  • Gday Team,
    One of the first jobs i had after leaving school was re-stumping homes. it was a great place to start the journey into becoming a builder and seeing how the home came together with all the load bearing points and supporting structure worked & stitched in together.
    There is no doubt that re-stumping a home is one of the hardest, most labour intensive jobs in the building industry. The BIGGEST difference of an average job compared to an AMAZING one is about going that extra step; in digging the perfect hole, to jacking and supporting the sub floor frame, to leveling the home, positioning extra stumps under weight points to reduce cracking !!!
    .... each and all of these are critical components and NEED to be done with understanding of the weight and the distribution of that weight all while ensuring structural stability (even when the entire home is sitting on jacks !!) and longevity of the home for the future use.

    What do you do about the crown / hump in the centre of the floors? Lower the stump?

    Hi Joe - great video! I couldn't find the "jack & pack" video you mentioned there at the end - can you point it out please? Also interested to know what materials you use to pack in between stumps & joists. Cheers,.... Ash

    Hey Joe, very informative vid, thanks.
    Might be purchasing a cal bung in Williamstown, there are some wall cracks around the place, can you rip off the floorboards, re-stump then replace the same boards or is that not a viable option? The boards are in good nick, dont want them chopped up if i can help it.
    Any idea of rough price range for doing this, maybe 100 stumps, cheers Mick

      My guess would be that the floors are a Baltic pine for an old Californian Bungalow and these are AMAZING is redone and brought back to life.
      a simple and effective trick is to wet the floorboards down with a hose & water over a three day period. this brings moisture back to the timber and softens it which, in turn, allows you to pull them up with care.
      now depending on the actual age of the Cal Bung will depend on the nail and the configuration (make up) if the nails .... this is where you can run into MASSIVE problems as the old craftsmen would use a raw steel nail which would rust and HOLD the timber & floor in place.
      i do have a vid or two on this channel about exactly this.
      as for the restumping... this largely depends on access to the site and around it, soil type, permits etc yet off the top of the head you'd be looking at the $12K mark

    Do you raise the jacks above the amount you need to to counter any settling of materials/soil? If so, by how much do you usually do it?

      GREAT question.... i try to get it as close to exact as possible with only a 2 mm tolerance.
      use LOTS of concrete adn make sure you dig to stable soil, also use cured and treated timbers if available.

      Gday Beyhan,
      this sounds like a jack and pack job or your stumps are shot.
      what this means is the area needs to be jacked up with special jacks and the top of the stumps packed to take up the slack. this will reduce any movement and will need to be done to ensure the area is levelled or/and flattened off

    Do you need to take up the floorboards to do it? I suppose it is impossible to do without it if there is only 400mm clearance under the house.

    I looked up that your company is based in melbourne. Just wondering if you reblock in regional towns like horsham as I am looking to buy but most houses are old and in need of reblocking.
    I was wondering what a ball park figure would be to reblock a standard 2-3 bedroom home. I can even supply interested homes I have looked at for a more fixed price.
    If you dont do around horsham area, could you recommend me any good ones with good prices. I only moved around here 6mths ago from melb so I dont know who to look for.

      No idea who to use all the way out there, & since getting back from up north, i have hidden my head in the sand as the prices of materials adn skilled labour is wayyyyy out of the ball park.
      the average home use to be $8,000-$10,000

      Gday Simon,
      This is a structural pre-mix concrete and is at around 25mpa. you can up this if you want by adding extra cement.
      Never use "Quick set" concrete for structural applications... this is not a structural pre-mix. its only there for fence posts or the like.

    hi mate what's the temprorary prop you're using? it just stand on the soil?

      Gday Tony,
      We use either a hardwood post as a temp prop or and acrow prop that can be adjusted.
      these are easy to work with adn needs to placed in the correct position to weight points and bracing.
      regarding the position on the soil or joists; we always will put a timber soul plate down (45mm thick x 240mm wide or in inches 2" X 10") to allow for flex and movement without cracking or breaking.

    How do you check if a property needs re-stumping? Are you in Melbourne?

      there are a few different ways to check if you home needs restumping or leveling.
      Yes we are in melbourne & there are a few AMAZING re-blockers in the area.
      is your floor bouncy or sagging? Are there cracks in the walls around door ways ?

      Gday DK,
      if the stump is a concrete stump we put the malthoid at the top to reduce the moisture from the concrete rotting away the timber bearer.
      if the stump is timber then we "COAT" the stump in tare 100mm (4") above the ground level to the bottom with 2-3 coats and i still like to put malthoild on top but some people don't, again, to reduce moisture passing through the joins.
