    Designed by international well-known architecture firm Foster & Partners, Troika was once the skyscraper that shook the town with it's design and price. It's located a junction away from KLCC, giving it ultimate access to the surrounding offices as well as LRT stations.
    This project clearly illustrates the difference between design approaches where in order to achieve the circular distinct form of facade, internal spaces somewhat needs to be compromised. Although every bedroom has amazing amount of view and space, the in-between spaces (circulation) was weird. There were doors that couldn't be opened entirely, narrow entrances to your rooms, and extremely open toilets which you'll spend money putting blinds later.
    As the properties surrounding KLCC has increase dramatically over the years, it has affected the price of Troika. In other words, it means that this might be a bargain at RM 1200 psf meanwhile the surrounding price is over RM 2000 psf. Just be informed that the scale of these units are very big in accordance to the design requirements 10 years back.

    You are right when buildings are constructed so close in KL. Defeats the joy of having a high rise unit when you open only to see the opposite neighbor or worst, an office. Town planning is bad

      I guess this is quite common around CBD areas. And this is exactly why I like to use video to demonstrate phenomenon like these so everyone will understand.

    Came back to watch this one again. Foster is a genius. The odd angles should be celebrated for originality.
    MCO must be driving some distress selling. There are units slightly smaller for ~1.8M - what a steal for that location. Heart of the city; covered walk to Bukit Bintang.

    $3000 a month for a lush apartment near singapore. id say you people got it good. something that big and luxurious will cost at least $10k a month anywhere else.

    No doubt the facade and massing design is sublime! Super elegant and robust and timeless. A true magnificent addition to KL city skyline. Although the overlooking issue is expected given the radial arrangement of massing, the angular part of the unit layout is a bit disappointing.

    Really dissapointed with the balcony views with a 2.5 million price tag..just saying,y ou might as well make the balcony bigger and turn it into your own little garden,which is much better than all those tower blocks outside...

      Unfortunately it's quite a common issue for buildings in the CBD area. But that size really makes a great little garden though. Hahaha=)

    It's a nice place...clean, comfortable, good secure service ,shopping area😘ezy finding food,agaist to LRT station...but pls don't driving in thisarea anymore ..traffic terrible jamm...🥶🥶🥶

    To be honest, this place is difficult to live in with the scale of the construction outside and the ensuing noise. By the pool, the sight and noise can be overwhelming with the construction. The rental should be higher but many owners are desperate to get tenants. I'd go back again when the MRT station is completed, not before.

      You def won’t like KL then - it’s booming; construction everywhere.
      As far as the metro the main KLCC station isn’t far. This ‘East’ station is just going to be even more convenient.
      Sean, given the amount of new buildings still going up I assume you’re investing for the long term. As such I completely agree - but something brand new, not 10 years old. Good luck.

      @@WestCoastAce27 KL is not booming in the economic sense. There is way too much supply over demand and a certain number of developments are fronts for money laundering - as can happen anywhere. Much of the overall construction across the city are the remnants of a certain government before May 9 2018.

    it's very nice to see such luxurious unit, however on the sad side, you mentioned such units only available to expats and I assume limited elitist, which means ordinary Malaysian will not be able to enjoy in Malaysia. :)

      Maybe we should shift the perspective. Instead of being sad, we should be motivated on striving to stay in of this. Because these are the people who have worked super hard, or super lucky lah hahaha=)

Btw do you know like the occupancy rate of such luxurious condo? as far as I know in Penang, a lot of condo thesedays are less than 70% due to its price higher than normal average income affordability.

    Just discovered your channel! I'm not Chinese and I have issues with the unusual angle and design.. feels like it is not Feng Shui-friendly and it is not ergonomic, for me at least.. You're right on the outside it is a beautiful facade like brutalism meets modernism but the in-between space on the inside is not likeable. I do like the restaurants though!

    Nice facade, terriblr interior layout. Everywhere you go you risk langgar tiang. In addition to bad fengshui, also risk physical injury. No wonder rm1200 psf in a super prime location next to a klcc.

    Overall I like TROIKA design except for the weird corners in the interior space. I love Norman Foster designs hahaha i maybe biased.

    Form over function. Compare it to dua residency which looks like 2 rectangular boxes with vertical bars, dua residency floor plan is so much better.

      Well that depends on is it a new property or subsale. For new property bought from developers, it's usually empty unless you buy fully furnished packages. Then for subsale, you'll have to negotiate on the existing conditions.

    1200 psf is actually a bargain. But overall price its still 2.7m lol. A bargain that few people can afford I suppose.
    11k per month is almost 5% yield, not bad at all. If only I have 2.7m lying around!

    I would rather purchase a luxury condominium outside KL or rather far from KL city center. Pay to these luxurious condo yet need to encounter with the construction noise and with no views. Public transportation? Nahh KL is easy place to get a transportation esp grab and soon mrt/lrt/monorail are easily access.

    It's not bad for a 10 year old condo. I like the facade but the interior design a bit weird as what you said.
    The other thing I don't like is the view from that unit.

      My take of the city centre is tough competition. A lot of new projects are coming up within that small area. Although the rental market is great but the secondary prices are not not increasing as expected=)

      It's because that the strategy to massively bring down cost. As the team can predict the amount of furniture and appliances, they can buy them in bulk so everyone can afford to live in better looking homes.
      If every design is customized, most likely every piece of furniture needs to be either custom made or buy off the shelf which can be really really costly.
      But as for the design, the company have more than 20 over designs for owners to select from but it's always that few popular ones that they prefer, which results in the video showing similar ones.
      I work there by the way that's why I understand these hehe=)

      Anyway, it's for investment purpose so I don't think putting in a lot of capital for ID is sensible though.. If it's for ownstay then I fully agree with your statement.

      Yupe. The facade was well done but you can tell the age of the building based on the timber flooring, toilet design, electrical sockets and facilities..
