Perseverance, being available and not dragging our feet were key! Also, do not come with your 'list' unless you are ready to pay and have a lot of money!! You need to move and move fast!! Way different today...We bought a house because rents had skyrocketed so much!! Again, we had to make an offer same day or we would've lost this house...Full price too so as to lock in the deal or lose it due to a lesser than asking price! We got lucky, but also it took hard work! BTW, we rented in Avenidas Novas...LOVED IT THERE!!

Most IMPORTANT of all: landlords also ask for proof of income, such as your last tax files, last year's income, current income and contracts. If you are self-employed you may be asked to show proof of where you are registered as self-employed and income for last fiscal year(s). You don't have to show any of these documents but... you guessed it: the apartment will go to someone who can show them. And last but not least: you need to have your portuguese tax number ready, as it is necessary to go on the rental contract. You cannot sign a rental contract without your own NIF (tax number). A NIF number can be obtained for FREE by filling a form at any tax department (Repartiçao de Finanças) anywhere in Portugal. But some money sharks will charge you 500 Euros to get it for you. You need to provide an address that you can use for at couple of months at least, as the Tax Office (Finanças) will be posting your new NIF number to that address. A friend's address is ok. When you move you need to update your address with the Finanças, but can be done online if you understand portuguese.

I don't feel it's my place or expertise to give advice on what a realistic price range is because honestly the prices of apartments are fluctuating like crazy lately. Also, while I do work in the real estate business, I don't consider myself a real estate professional by any means - I'm just someone who acts as an intermediary :) I highly suggest reaching out to a couple of different real estate agents in Lisbon to get a more accurate idea of what is 'realistic'. Does your firm deal with properties outside Lisbon and Porto? My particular interest involves trying in 2024 to buy (rather than rent) a one-bedroom apartment in Coimbra or Braga. (I currently live in Melbourne, which is nightmarishly expensive to live in even by Australian standards. Considerably more expensive than Lisbon, for instance.)

However, it is also certain that flexibility, speed, and some Portuguese patience will be required... otherwise you will likely end up disappointed. Also, if you are planning on living somewhere other than the Greater Lisbon or Porto area, then you will likely have a much easier time! Location plays a HUGE role in the equation.
what do you mean by just be direct? I tried calling them but majority don't speak english or don't bother to speak english in these situation. I have the feeling that they prefer to rent to portuguese people when there is the choice

Or, working with an agency that will help you work through the apartment-hunting process. Yes, the Portuguese do have the reputation of not being best with the phone, of course not everyone is like that, though.
