Now don't you think the person who would have purchased house 20 years back made a sensible decision. His property appreciated 10 times and he saved rent of 36 lacs. In case or say home loan of 10 lacs, he would have paid interest.
I purchased a Land and after 10 years its value is same. And trust me its true. Plz don't share conditional story. You purchased at right place and you are lucky. Not everyone is Lucky.
Practically not possible to invest 75000 sip for normal person but paying emi is possible... One who try to follow this will loose control with market flactuation and will stop sip... Home buyer on the other hand will able to make sure shot asset by paying emi

I am a retd from govt job. I bought a flat on EMI. Paying EMI 26303 /- I m getting pension only 34000/- pm No savings. Having 2500000/- loan on floating rate of interest @11.95. my flat present value is 45-50 lac. Please advice should i continue loan on EMI for 13-14 years. Or sell my flat and pay my entire amount of loan and save 20-25 lac invest in SIP and also save my entire pension. Will it be a wise decision to leave on rented accomodation?

You have considered rent 20000/- constant for the whole 20 years, which is a big mistake. Every 5-6 years rent gets doubled in metros. You have not considered the leverage of the loan. That means you have only 20 Lakhs in your pocket but you are getting a house worth 1 crore, you will get price appreciation on not 20 Lakh but the whole 1 Crore. Leverage is not understood by many. About 70 lakh there ...Delhi house current market price is around 1 Cr . My plan is to sell this building and purchase 1 floor house in lucknow of biger size then the old one and build 3 more floor and put 3 for rent and 1 floor for personal use ( i will live there ) .
