I have reached the age where I seem to have outgrown a lot of the creators I used to follow but I feel like you have allowed your content to grow so organically WITH you and that really translates so well! I’m also from South Africa so watching your vlog recently made me so happy.
Same here! I'm much older than Shelby and can still relate and watch all of her videos. She and Monica are the only two that I've stuck with over the years and still watch every video. I love the variety of content and the tone - both showing positives and negatives while not dwelling or dramatizing.

Maybe when your lease is up in Seattle, unless you already renewed. I would love to see you flip a house and you can TOTALLY find a very reasonably priced house on the east side of the country!

I tried walking around and was literately the only person on the street. I felt so out of place haha xD I just ended up Ubering around. I also took the bus but tbh I did not feel very safe, as an older man was constantly giving me stares and ended up approaching me. I got scared and I never got into the bus on my way back, I just paid for the Uber.

Sometimes dogs growl to be playful. I know Rottweilers do that, it’s known as the “Rottie purr”. In Cow’s case I don’t know, but if he does that while climbing on you keep that in mind! And I’d say definitely make the robes into merch. I’m sure guests would really love that!

I agree with you about the property deal breakers. The first impression of a property is everything. HOH collect monthly/yearly fees, its no excuse to have outdated halls. And the current market is not worth the risk/monetary at this time.
The California state income tax is really high and if you live as a freelancer in Los Angeles, there is also city income tax, as I found out when I lived there. I think you said in another video that not living in Cali would save you $38K a year in taxes. There's a great big benefit to living in Washington, a state with no state income tax!

Hey Shelby, I’m a certified veterinary technician, and noticed a couple of things that may be a cause of concern for Cow! Firstly, he uncharacteristically growled at you. This could just be a sign that he wanted some space, but could also be a sign that he’s in pain or may have some other issue. Second, you mentioned he hasn’t been enjoying his food as much lately. This also could be cause for concern. Again, it may just be the way he is, but in case it’s something new, I would definitely get that checked out. Lastly, you gave him a bath and noticed some feces in his fur. This can be normal (especially for long haired pups), but it also could be a sign of GI upset. So, not to scare you, but just to inform you that these signs may be cause for concern, and a visit to the vet may be warranted. Also, I’m only seeing a few clips, and I can’t see the whole picture. So it’s always best to go to a vet and share everything with them so that they can make sure everything’s all good with your pup. Cheers!

Going into a sauna followed by a polar plung is great for your lymphatic system. Unlike your blood, your lymphatic fluid is not pumped by your heart. It gets assistance by being next to your veins and the surrounding muscles. When you go in the sauna or take a hot shower, it dilated your blood vessels. When you take a cold plunge or cold shower right after, it constricts the blood vessels and acts like a pump, which helps draw the lymphatic fluid to your lymph nodes better. The lymph nodes are where the fluid is then processed and is part of your immune system. My teacher's assistant from Finland said it's very common in her country and was used to help boost the immune system and stay healthy. Most homes in Finland have a sauna.

I can't tell but Cow's growl kind of seemed like resource guarding. Seems like he was far from escalating further but if it is it can escalate & I wouldn't ignore it. Especially if that is a bed Cow often sleeps on & it doesn't happen to Monica but happens to other people. If it is I'd get in the habit of having him get off the bed/furniture before you get on & then he can get back on once you're there. Could also just have been playful etc especially if he mainly does it to Monica.

I love hearing your impressions of it because after about 1.5 years I'm leaving too-- there too many highs and lows for me and I would rather have a more consistent experience somewhere. This really helped me with that weird fomo feeling about leaving!! Glad to see how much you are enjoying Seattle-- I know it won't be your last move! For now it seems like it has been an adjustment but that it has been a good fit!

And.. the people who live and frequent the areas are different too. Even the nice areas in "The Valley" are much better then West Hollywood/DTLA/Mid-City/Silverlake. These nice areas in "the valley are Tarzana, Studio City, Encino, and Woodland Hills. I personally would [never] buy a place in Hollywood/West Hollywood/Mid-City/Silverlake/DTLA becuase they are filled with toxic/damaged people, homelessness, trash, and crime. Even Burbank, Glendale, and Pasadena are much better choices. Stop buying into the concept that and people who think West Hollywood, Mid-City, and DTLA are the only "cool" places in LA.. becuase the reality is that many of tge people who frequent those areas, do so, becuase they probably feel like they don't "fit in" somewhere better.. this is just a fact 🦋🏝🏖

I did the same thing back in 2006 and left the business for a few years because its wrong to sell people homes when you know they are going to lose money. AND with rates way up its a double NO!
it's not a repeat of 2008/09 - housing is not dropping like that in any highly sought-after areas. Rates are coming down and you can refinance. You can't know that people will lose money in a home or the future of pricing. If you did you would be making tons of money buying and selling at the perfect time - which you are not

But who wants to lose 20 to 30% day 1 of moving in. Also I learned to never tell people they can refinance. The problem was people were not able to refinance. I have enough, I don't need to make money off others people misery, and what's the hurry this is not like buying stocks where if you don't buy today you missed the bottom. Housing prices move slowly its easy to see a bottom.
@@AJA__1 Rates have doubled, housing gotten to a level where the price is out of reach for most buyers. Most people investments like stocks & 401k's have dropped so low that they don't have discretionary money to make risky purchases. And even though employments up, wages are to low for even a dual income family to buy the average home of $350k with 20% down ( not to mention the only people with 20% to put down are people that have a home to sell to get that 20%). With banks having a run on money, and the fed and everybody else scrutinizing into how banks are loaning their money they have to be even tighter now than ever before about given just anybody a loan. I understand that the economies seems way stronger than we thought it would be after the pandemic, but honestly without the government giving every person pandemic money(from the rich to the poor) We would have slipped into a housing drop off in 2020 anyways. The only reason the housing market took off again was because people wanted to get out of city's and move in suburbs to get more space (since you were lock down in a pandemic). And all we did by injecting all that money was prolong the pain of having a down housing market. The money has finally ran out, and so has the prosperity that went along with it. It time to balance things out, Its part of the business cycle and it long over due.

there is a max deduction - it's not a big savings. It's only a deduction to your tax bracket, not 100% as many people think

I did the same thing back in 2006 and left the business for a few years because its wrong to sell people homes when you know they are going to lose money. AND with rates way up its a double NO!
it's not a repeat of 2008/09 - housing is not dropping like that in any highly sought-after areas. Rates are coming down and you can refinance. You can't know that people will lose money in a home or the future of pricing. If you did you would be making tons of money buying and selling at the perfect time - which you are not
@@sterlingmarshel6299 didn't say it was 2008 all over again. I said I walked away from business because I seen what was coming. It won't be as bad this time. But who wants to lose 20 to 30% day 1 of moving in. Also I learned to never tell people they can refinance. The problem was people were not able to refinance. Banks for a while closed there doors to doing loans. That's why people couldn't avoid losing there home. I have enough, I don't need to make money off others people misery, and what's the hurry this is not like buying stocks where if you don't buy today you missed the bottom. Housing prices move slowly its easy to see a bottom.
Why will housing go down over the next year? Please give an actual reason.
@@AJA__1 Rates have doubled, housing gotten to a level where the price is out of reach for most buyers. Most people investments like stocks & 401k's have dropped so low that they don't have discretionary money to make risky purchases. And even though employments up, wages are to low for even a dual income family to buy the average home of $350k with 20% down ( not to mention the only people with 20% to put down are people that have a home to sell to get that 20%). With banks having a run on money, and the fed and everybody else scrutinizing into how banks are loaning their money they have to be even tighter now than ever before about given just anybody a loan. I understand that the economies seems way stronger than we thought it would be after the pandemic, but honestly without the government giving every person pandemic money(from the rich to the poor) We would have slipped into a housing drop off in 2020 anyways. The only reason the housing market took off again was because people wanted to get out of city's and move in suburbs to get more space (since you were lock down in a pandemic). And all we did by injecting all that money was prolong the pain of having a down housing market. The money has finally ran out, and so has the prosperity that went along with it. It time to balance things out, Its part of the business cycle and it long over due.
