But I think you have missed 2 points in calculation which makes the video slightly misleading: 1) You did not account for 9k in EMI that the person renting the house can invest at atleast 15%. 2) Every home will have down payment. Instead of paying towards loan, the person can invest it lumpsum at atleast 15% and can make the money grow faster than buying a house. I agree Real Estate makes Real Millionaires. Please correct me if I am wrong but, I think taking loan is the worst way to make investments. Even as per your calculation, for 10L house the person has to pay about 11L to the bank and not much tax can also be avoided to completely remove this 11L interest.

If one can afford land around 50-60 Lacs (on EMI), it will be outside the city, or in bad area, which may not appreciate in future that much..same amount of EMI if invested in MF or stocks might give better return. Land in good locality will be expensive- middle class employees like us will not be able to afford the EMI
But land has guarantee that it will give you best results, stocks don't have guarantee. If you buy land outside the city, it will give you even better returns bcoz city will surely expand. You should compare your city's area and development now with 10-15 years ago. You can buy land in 50 lakh it will get double after 10 years but if you invest this much money and due to any cause stock market collapse what will you do then. RISK word looks very cool but our ancestors are not fool who done safe investing, atleast my family has very good returns bcoz of land.

Presention is really good but requirement of Flat in Apartment, Flat in builder floor and land these things vary from person to person.If people want roof to live where they can live happily then flats are good but for return investment purpose Land is worth but People who r local to the place where they want to buy land in that case it is good but for Outsider of different states of India is tough as now a day land corruption is the biggest root of evil and people run whole life to court for justice. So it is completely different from person to person and for their requirements.

Disagree with presenter I got almost 2 times I hve invested in builder flat to get apartment in one of the most luxurious apartment in Noida west and still prices are increasing fir that apartment.
