So even if land acquisition becomes costly, it won't affect the supply of housing units as long as builders keep building.

My take - buy ready to move that is reasonable priced. Always lees of a risk. New launches have higher price and higher risk. Agree that builders sell dreams and the whole system is pretty much in their favor - one sided contract, super slow legal system. Use your best judgement. TAG , you have to learn a lot... Keep in mind... There is a quality of construction which does matter, maybe fluke like you don't know what the quality of construction is. Hiranandani makes 7500-8000 rs construction cost per sq feet. Which can withstand 60 years. Come to Mumbai Powai area and see buildings made by hiranandani are as it is like new or looks like 5 years old. There are few local builders who make per sq ft construction at 4-4.5 k per sq feet. Those buildings, within 5-7 years of time starts getting Detroit and leakage and seapage issues are different. Don't say words on the field if you don't know anything about it. Tu sirf bechaneka kaam kar... Banana tere bass ki baat nahin bhai... Na tu kabhi samja hain aur na kabhi samaj payega. I agree on your statement of sellers market

Wait for 6 months you will get plots at 20-30% less price . Then think of buying . No possession letters till date and prices have increased 5 times . Rates increase only when there are high paying jobs . It will take atleast 5 yrs after airport starts in 2024 ( ie 2029-2030) to justify the current price. Wait for the right price. Authority plots in Noida / greater noida can be purchased (though prices are at all time peak - so if you are end user then only buy)

Agree. Last year 80-90L me 1800 sqft mil raha tha aaj 1.3 cr me 1500 sqft mil raha hai 😂😂. Price 4500 per sqft se 9-10k per sqft ho gaya

TAG , you have to learn a lot... Keep in mind... There is a quality of construction which does matter, maybe fluke like you don't know what the quality of construction is. Hiranandani makes 7500-8000 rs construction cost per sq feet. Which can withstand 60 years. Come to Mumbai Powai area and see buildings made by hiranandani are as it is like new or looks like 5 years old. There are few local builders who make per sq ft construction at 4-4.5 k per sq feet. Those buildings, within 5-7 years of time starts getting Detroit and leakage and seapage issues are different. Don't say words on the field if you don't know anything about it. Tu sirf bechaneka kaam kar... Banana tere bass ki baat nahin bhai... Na tu kabhi samja hain aur na kabhi samaj payega. I agree on your statement of sellers market

Authority plots in Noida / greater noida can be purchased (though prices are at all time peak - so if you are end user then only buy)
