    Most of my friends dragged there partners to buy a home through mortgage! I will never drag my hubby into this! At this point I have given up I won’t even batt my eye to “ back door Riba” if you don’t have the cash up front you have no business buying a home! May allah give us all a supporting family! Alhamdulilah I came here for the reassurance 🙌🏻

      At times it is the hubby’s “enlightened” family who push their son to ignore the “too righteous” daughter-in-law’s advice to not buy a house on Riba /Backdoor Riba because so and so also bought a house, so and so also is a good Muslim and owns n houses, Islamic finance is a thing (backdoor Riba in most cases), XYZ said it is okay, a bank is giving a competitive rate and Islamic Finance is the same thing so go for the “better” deal etc etc etc.

      Fatima Khan this was actually the case at the beginning of my marriage! husbands side of the family would always try to intervene “you have a family you have a responsibility” during these times it’s rare to find someone with the same opinion!

      Just remember sister, whoever you pay rent to is most probably paying a haraam mortgage. For those who rent, you should be paying it towards a halaal property. Just my two cents of research. People are far too quick with their holier than thou attitudes.

    Amazing explanation. I observed this personally. We are canadian. At one point we didn't have enough money to buy a house. Mortgage was the only way but me and my husband decided we will never go for mortgage. Then Allah made a way for us. My husband got a very good job in Saudi Arabia. In few years we had enough money to buy the house giving full payment in a very decent neighborhood. Alhumdolillah. If Allah has written something for us we will have it but it depends if we want to get it in halal way just be patient and Allah will show you how impossible things become possible. Allah u akbar

      And now living in US and having a rental property here ...and waiting for the time when I can own a home in Sha Allah...

    Renting a property in UK costs more than half of my wage, and so does Halal mortgage. Plus bills, food and costs of many other things, it's highly unaffordable. Where do i go from here .
    Im doing tawakul in Allah that i find a job that pays really well, or something. Ya Allah, i am in need of your help, you are the one who gives, Ya Rahman bless me with enough money to buy a house outright.

    If you leave anything haram for the sake of Allah and you stay firm with your decision of leaving it.
    Allah replaces it with unimaginable things(blessings)
    And why wouldn't you do it. Allah loves you so much.
    Don't lose this love and never take it for granted.
    Yusuf A.S rejected Zulaikha's invitation to something haram, and Allah rewarded him with the kingdom of Egypt.
    There are countless examples..
    This life is nothing but a test.
    One day of judgment day would feel like you're there since thousands of years and will make you feel as you lived only a day or a half day in this world as mentioned in Quran.

    If Muslims could be united and helping each other, then Muslims would have the option of owning a house. We have many rich Muslim people in America, if they could start building housing for Muslims to own without ribaa, then it could have saved many people from taking loans. They would get the most reward from Allah for helping people to not be in Riba.

      I like that idea but the fact is many Muslims do not want to sacrifice to get ahead in their life. Like live in a smaller home, fix it up while living in it and live in it until the home price goes up in value and then move in the next phase. A bunch of rich Muslims building homes for muslims who cant afford it isnt the solution. TO buy a smaller home that a Muslim can afford is possible and relatives and people in community will help if its reasonable. An ex. just bc a person is a Doctor and earns 200K a year but has $0 today does not mean that person should ask other rich muslims to support them to buy a 500k home. That person can also rent a year save buy a smaller home and work themselves up. In other cases where a person is not saving enough, they have low income homes in America, rent and then start from there. I can talk a lot on this topic but ultimately it's the commitment of sacrifice to get ahead.

    When I was growing up all I heard was do your education and buy you own home so when I got married that’s all I thought about buying your own home because I was told this by my elders and then I had a lump some of deposit and one day I came across how mortgages paid with ribba are haram and I was so shocked, I was the same person before this preaching that everyone must buy a home because I had no idea it was haram and I was saying the same thing I was taught but the sad reality is that some of our elders know this but they have turned a blind eye to this sin and made themselves believe it’ll be okay, because living in the west mortgages give security and it’s your home at the end of the day. I’m so glad allah swt guided me and made me see sense and I pray allah swt guides everyone else.

    Brother Noman... I wish you read my message. Tears coming out of my eyes. I have heard many scholars just making a way to get into Riba. I honestly had no hope to hear someone telling the truth as you said. Even here in Pakistan scholars have no guts to speak against banking system. You nailed it. Love your courage.

      I lived in Canada for 22 years always lived on rent. I never tried buying a house. I had to move many many times because of renting. sometimes in coldest winters with wind blazing through my bones. I was mostly not invited in family gatherings after once because I was the only person that would talk about Riba being not permissible. If I was I would be a lonely sheppard. It takes and drains a lot of strength out of me now. I realised I made more enemies than friends. Allah forgive my sins.

      @@sobia7328 so instead of buying a house through mortgage which you could've easily paid off in those 22 years and sell it and make even more money to invest in more property, you decided to pay rent to someone who used that money to pay off his mortgage.... in other words, instead of directly contributing to riba, you indirectly contributed to it.... that's what I'm seeing here brother. No doubt capitalism we see today is against Islam but we are not living in an Islamic country. Nouman Khan talks about selling house for higher prices over generations, well that's how economy works... when population of an area increases, the demand of the house also increases and thus the price. Not to mention the inflation of currency. But Allah knows best and knows everyone's neeyah and what you did was a true act of devotion but I don't necessarily agree with it.

Riba happens to be not permissible. It's my choice to submit to Allah or money. Allah may guide us all assalm o alaikum

      @@sobia7328 I understand brother. Your faith is strong mashaAllah and may Allah guide us all in the right path and keep us steadfast on it and May Allah bring you victory in your jihad. I will only say this, Islam isn't black and white in many cases, especially modern day ones. Nor Islam was only made for the year 1600. But Islam was certainly made easy upon us (to practice but not necessarily to understand). I know I used some simple logic and logic can lead astray but I was only using the logic from Islam. For example, pork is haram, yes? By Islam, we can eat it if theres no other means of survival. We have to pray 4 raqah for Asr yes? For a traveller it is 2. Riba is haram because it brings harm to society, it doesn't just happen to be haram, just like pork. But when you're living in a capitalist country, what is bringing you more harm, paying your own mortgage and owning property or paying someone else's mortgage and not having property? If you are dying of hunger, what is bringing more harm? pork or hunger? Brother, without a doubt order is bigger than logic, but to follow an order, some logic is required and neeyah is even more important in doing that. Without neeyah, our worship can just as easily be rejected as our sins can be written down. Waailkum Asalaam

      Well, if you think about it, what other ways are there to alleviate this if you want a house?
      Back then they would charge a much higher interest than today. Is 2% interest really that bad?

    Alhamdulillah Nouman Ali Khan is like a treasure. We have been using a long term commercial lease (triple net) to place families in homes. It is a long term lease to own contract with no principle and interest. It was inspired by the guidance in the Holy Quran and there are remarkable advantages for both the owner and tenant. Something to consider for Muslims as an alternative to mortgages here in the west. Alhamdulillah.

      @@muhammaduddin9268 That statement alone is enough to give someone anxiety, depression, sadness, sorrow, despair, fear and hatred. Allah forgives sins but it is conditional. It is very easy to get to hell versus heaven. We hope to be saved. May Allah forgive us and save us. Otherwise, our existence is worthless and meaningless.

    Here in the netherlands is for most people buying a house through mortgage VERY NORMAL… everytime i try to explain them it is riba, i get attacked by words that it is not true with a lot of lies and sourceless words…. Very sad situation

    No mortgage no car payments for this guy and I make 10 times the minimum wage per hour. No bs. I drive a rusty truck and wear Walmart clothes. My son does not have an Xbox or ps5. He is becoming a hafid and I’m becoming a scholar. We are both mma fighters as well and I’m a personal trainer!

    Shaikh, you always make things easy to reason up on. This idea of Riba, apart from obeying it blindly, it never crosed my reasoning mind. ... "value of properties or other things get increased as a result of Riba and leave the poor poorer and the rich richer". 😢

      The printing and use of cash is also Riba. Why these so called scholars don’t talk about that? Al central banks lend to the banks with Riba. Even Saudi central Banks u can look that up. Riba was 0.25 percent. These imams these days think they know how the monetary system works by quoting Islamic lectures. Ofcourse the deen should be studied the philosophy the Quran etc, but why keep the people dumb, or are they dumb as well? Study the monetary system, even the basics will make u see riba is all around you! And every country is doing it. All Muslim countries are doing it. They are keeping us dumb because the Muslim ummah is uneducated about certain things. If they knew they would revolt. The scholars just repeat what the other scholar say. They don’t know anything about economics or the monetary system. They are still teaching certain hadiths of 1400 years ago. Which is fine but why not implement it in this day and age. WHY? Scared for the truth?

Are they blind? the whole world is full of riba and they want to discuss how to dress, how to keep your beard neat, and even say dont take a mortgage when his whole existence is based on riba. His money on the bank, his money being lended with riba, himself having cash which has been lended by the bigger banks. You know, why dont they teach it like this. Are they the ones who are keeping us blind, or are they who dont know themselves and just repeat. i think its the latter part. Muslim ummah most uneducated society, they dont have normal schooling, housing, taxes, its all because the rich want to be richer, and the best part is, these 'scholars' keep this exact system, they never condemn the leaders, politics, they always speak like they know something to tell us, but whe are in the west, we lost, we ran our muslim society because of the unjustice, poverty, illiteracy, corruption, discrimination, war, how is this possible? Are they blind to see that these are the problems that need to be dealt with, instead of speaking dont take a mortgage, come let us speak about who is in charge and why, why there is no justice? why no tax system to tax the rich and give to the poor like in the west? all these matters is something for the muslim to think about. these scholars are paid, living the life as a scholar celebrity, like drake, he is a muslim drake he not rapping, but still just saying what the sheeps want to hear and especially the (muslim) leaders want to tell you.

    He is explaining the present financial problems for muslims not offering solutions. Talking is easy you can impress people by eloquent speeches. Why Muslims are struggling in the modern age is because our scholars warn you about the problems without offering solutions. Allah knows better.

      @@kaisha12345 I am definitely not a blind follower of Nouman Ali Khan (NAK), which I am sure my wife would attest too :) Tough, I do agree with what NAK is saying in this video. I understand that the struggle is real in regards to education and student loans in certain parts of the world. However, just because you really (REALLY) want something does not make it okay to transgress the drecree of Allah (swt). Be that wanting to own a house or pursue an education. We all have our different struggles, no one's test is the same. We will however be rewarded in regards to our individual struggles. There are ways of obtaining an education without taking a loan. One could work on the side or even work full time and then pursue their education once they have saved enough money. Scholarships are also an option for the hard-working and persistent student. The point is there are other options of obtaining an education. Sometimes it is a very difficult journey, but we should not allow ourselves to disobey Allah just because we want to take the easy route. Maybe taking that specific education is not what will benefit you the most in this life and in the herafter - only Allah (swt) knows.
      In my honest opinion there isn't any doubt in the matter. Engaging in riba is the only sin that Allah (swt) has declared war against. If one is a believer and contemplates, I am sure that no one wants to be at war with Allah (swt). This is indeed a severe statement. We shouldn't sell our wants in this life for the herafter.
      I pray that Allah (swt) make it easy for you to obtain an education in a halal manner and reward you for the struggles you go though trying to please your creator.

      @@certifiedalchemist l am glad that we both agreed that our ultimate goal is to please Allah (swt). I don't want you to think that l am disagreeing with whatever he is saying. I myself is an admirer of speeches specially how he bring his point to audience through logic and reasoning. My point is he is mixing up taking riba with giving riba since both of acts are far apart from each other in its implication. One is a oppressor the other is victim. He was talking to the audience and the listeners out of whom a very slim percentage are in the category of oppressors and majority of them are victims. He should have spend his energy and time in finding solutions of victims not defining who are the oppressors.

    The Quran and its law were written for all times. Allah knew this time would come. Law is law. Allah told us that those who fear Him, Allah will give them a way out of difficulty, make them prosperous. Which of us believe this, we need to ask ourselves. Test of patience and trust.

    I noticed that some Indian/ Pakistan Muslims easily fall for riba. They are good at avoiding other minor sins. They might not use toothpaste coz it has %1 alcohol, but when it come to riba, they will justify it for doing it. I live in US. They tried to sell me house with riba.

      @Truthfears Guilty I have beef with those brothers lol. They are trying to teach how to do riba my Somali community in North America. They gave riba fancy names.. We are good at avoiding riba. About the halal food,, my cousin in Canada told me that some of them don't eat a Muslim restaurants untill they see certificate it says this restaurant serve halal food.

      My house payment never changed, I didn't have a varied interest rate on mine. When you pay rent you pay for somebody else's mortgage.

    Allah knows if he says it’s haram then he is right biggest mistake when I took a credit card it’s nearly one year and I am paying interest after watching this video definitely not buying a house on mortgage in shaa Allah with the help of Allah I will find the right way but no mortgage in shaa Allah.

    Sometimes i wonder if my 1 million dollar house in canada on mortgage is better than my families 1 room apartment of my family in Pakistan. There is no dount that they are following Allahs command and i am following my desires.
    I have studied macrroeconomics and finance in university and i know of how interest destroys everything.

    It's all about time and comfort, not need of survival.
    In a period of 20 years, If you can and will have 350k to pay for a house of 200k with all the risk and consequences you take from bank,
    I'm pretty sure that even if you rent houses, you will be able to save and have that 200k or more in same period of 20 years.

      in 20 years the house will no longer be 200k. it will be almost double the amount. The mortgage payment must now be divided into rent and savings and savings part would be very low.

      @@mqayyum9226 the common mistake people do is that they only compare it financially, while a believer should consider the concept, faith, sin, reward etc aswell.
      So what about the other side? How much we gain or lose there ?
      2nd, you have to understand when you buy a house, you should calculate the money for maintenance and other monthly stuff aswell. You end up paying 400k let's say...
      Take 2 pieces of paper and write ALL the aspects, necessity of buying or having a place to live in, finance, sin, rewards, decision, regrets, consequences, stuck for 20 years, freedom of changing town, apartment, condo, comfort, taxes, maintenance, savings, wealth, ALL POSSIBILITIES of 20 years mortgage or buying in shot 20 year later, halal way.
      You will see that it is not worth engaging yourself in Riba, which allah has forbidden it clearly in the Quran.
      Alhamdulillah we just decided and rented a new apartment everything included.
      The rest, we have to accept our range and work hard. Allah gives wealth to those whom he wills.

    We're also pushed by my in laws to leave the house and take mortgage for a house and it's frustrating when me and my husband don't agree with it. And the fact that they are religiously educated but say it's allowed in the west as there's no other way to own a house.... Ya ALLAH help all of us who are in such hardships Ameen

    Rent is also charged at high cost....in a way unnatural growth in rent for example someone who purchases a property paying £1000 mortgage per month they then want a full 1000 for that property and usually get that.... so we are supporting them by paying rent and they gain the property but we just pay for that property.

    There is a difference between the value of a home and cost of financing. Just because you pay 3x more to live and own a home it does not increase the value. Value is determined by supply and demand dictated by price of materials.

    Increase in Inflation, population and demand increases the price of a home. Not just the interest. Money for money is haram. Money for a product or services is not.

      Inflation is caused as a result of money printing. Money printing occurs as a result of a debt. And there is no debt that is not without interest. So money is created as a result of interest based debt which leads to inflation.

    I viewed quite a few houses with the intention to buy one on morgage as I am renting for the last 10 years. Doing a serious research, watching different videos, some of them say that you can go for it, others say you can't. What I concluded is we can't, it is haram. The day I decided not to buy a morgage, the day I cleaned my mind from this dirt of falling into Riba and deleted all the emails etc, the decisions the agreement waiting to be made etc, the day I retreated when I was just on the edge of falling into it, the following night I had a dream. I saw in the dream that there were trees and green leaves and wind. The wind, the trees, the leaves, everything was saying Allah hu akbar, the wind which was saying Allah hu akbar came across me and I joined it and I started saying Allah hu akbar as well and that moment I suddenly woke up.

    my husband wants to get a mortgage as it's the same price as rent and if we go rent a different place now we can't afford it at all. The house we currently staying in is not suitable for raising kids. so he is adamant about getting a mortgage. But I have zero intention of committing that sin or letting him commit it. I advised him as much as I could but it always ends up in a fight, especially this topic. He asked me to sign the contract as it's a joint application and he said that I don't have to pay money from my side, just asking me to sign. I don't know what to do. I feel like I don't even want that house which is haram. I feel helpless. I feel bad even to sign the paper. I’m stuck and in fear of him fighting me.

    I can buy a house with interest (Riba) in this world but tradeoff a house in Jannah after death.
    This life in world is for a short time but life after death is for eternity.

    How does that apply in a fixed mortgage rate? Your interest rate remains the same on a 30 year loan. The interest rate let’s say 2% is only to account for inflation. How does a $1500 a month rent turn in to an outrageous 3500?

      Exactly. Indeed a 2% loan rate is equivalent to enjoy a CHARITY-- you take $1M loan and payback, say $1.5M in N years, whereas the inflation in N years would make $1.5M as valuable as $750K due to higher than 2% inflation. In 2022, US is going through 8%+ YoY inflation alone for reference.

    Prophet Mohammed (s.a.w) has given a Baddua (curse) with his own mouth to anyone accepting/paying riba (interest) so whoever ignores mortgage sin will be amongst the biggest losers on the day of judgement. May Allah (swt) given all these people hidayah (guidance) because if you have our Nabi’s (saw) curse then your salah, fasting, zakat, Haj etc will not be accepted. Be WINNERS and stay away from mortgages please.

    The difference is you have the money and other people don't and the rent money vanishes, whereas mortgage money is not. I don't understand why so many Muslims say it is wrong. If you open the Quran you realize that it is wrong if the creditor doubles or multiplies what he gives you, ie if he is a loan shark!

    I don’t entirely agree with the first 3 minutes. 1 with land and houses deman and supply fluctuates. So value if the house goes up.
    In the uk at the rate of inflation today the value of money deteriorates by 7.4% and the value of USD deteriorates at 1% every 30 days.. do we not take all of this into consideration?

    I'm living in Turkey and it is also not possible to live without them. Either you will pay rent all your life and after 20-30 years you will have nothing or you will get home with mortgage. I really don't know how can you live without getting credit from banks. You can't collect money with your average salary.

      Selam, in Turkey you have alternative like "katılımevim". You pay a fix rent amount for 3 years, and then it gives you the right to have access to a 0% interest loan. It is asking you some efforts for 3 years, but at the end of the story your house is much more cheaper. Interests rates are so high in Turkey (8 / 9 % yearly right now), your are paying your house twice with that system and anyway riba is not acceptable. "Katılımevim" system supposes that you always new contributors to the system to provid money to people who got the right to get a loan. But it is the best alternative I found here. I am not a specialist but my heart is not convinced by "islamic banks" like KuvveytTürk as the reimbursment table is the same as the one of a normal loan payment plan, except that the word "interest" is replaced by the word "margin" (kar payı).

    Watching this 12 years later we see how they’ve completed devalued the USD. The problem is he is assuming USD is real money, it’s just not. The example he gives in the beginning is gold. You don’t buy a house with gold. Not saying it’s halal, just saying we need deeper thought....

    I cannot understand how to live in North America as a poor or middle-class person without dealing with riba. Forget the credit card, even the debit card accumulates riba. Pension plans, mandatory insurance, rrsp, investments, everything has riba. Even renting is very difficult without a solid credit score. So how do we go about life with all this?
    I've been looking for explanations on how to do this but I've found nothing, neither from scholars nor from academics.

      Compulsory riba based on the laws of the land you can make a case for. For instance car insurance in the UK is compulsory so scholars have said it's permissable even though insurance is not generally. In the UK we can chose to cancel interest on the account or you can just give it away. It's easy to make excuses but at the end of the day we do what is asked of us, Allah SWT will provide Insh'Allah.

    Rent is great until the owners keep raising the price to points where it exceeds someone's ability to afford it. This is a pretty complicated issue and he's presented one attribute of what causes prices to rise, not the whole picture. Worth watching and reflecting but do more research and listen to all sides before making a decision.

      So how can we avoid Riba?
      Living in a Western, riba-based or at the very least riba-involved society, makes it a bit more difficult, however this should not and cannot be used as an excuse to freely indulge in it. Some tips are:
      - Having tawakkul (trust) that Allah will provide for you and your family
      - Renting and saving the cash for a home instead of a mortgage
      - Borrowing money from family or friends where possible
      - Not buying what you simply don’t have the money for - live within your means
      -Taking a gap year before university to save up and avoid interest loans, and/or doing a co-op/working during university
      If you have received interest, you should spend it in the way of charity without expecting reward.
      Also remember the below hadith.
      On the authority of Abdullah ibn Umar (RadhiyAllahu ‘anhuma), who said: The Messenger of Allah (SallaAllahu ‘alayhi wasallam) took me by the shoulder and said,
      “Be in this world as though you were a stranger or a wayfarer.”
      And Ibn Umar (RahiyAllahu ‘anhuma) used to say, “In the evening do not expect [to live until] the morning, and in the morning do not expect [to live until] the evening. Take [advantage of] your health before times of sickness, and [take advantage of] your life before your death.”
      [Reported by Bukhari]
      Brief Commentary
      This is a very important hadith as it governs how we should be in this life and how we should look at it. This life is a trial, and this hadith reinforces and guides a person in how to deal with the trials of this life
      Ibn Rajab said, “And this hadith is a foundation in having short hopes of this life, for the believer should not take this life as a home for him that he feels tranquil in. Rather, he should be in it like he is about to leave, preparing himself for his departure, and the advice of the Messengers (‘alayhim assalam) and their followers are all in unison with this idea”

      1. Stop looking for 'solution' .
      2. Fear Allah. Key to increase your sustenance. But Allah require u fear and obey him.
      3. There are Islamic alternatives. May cost more but fear Allah and have tawakal he will make it easy for you when making payments.
      4. Even if Allah doesn't give u house, that shouldn't be your purpose. Strive to make a home in jannah.

    The concept of riba has significantly changed over the years. In the west we have good laws that govern us at a very affordable rate. A situation where your kids are responsible for paying your debts or your mortgage payments dramatically increasing would not really happen here in the UK. The type of riba that was present in the old days is COMPLETELY different to what it is now

      HDY Allah knows best. Even before you get the mortgage you are told what the end payments will be. What the rate will be after certain years. If rate changes then you get another lender. They never make you their slave or buy you out if you can’t make they payment. They just take the house of you. I don’t understand what’s going on, why are scholars are saying it’s haram when the concept is completely different olden days? Forgive me I might be completely wrong but seriously what Nouman is saying doesn’t make sense to me. The house price will go up whether it’s fully cash purchase or not. And time value of money is not even taken into account. I don’t know what decision to make because riba back then is not same as now. I am so confused on what to do. Please make dua Allah guides me to what makes Him happy.

      @@ssqureshi85 one thing I learnt and in shaa Allah I will follow is that Islamic mortgage lenders do not use your money for alcohol, gambiling and other haram institutions. They keep their investments halal therefore, this makes them more halal. In shaa Allah rather be safe than sorry and go to Islamic banks

    I have a question. RIBA according to Quran/Islam is any increase in value. So far my understanding tells me. But at that time dealings were done in gold and silver. Today our fiat currency loses its value over time. Is the interest that banks take to counter inflation really riba? For example: if in 1990: somebody could buy 1 oz gold with 380$ and now the 1 oz gold is worth 2600$. Somebody who lent 380$ in 1990, got back 380$ in 2024 without interest, how can he buy the same oz of gold with it? How do Islamic Ruling on RIBA apply in these times of fiat currency which loses its intrinsic value over time?

    I know interest is haram but what makes rent halal? Technically you are paying for living in that house more than what mortgage would have been and at the end of the day you’ll leave your kids homeless too. I really need an explanation for that

      ..also the rent is paying for the Landlord's mortgage, so the bank gets the money anyway and the renter doesn't have anything to show for it!
      Rent money, is dead money.

    I have a question. The property value will still increase - become double or triple - even if we don’t buy house on mortgage. Because some people will always buy on mortgage and it’s gonna affect society as a whole. So how to deal with this situation? A person who don’t take mortgage has to buy expensive property anyway?

      You don’t have to buy, nor do you have to buy where you live. You can rent or you can buy where it’s more affordable after saving up.
