. Higher prices but longer life

    One-ply of cap? Not on my house! Torch base, torch cap at a minimum over a living space, and I still would not put rubber on my house, Mop 4, mop cap if you prefer the cap. Pea gravel is better than the cap, The cap has a 10-20 year life span depending on conditions, the same as rubber cap, rock lasts forever! But the mop cap has a mop 4 ply under it, this torched cap does not. Mop 4 with pea gravel and you will have a 50+year roof with proper drainage and maintenance.

      @@sampep Hi Sam, There are lots of videos here on UA-cam on the deferent roofing system, and yes a 50 year roof system cost more than a 10 year roof system. 4 ply or fiberglass hot mop down requires a minimum $30.000 worth of equipment and skilled hot roofers. Don't let anybody go near your house with a torch until they prove to you they have insurance. Torch roofing insurance is very expensive! they tend to burn things down. Get lots of quotes from different companies on different roof systems, Tell them to give you multiple quotes on two or three or four different roof systems. start with the most reputable company in your area and work your way down. Good luck.

    Holy Mother of Jesus Kennedey Maria Christ, i started cringing from 3:40 till the end of the video so freaking bad. I am a "Flat Roofer" from germany, and what is shown here, has nothing to do with actual professional work.
    I would love to explain why this is wrong on so many levels but my capabilities in the english language are somewhat restricted due to english not being my native tounge.
    If you are planning doing your flat roof yourself, dont take these guys as an example, that would be terrible.
