Thanks for the review. Few thoughts; 1) Akward accessibility; 2) Putting living space upper floor make sense because its probably where you wanna spend most of your time. 3) U really need to install a cooking hob, 4) Main difference between the two bathrooms are;one has shower, the other dont 5) developer intended the living space to be downstairs; bad idea 6) invest on a ladder; so you can reach db box 7)if fully use aircond, tnb charge gonna be a nightmare
My living space is at the loft area too, very spacious and all my guests love it. One bathroom and one powder room is necessary la unless you’re staying alone. One thing I must share is the view with firework is spectacular because there are a lot of landed houses haha 😍
I went to hava a look at one of the unit on a high floor 32nd and the decor was somewhat similar to what as yours but a little diff in a way.. 1 the dining table was also placed in the main hall ( lower ) as trying to place a dining table close to the kitchen area would be a tad tight plus oil / warm environment, not to mention, the washing of plates /preparation for meals will be done there ,making it physcially a tight space for both diners and users. 2. Fixing another instant shower facilites in the small bathroom for guest stating the the small room makes more sense.and i dont think thats a terrible cost involved, as the Master bedroom user can than latched the bigger bathroom door from inside and then treating that as the master bedroom Toilet/bathroom. 3. On the "Loft" that unit has a sofa couch facing a flat screen huge tv on the wall and behind the sofa lies another 2 single bed... very nice done and it wont feel clastrophobic nor untidy,,, Can be a great idea to just drop onto the bed when you are too tired chilling out on the sofa and /or watching netflix on the smart tv. Overall the 868 ft2 can be used as a small family irregardless , with a guest room below beside the master bedroom. the guest can still used the toilet/bathroom downstairs with equally conveninece ( with just another instant shower unit fixed) as the loft has bigger glass windows, i feel that should be reserved for sitting down and enjoying the good view in between the TV programes..... 4. By the way, I noticed for the unit that i had visited, that the small side corridor on the loft had a small workstation movable placed for the owner/user to have some time away from the diners downstairs or those using the loft sofa for chit chat and enjoying the view... 5.Also I dont think that extending the base of the loft from the samll corridor end to the kitchen is a good idea. as then it will just make the place esp from the lower floor feel that there is a roof above making it more crampy... Further the loft is really big enough for almost having a chill out sofa area, a small work station, and 2 single beds .... and any extension will not make it any more aesthetics ... My 2 cents only
Isn't it normal for DB box to be unreachable at standing height? The reason for external access of master bathroom is due to the common one is just a powder room.
if from my perception, i would rather to extend the upper floor space , especially to extend the floor in order to slot in dinning table over there rather than lower floor, since the living hall was designed at upstair. the reason to kept one of the bathroom 2 way door connected which mainly because that bathroom is the only shower system existence
Another piece of work done by the makeover guys. Would like to ask if there is any promo/referral code if I would find the makeover guys for my unit (to be handed over soon!)
Luckily the road where the entrance is located isnt too jammed during peak hours. If you come from MRR2 then youll be fine, but if you come from Jalan Cheras, you will have to take a turn into Taman Midah and go thru Lotus and then reach your entrance. Overall the project looks very extravagant, always pass by this building when going to work
@iherng thanks so much for encouraging use of lrt/mrt in more recent videos. KLites need to take advantage of the great transit system we have! Keep up the good work!
I'm curious of one thing about condos. Is there an exterior outlet & piping for the kitchen exhaust hood? Where goes the air & smoke that's being sucked?
Seen a video a while ago the different developer the upper levei of duplex has a door for exit in case of emergency ...yes the additional downstair bathroom maybe be placed at upper level I guess
The layout is really weird and tight. I think it's meant to be one of those properties for Airbnb and room to let purpose. The orientation of the unit is not very conducive for family use. Lol!😅
Personally I would say Nexus Taman Pertama, more aminities and retails, also we have Eco cheras, and M vertical as a referral about the rental market performance, the last thing is that it is nearer to KL center, ahahaha personal opinion. Last is that PAD got few unit left not much option
I like your word, if you got extra budget for your dream design & renovation 😂 Anyway, although it is near to MRT & good for transport to KL city, but it gonna be nightmare during the morning peak hours (those who take MRT on this line should know what i'm saying)
This duplex layout is so weird. Normally upstairs will be a bedroom not a living room 😂. Also, Corridor upstairs leading to no where 😅. Like this project, their newer projects are now built on small pocket land which was also an abandoned toll land..This developer is known for their substandard materials and poor maintenance based on their past projects. Wonder how would it look like in a year’s time.
can i get recommendation pla for a studio unit not sharing close to UOA Business Park? budget around 1300Rm. am torned between getting some place farther but cheaper unit or a close by but price is beyond budget. thanks for any help on this.
The layout is really weird. The 2nd room and 2nd bathroom is really small and doesn’t seem to have a shower space. Renovating is a really costly affair and the cost of buying + renovating opens up to many other options. That being said I think it can be very compelling for short stay play. And that R floor to stop before you can go up to your tower feels like sky lobby in hotels. I don’t mind doing it as a tourist, but I don’t want to take 2 lifts to my unit everyday.
this building suppose not to be exist, tmn midah is overloaded. we did protest with YB before it build but no used, the developer too powerful? this building really make the traffic worst in that area.
I cannot lah this one. The double height is reversed. It should be facing the window so you get the "wow" and airy feel. Now it feels trapped like inside a cage. Oi arkitek, macam mana ni.
Layout n design looking like taking inspiration from NY loft type layout. Especially when you see the ground floor tv, cable layout, where they set the couch/sofa under the stairs.
13:01 The smaller bathroom doesn't have a shower area leh, more like a powder room, if no door to the other bathroom the other occupants will have to go thru the master bedroom to shower 🤣
Guess the reason why people buy this property is the convenience of location. And a place to stay lol. Probably just enough for couples. The wardrobe at “master bedroom” looks kinda sad tho. Hopefully this arte cheras won’t end up being like the poorly managed arte mont kiara.
Well I learnt that everyone has their own preferences and reasoning when they buy property. I do hope the same too regarding the maintenance part:) Thanks for watching.
I thought usually loft layout will have atleast 7.ft of big windows so you will feel much more space and better sunlight, but this layout ...hymm really questionable.. a lot of unnecessary layout design which is not practical makes the whole package looks so oppressed.
❤ THANKS for your constructive review ..... hmmm ..... this is the most dislike unit thus far 😂 seriously wouldn't pay that much for it 😅 2024Jan29th, Mon
So many people make it as airbnb. Dont feel safe at all. this is why I hate commercial property. Went there once to a friend house. So many level or security and lift exchanged just to get into a house. On weekend, like Sardine. I'm blessed I don't buy this property 😂
Blows my mind why people still dare to spend their money on Arte projects.. I mean just look at their past projects! Also GG when there’s a fire, short people can’t reach hose reel. GG when a fuse blows at night, can’t reach DB box in the dark 😂
Very important questions, please help if anyone knows - Who/Which departments actually have the power to refrain all those illegal parking along the road before&surrounding the building? I think this happens to alot high rise apparently and it seems so difficult to take action on it completely? Any sifus knows?🥲
1. Make report to the local council like DBKL, MBPJ, MPAJ etc. 2. Make police report 3. (This is something that I see, but please don't try this) there is a condo nearby one of the SUKE entrance, before the construction, a lot of cars were parking illegally on the main road outside the condo. one day, all the illegal parked cars were heavily damaged, the car body got extra paintings, windows broken, door broken etc. Ever since then, no more illegal parked car dy.

I am curious what happened to their Arte Mont Kiara and Ampang? Maybe iherng can go and see how it looks after a few years
The building looks quite fun inside
Isn't it normal for DB box to be unreachable at standing height? The reason for external access of master bathroom is due to the common one is just a powder room.
No lah. It’s always within reachable height lah. Let’s say if the circuit tripped, how to reset it leh?
i wonder too isnt it normal? i have two units and both are not with reachable height though
I always saw this building and always find the design quite interesting lol
Now i know what this is. Thanks Iherg for the review always
Interesting looks of luxury suite in a green mature landscape and busy areas despite very close to the railway and main road.❤ 34:12

I'm curious of one thing about condos. Is there an exterior outlet & piping for the kitchen exhaust hood? Where goes the air & smoke that's being sucked?
now mostly using filter hood needed to replace once a while, unless the kitchen have a yard beside then the air and smoke can go out.
Seen a video a while ago the different developer the upper levei of duplex has a door for exit in case of emergency ...yes the additional downstair bathroom maybe be placed at upper level I guess
That’s Eko Cheras duplex layout:)
I think that’s more sensible actually.
The layout is really weird and tight. I think it's meant to be one of those properties for Airbnb and room to let purpose. The orientation of the unit is not very conducive for family use. Lol!😅
This is clearly not for family building lah hahahaha. Thanks for watching Nick;)
I wondering how the units with the external facade decoration covered will look like.. hmm..
I wondered too. Can only guesstimate now haha:)
Still can see outside with the brightness drop around 30%? Like what you see at the backside of car when you pull out the sunblock sheet.
@janetlim wowww interesting! But still hope for the real photos of those units
wait til nighttimwe you'll see the whole building facade lit up with LED transition effects🙂
Yeah, residents have no way to enjoy them though.
Nice new decoration but it will costly for maintaining
Hi iherng, which one better buy for investment between nexus near mrt pertama vs pinnacle ara damansara?

Yea. Congestion for train taking is also a thing that is often neglected.
@@iherng ya, actually it is quite convenience to reach KL by car if working there. I got friend stay this area too & transport by own car
Its actually 4 mrt stations away from trx instead of 3, you skipped cochrane station🤭
Interestingly, the unit beside has the foyer tiles 'tied directly' to the tiles of the corridor.
🤷🏻

Yes i bought astrum ampang

Yah mifah before arte already got many outsider. Now lagi many outsider.. Jam jam jam parking also make ppl angry
Wth r u talking bout? 💀🙏
That super dark facade paint gonna contribute to extreme heat 🥵
My friend stays there. Surprisingly it isn't as hot as many people think
I closed all the window n on the fan I feel cosy
Can you do a review on Riana Trees (showroom) by IJM?
Let me try to call my friends haha;)
Did you drop by The Connaught One showroom? Since it’s nearby😂 waiting for the review !!

Right? That’s why I tried so long to figure out why haha:)
Finally 😘
Thank you iherng

Very convenient... but the building have alot of issues.
what kind of issues ?
LV inspired monogram facade. Very loud indeed 😅
With a tinge of poker cards hahahahaha:)
ID/Architect: how gaudy do you want the condo to be?
