    I really wasn’t prepared for the massive annual increases in property taxes that are completely unrelated to any increase in income. It’s rough.

    Thank you for such great videos, Michael. This one has been especially helpful. I am now a subscriber. Do you handle home rentals as well or just sales? My wife and I are considering moving to SA in 2025 and would most likely rent at first. Thanks.

    A word of caution to folks when considering these averages. Depending on what kind of home/neighborhood/lifestyle you're in the market for, San Antonio is not that far off the national average and in some cases higher than what you may see in other markets for what people desire. Most of those homes at or below $310K right now are in South, Southeast and Southwest SA. Typically areas folks avoid, also schools are poorly rated seeing as the property tax is paying the teachers. So if you start aiming for those areas where the schools are 7+ on great schools, you're looking more in the $375K ball park on the low end for a 1800 to 2200 sf starter home.
    I'm currently shopping for places in San Antonio and thanks to property taxes, I'll be paying way more overall there than I am paying in Nevada. Granted, I'm looking in the $800K to $1.3M range. There are no state taxes in NV, significantly more sidewalks, also with a good vibe. I think Vegas and SA are comparable and for me at least, Vegas gets the nod...but SA is in better proximity to our aging family so that time together makes the up charge worth it for us. Oh, my auto insurance is going to be higher in San Antonio too so results may vary in that department as well. Happy house hunting!

      Of course everything varies. We could do specifics for each area individually and we’ll get drastically different results (I may definitively do some area specific videos in the future) but finding homes at the median price is possible in quite a few of the areas that have the higher rated schools. New Braunfels, Bulverde, Northwest SA, Schertz/Cibolo, and the Far West side all have plenty of options. The property taxes is by far and away the most significant problem with moving to Texas from an affordability standpoint for the exact reason you mention which is why I talk about it most in depth compared to the other points. I think another video on Property Taxes specifically would be beneficial as well.

    Thanks for this video. The gas ⛽️ price a gallon right now (09/28/23) in California is $6.50 - $7.00 😢 and I’m in Orange County.
    Dinner the other night with my 19 yr. Old and 17 yr. Old was $80.00 and that was only our meals with one soda 2 glasses of water.

    Which areas are safe affordable family friendly to live?? Does it get very cold there?? Do you have crocodiles problems, love bugs?? What are the properties taxes on a average?? Does it hail in all texas?? Flood?? Is more humid or dry?

    What kind of vehicles do you have to pay 1,200 USD annually for 2 vehicles? How many miles per vehicle per year? What kind of coverage would you recommend?

      $1200/year per vehicle so we pay a total of $2400/year. That’s I drive a 4x4 Chevy Silverado and my wife has a Subaru Ascent. We have higher coverage as well for my truck because of my real estate business so we could even go a little lower if we didn’t have to do that!

      If you are renting, yes. You can survive but not by much

      I agree with the above comment. $40k per year is tough anywhere right now. You’d only be able to get a small apartment at that rate.
