I plumbed a house for a guy who was doing his own framing. Day one I asked why his bottom plates were doubled, but not his top plates. He assumed I didn't know what I was talking about and asked that I get the rough in plumbing ready for inspection by Friday. I said, "Okay, but it is going to be time and materials to make changes after the rough framing inspection."
I made a ton of dough on that one.
Haha.. well at least you tried to tell him!
I would never use a single top plate on anything not even a doghouse care about my dogs to much to needlessly endanger them.
A note to add...if you don’t use a double top plate, you’ll run into major issues when you go to hanging your drywall. Precut studs at 92 5/8” plus a bottom and single top plate only give you 95 5/8” vertical height. Your board hangers will never want to bid another in another one of your jobs in the future.
J Wil, I don’t disagree. But a lot of the residential builders around here run 5/8” thick 4 x 12 or 4.5 x 12 sheets horizontally for 24” ctr outer walls. And 1/2” thick for inner 16” ctr walls. So a true 96+ or true 108+ height speeds up the hanging quite a bit.
Double top plate also makes fastening rock and molding easier.
Would love to see the video that's the counter-point of where single top plates are acceptable for interior non-load bearing walls such as in basements and also non-load bearing interior walls under truss style roof systems!
Back in the 70s, my dad took a dump in his old tool bag and left it on the site, the next day this guy was wearing it, dad said he stunk like he shit himself
Hahaha!
Double top plate gives you better nailing for trim as well!
what are your thoughts on Advanced Framing using 24 OC studs and single top plates?
Nothing wrong with it.. we build a lot and three-story houses here in the mountains though which require 16 inch on center studs on the lower floors. Top floor could still be done using this technique though. Another consideration is simply the spacing of studs for attaching Sheetrock on the inside and siding on the outside. Closer studs ie. 16” OC will stiffen both of these surfaces. Your thoughts?
Why do inspectors make you nail to the furthest top plate?
Thank you. I learned something important today.
Can you add a break in the double top plate
I love you guys, easy to understand how it's done correctly. Great job!
So I bought a shed a while back 16x44 I notice from the beginning it doesn't have a double top plate now I now its a shed but I still want to add strength to the top plate so could I not add a 2x6 in between each 2x4 or every other 2x4?
Would you ever do a double bottom/sill plate?
Yes, same principle i think.
Do you all have a video that explains what you do if you end up with a situation where three walls meet in one spot? For instance, you lift a 16 foot bedroom wall, a 16 foot living room wall, and where those two meet there happens to be a tie-in wall. You can either use the double top plate to tie both exterior walls together, but have the tie-in wall not stabilized by it, or do the opposite: double plate the tie-in wall, but the exterior walls won't be joined. Isn't there also code about how close the overlaps of the double plate are with the joints of the 1st top plate? It seems excessively tricky to resolve so many things concerning the layout when it comes to how these walls intersect.
I would love to see a video on this.
Another reason: A straighter wall. To counteract the direction one plate wants to crook, fasten the second top plate to oppose it.
Great tip.. we do this as well!!
I did a garage renovation for a new office space and an inspector had me top plate the new interior wall down the center of garage. Even though there was no load on it. I didn’t agree but I went ahead and did it.
Need to replace 11' of both top and cap in place and can only get to it from one side.
Do I need double top plate for things like basement wall framing? Thanks
I came here looking for this answer. Have you figured it out?
Section R602.5 of 2018 International Residential Code says non-load bearing walls shall be capped with not less than a single top plate.
No you don’t need 2 top plates for basement finish. The walls are not weight bearing
Thank youuuuuu sr clear. About why double top. Thank you
Well done Brothers Beautiful House WOW what a view
Builders regs in Ireland stipulates double bottom plate and double tops. That's a beautiful framing job, what part of America?
Thanks.., cheers from North Carolina

do you need double top plate if framing a room in a basement?
enverness houses never do that. if you are tell do something extra money.
Do I have to overlap interior wall top plate onto exterior wall bottom plate? (Tie in) or is that just exterior walls?
You don’t have to do it. It is just a good way to make it more secure.
And a double bodom plate?
Makes me feel better about doing my shed with a single top plate.
Why not spend a few extra bucks and double plate it makes a much better building and lots tougher!
You are so good
Why are double the boards use instead just using thicker board?
For a couple of reasons....2×4's are a standard size, so they are easy to "find", another reason is because when you fasten the studs, you are nailing through the first plate into the top of the studs, then you add the top plate....if you were using, say a 4x4 or 4x6 common nails wouldn't be long enough to reach the studs.
@@scotthilliard7177 I could be wrong, but they should overlap too, which would mean you'd have to cut a lap joint in the 4x4. Waste of time.
When you nail the top plate down nail over studs electricians don’t like drilling through nails
Yes... great tip
Plumbers dislike it too, but that's what is great about hole saws. Sadly, not checking for fasteners prior to hole cutting ruins a nice sharp self feed boring bit.
I learned that the hard way.
F De Mascio there are bi metal hole saws for this
we never use double plates. waist of lumber
Maria Lohman reading your comment was a WASTE of time.
@@patrickodonnell7111 You understood their comment, yet wasted your time to correct them.
Do you glue your top plate too?
rap freak no need to glue top plate, you should lock nail through the top and bottom. Lock nail is 2 nails that you shoot in the same place but shoot to left and then to right.
Yep
What Carson said 👍
