    I am watching this video after 1 year. I am feeling sad for those people who listened to his advise amd did not buy any property in gurgaon one year back. Rates are way higher than it was one year back. Very poor analysis by Ashish. 😢

      Agree. Last year 80-90L me 1800 sqft mil raha tha aaj 1.3 cr me 1500 sqft mil raha hai 😂😂. Price 4500 per sqft se 9-10k per sqft ho gaya

    Now m feeling relaxed after watching this video , dealers are virtually creating scarcity of units in newly launched projects and selling at unrealistic prices...but in actual units are available as multiple dealers are calling for same projects ...I was about to buy at higher rates .. thinking that prices will go out of reach in future ... But now I hv changed my plans 🙂

      If within 5years horizon then it's good for buyers, but I will also get 3 years old at the time of delivery .So better choose a ready to move and with better build quality
      Ultimately we will not encounter lord Mountbatten's grand daughter , or priyanka Chopra as our neighbors in most of the buildings. Club houses are the ghost houses ,only used for mehendi ,shadi or cocktails
      Even I would suggest renting in huda sectors will be more beneficial or purchasing HUDA Sco s is a better investment, although with a higher price tag you will get better rental income.
      "Community first", because our long time investment can't match the market if we earn in INR. also we will be old by the age we get time to enjoy .
      Apart from these the aboriginal people will never change with salary or income , royal lifestyle is a legacy .you can't buy it with money.

      A lot of land is simply empty right now. The builders are building slowly so that prices don't fall. Around the Dwarka expressway, more than half of the land has not been built on.
      So even if land acquisition becomes costly, it won't affect the supply of housing units as long as builders keep building.

      Ye jo bhi bole.. But prices are increasing and inventories are selling fast.. But that is for Dwarka expressway. Ye new Gurgaon ki baat kar rahe hain, wo Expressway and Delhi se door hai.

    steel increasing ,cement increasing , labour cost increasing rates of residential flsts is still at par with 2012 , other side plot rates increased 3 times , why residential will not increase .new launch good comanies rates are are almost double than ready to move

    Residential prices will come down in coming years. Almost rates doubled after covid.
    Gurgoan is not newyork and polluted city, rates are ill-logically high.
    It should come down for salary class to be able to buy a house

    It's a party going on for Banks and Real Estate developers. Gurgaon societies have so many foundational issues, no wonder soon the floors will start collapsing. You pay 1Cr+ only to realise that society has some serious seepage issue or extremely poor construction. The management companies hired by most developers are pathetic at their job. You will realise that buying a property here will be such a roller coaster ride for you and your family. And don't forget 'Chintels paradiso tragedy'. It is an ultra-luxury project too. You can't trust anyone here. Welcome To The Private City of India.

    Totally Agree!
    There are thousands of unsold inventories and yet prices are hyper inflated.
    Gurgaon Real Estate is like Share Market, build on lies and rumours (eg - Paytm). Abhi le lo nahi to rate badh jaenge. People are buying properties at inflated rates and forget about appreciation, they are selling at huge loss.

    My take - buy ready to move that is reasonable priced. Always lees of a risk. New launches have higher price and higher risk. Agree that builders sell dreams and the whole system is pretty much in their favor - one sided contract, super slow legal system. Use your best judgement. Most of us have grown up with Haryana Roadways good old advice - sawaari apnee saaman ki khud zimaydaar hai.

    I agree with Ashish. For investors, Gurgaon has become a frothy market. Coffee and Jhaag ratio is 60:40 😂
    For end users, there no best time to buy. You like a home for yourself, you go for it.

    I think prizes will increase another 1 more year on dwarka Express way and sona road aswell depends on builder and location I m 100 percent sure it might be 20 to 30 percent

      Hi Mr. Ankit, the trick lies in Negotiations. If you'll try to read in between the lines from Ashish Sir, you'll get this😉. 1 or 2 years after also you'll always hear the same price, nobody says ki hamara price decrease ho gaya, it's always negotiations.

    TAG , you have to learn a lot... Keep in mind... There is a quality of construction which does matter, maybe fluke like you don't know what the quality of construction is. Hiranandani makes 7500-8000 rs construction cost per sq feet. Which can withstand 60 years. Come to Mumbai Powai area and see buildings made by hiranandani are as it is like new or looks like 5 years old. There are few local builders who make per sq ft construction at 4-4.5 k per sq feet. Those buildings, within 5-7 years of time starts getting Detroit and leakage and seapage issues are different. Don't say words on the field if you don't know anything about it. Tu sirf bechaneka kaam kar... Banana tere bass ki baat nahin bhai... Na tu kabhi samja hain aur na kabhi samaj payega. I agree on your statement of sellers market

      you will regret. no car parking. poor construction, next to no management, electricity issues and so much more. You will be overwhelmed with problems and never recover from the shock. 😃 Buy it only if you want to sell it. Not livable.

      Dwarka expressway par koi price nahi drop hoga. New Gurgaon/ Manesar/Sohna road side drop hoga because lot of space and inventories there.

    I am a salaried person and looking at the current prices in gurgoan . I have dropped my plan to even move into a rented property. These day’s noida has so much development and 12000 mai I am getting 2BHK flat in a well maintained society.

      .... With an aviation hub near by...... It can't be called a bubble anymore...... Work on airport. Is on full throttle......
      Chintels is an example.......... U can't rely on the quality made by some one else....
      Yamuna offers you huge plots..........
      An apartment can never be compared with a plot........ Especially in Indian context where we have no controls on the..... Builders....... Or the disputes of residents society.... So its always better to go for a. Plot....

      Wait for 6 months you will get plots at 20-30% less price . Then think of buying . No possession letters till date and prices have increased 5 times . Rates increase only when there are high paying jobs . It will take atleast 5 yrs after airport starts in 2024 ( ie 2029-2030) to justify the current price.
      Wait for the right price.
      Authority plots in Noida / greater noida can be purchased (though prices are at all time peak - so if you are end user then only buy)

See global inflation at sky high….. I agree that prices have jumped very much but the thing is this trend may continue till 2026…. It’s 2002-2008 cycle going on ….
