$750K usd for an attached townhouse in a town that doesnt even have a proper hospital. the price is ridiculous and not justifiable. i can buy multiple townhouses in the US for that money
Same thing I’m saying. The prices are getting more and more ridiculous. They’re pricing people away and don’t even realize it. Why would I buy a 2bd for almost $1 million US with no proper infrastructure?

Barbados have board townhouse for 1 million USA and they look nothing like these. Jamaican real estate is a steal. Those who can afford these will purchase as a vacation home and for Airbnb.
My only concerns is they haven't experienced hurricane and all that glass makes them vulnerable.
Time will tell how they hold up after a hurricane.

Not in Florida or the NJ shore. It's healthy people purchasing them. If they need health care they fly back to the USA.

They are buying culture, peace and easy life in Negril.
This small townhouse for that money, no way. The view is spectacular. It is located close to a bay, not beach. Then you will have a hoa fee monthly. For 750us you could get a stand alone HOUSE on the South East coast of US with 4 bedrooms and 2 car garage.

I would like to see how these new homes hold up during a hurricane. They are beautiful but hasn't been tested for hurricane yet. I'll stay there as an Airbnb but purchasing without them been through a hurricane is a bit risky considering all the glass on them.

Stopped at Royalton Negril you can actually see these houses from the hotel beach. Beautiful home in what looks like a beautiful community with appalottley stunning views. I would definitely pay the price to live there.

The views are beautiful 😍. The house is nice. However. For 700 and ad thousand US dollars. You would have thought that the ensuite would be more spacious with double sinks. I also don't like that the laundry room/ washing machine is inside the kitchen. The property is really beautiful. I love the location. It is close to all amenities. Everything is nice except for what I have pointed out/ mentioned. Thanks for sharing 👍.

To say this property is exquisite is an understatement. The colors, the views, the location = chef's kiss!
They have got to be kidding with the price. They are cute homes but what about storms so close to the ocean. I wouldnt have shown home until they move some of the artwork. But she always does a great job of showing the homes regardless of the situation.
I want my people to travel more and see that they can have investments in other parts of the world for cheaper. I love Jamaica but these prices are ridiculous. For this price, I can get the same or better in DR, Spain, or even other Caribbean islands.
This cost as much or more in The Caymans, Bermuda, Virgin Islands or Hawaii.

We stayed at the LBCC in may not far from this property and heard it was up for sale then at $750...should be dropped lower by now.
On a positive note it is a beautiful place to relax at.

I visit Florida, Texas and some other place in the United state, and the houses are huge and price better than these Jamaican 750,000 usd
The price point is terrible😮 especially when considering the size and location. While it the sea side view is appealing, hurricanes impacts the island every few years!
You're left wondering who greenlight this project and the bankers if they're in for more than 60% may lose some dough. With the salary of a Jamaican being less than US $10K this is outside their range. The top 1% of the pop is not buying these properties as the amenities and infrastructure leaves a bit to be desired, this because of it's location would not be your primary home, so who did they build this for? Has to be with an eye to the overseas market. And i guess unlike some other countries, foreigners can buy without being a resident or a citizen. For a Jamaican resident my guess to obtain a mortgage you would have to be making US $150K - $200K. You'd also have to take out a pricey policy to protect the bank's interest. Who did they build this for, again? 🤔. This seems like a place where after a month - it's time to go home. So i imagine if you buy this you're thinking Air BnB. I wonder how that economics work at a $750K price point when more than likely you will be paying someone to manage this property. Who are the developers? The government policies leads to these kind of results - be aware of who you put in charge. Good Luck wid this but i see a great reduction in price give it 5 - 10 years.
These type of developments cater to foreigners and wealthy Jamaicans. There are actually many Jamaicans living in this particular complex. And unfortunately a salary of $150k would not qualify for a mortgage at this asking price.
Please understand that foreign investment is good for any country. It pours more money into the economy, foreigners buy from local shops/ eateries, locals have more jobs as businesses open to cater to the foreigners etc... it's not always a bad thing .
All that being said, I do believe this particular unit is overpriced and will have to make a reduction to actually sell.

250k shy of 1mil for a 2 bed… you’re paying for the geographical location rather the home. Home is lovely, but not as spacious.
Coming furnished plus this is a great investment this is Negril as a Airbnb within a short period of time you can make that money back plus plenty more, it's a safe community hence it will attrack visitors who dont want to go the redundant hotels... plus dream weekend annual snd other events will help boost income in the slow season I would for sure if I had this extra cash😊
@@CommonLyphe84 Nobody would buy this as an investment property, it's on airbnb for $218/night hence your yield is going to be like 7-8% and that's gross, after paying taxes, hoa, cleaning etc you make more or less no money.
Anybody who buys this doesn't care about this as an investment and just willing to overspend to live there because the numbers don't work.

It cost a lot of money for materials to build those home! Here in the U.S. if you kick the wall you can go through it! Not in Jamaica!

My only concern/question. Does it have hurricane shutters for the windows and doors? They seem quite vulnerable/exposed (no overhang to offer some protection) should a heavy storm/hurricane happen upon us; the entire peninsula. Just a thought!
Even though someone is staying there.. for that price you couldn’t pressure wash the stairs and walkway? Not to mention the house doesn’t show very well!!
What does the grocery store and hospital looks like in this area,paying a million USA for a place that don't even have a decent hospital close by is very tricky
Hospital is far off but shopping is about half hour or fifteen minutes

Lots of things fell short. Due to the size, the doors open outwards. That's crap. The doors should have opened inwards. You can't enjoy the rain or the natural elements, and if so the the doors will rot..
3/4 mil for a 1200 square feet house that’s dated in Jamaica these prices are outrageous, all that to live in the country. Jamaica makes cement, steel, block and roofing these prices don’t add up.

This is for a criminal who is running away and wants to hide in Jamaica 🇯🇲. These prices are ridiculous for a townhouse. I can buy a single family home 🏡 that is much bigger in Daytona Beach, where we have access to all the essential services such as hospital, police station and fire station at my fingertips. Not to mention Malls and restaurants parks for families to enjoy. SMH

Ok so your telling me,I have to walked up t storey of stairs with my groceries from my car,parked in a spot I can't see from my room,you said the rooms are spacious, that look like 18" all around the bed😢,the area n yard space look nice but parking n entering the house would have to change for me.
