We viewed this property in October. We were staying at the owners b&b and when we told them we were house hunting, they took us to see this property and the one next door. We loved this house. Sadly, it wasn’t for us as we are looking for a place with outdoor space. We wondered whether it would find its way on your channel!
Hi Dave, I really liked the house, the bulk of the restoration is done, all that is left is for someone to design it to their taste, you can't go wrong with that. I think I would put a nice island in the kitchen and seating on the other side, for my needs I don't need a full dining room. It's really a nice house and the price is perfect. Love from N.Y.
Dave, a very merry Xmas and lots of good fortune for you and all the team in 2025. I'd be worried about overdoing the 'aperitivos' and tumbling down the stairs from the kitchen. I'd definitely install a gate at the top of the stairs. Beautiful town.
That little peek into that hidden upper room!!! The ceilings were so high up there! And imagine the views from that height!! Wish they had done some exposed brick and beams. That always feels like a missed opportunity when that is a possibilitiy. I would say the biggest drawback in my opinion is having that 1 bathroom that is so far from the bedrooms. If I needed to go to the toilet during the night, I would likely kill myself on those steep steps. Ha Ha. Overall it has great potential!! Cheers and Happy New Year!

Usually think pricing is good/reasonable for your properties, not in this case. The size of the bedrooms makes the pricing of this property too much. I like the basic layout but steep stairs for seniors could be a bit much. No storage area. No railings. Needs a kitchen.
@ absolutely no one. A couple (young or middle age) might find this property perfect for them. And cucinas or garages can be bought separately. Just comparing other deals Brad has found. And if €77k is too much then the market will force the price a bit lower.
@@Littlebit1031 Yes, most of us would notate '9' as 'IX' today, but 'VIIII' has been attested to in ancient times and has also been used throughout history, though not as common as 'IX'. Even on some clock faces today using Roman numerals you will see 'IIII' for '4', so the combination 'IIII' is not unknown.
Dave, when you calculate this price, it includes the "stamp duty" too? The tax on property as if you live there or if it is an investment? As I heard that the tax is 9% if it's an investment.
Realistically I can' t see anyone using that fireplace as it means carrying lors up two flights of stairs! And there is no outside space to have a shed or log store. So the fireplace is purely decorative.

The huge space above can be kitchen/living/dining easily, but a bathroom upstairs is needed: probably I'll kill one of the bedrooms upstairs and turn it into a bathroom. I'm done. Thank you.
Is it me, or is it extremely unusual for a builder to “leave” a place partially done without a direct offer to finish it to your choice of finishes? It seems very odd that some of the items are in disarray or seem that way for little reason, almost as if the builder or owner just walked away mid build?!? While the price isn’t “terrible” it doesn’t seem commensurate with the value.
Great its been restored BUT no storage, very small bedrooms with, I believe NOT enough room, without feeling cramped, for even a wardrobe or chest of drawers. Fantastic living room but i would be tempted to taje a bit of space at one end and install another bathroom as thise ither stairs would be murderous in the middle of the night. And then.....the added cost of a kitchen and furnishing....mmmmm

I don't like how it's laid out. And not for this price. You basically have a large living room to come home to, and a separate kitchen. Maybe it would have been better to put the kitchen as part of the overly large living room, and make the former kitchen a bedroom with en suite bathroom. One bedroom upstairs could be a guest bedroom, and them maybe turn the other bedroom into a second bathroom and storage/closet space.
