New builds offering incentives to get you to buy when sales are real slow. It’s ok if you’re planning on being in the home 15-25yrs. If you can wait prices will come down tough times are here and will not be improving any time soon. 🌴
Another advantage of a new construction home is that the cost of homeowner's insurance will be extremely low. My first-year insurance premium was under $400. Also, when looking at upgrades offered by the builder, be aware that the cost of those upgrades is going into the sale price of the home, and therefore will be reflected in higher property taxes. If you can do an upgrade after the home closes, that might be a cheaper option. However, some upgrades can only be done during construction such as 10' ceilings vs 8'.
This market is tremendously toxic. Stay away from over paying in this market. I promise you’ll have zero regrets waiting in this volatile city. People are broke and there will be higher highs and lower lows.
Las Vegas historically been a boom/bust town and yes, we are currently in a “boom” era. With that said, if you plan on living in your home a while, it’s really difficult to make a bad purchase. The 2008 crises had about a 10-12 year recovery. Even if you bought in 2008 when the disaster was starting you’d be sitting pretty in 2024 with that property. Nobody has a crystal ball. I purchased a home in May and couldn’t be happier with my timing as it’s a place to call home.
