Your condo is close to the Pasig River. Beautiful view. Ours is close to SM Light, also built by DMCI and it's the South Tower. Our unit is also a 3 bedroom unit. Our balcony is facing the pools below. The design is almost the same as your building. Going home real soon for a much needed break. I'm from Chicago BTW.

Congratulations on your “home away from home” and thank you for opening your home to all of us and giving us a peak inside! To put things in perspective, we purchased a 77 square meter condo in Makati (developer is Alveo, an Ayalaland company) in 2014. The purchase price was a little over 10M. Today the same unit (if purchased new) would run north of 22M. However, the HOA per square meter appears to be significantly higher in my building, 142PHP per square meter. Based on your and other’s comments, it appears that Alveo charges significantly higher HOA dues than DMCI. Moreover, I would note that the amenities in my complex (it is compromised of 3 towers with a total of approx. 1,300 units) are about the same both in terms of variety and quality as yours. Just something to consider for anyone else shopping around for a condo in the metro. Also, yearly taxes are about 35,000PHP and our condo insurance runs another 10,000PHP per year (we use Commonwealth Insurance. We had AXA, but ran into many headaches trying to renew our policy while we were away in the US). Thank you again for posting this video. I found it very interesting! Best to you and your wife!

GP, i also bought ftom dmci in dansalan garden behind boni abe..3 buildings only in the area.. dmci is resort type development... airy and light sustainability.. open space too.. you dont feel cramped... compare to other developers.. dmci condo designs are very good..environmental considerations..

I know this condo development...I totally agree DMCI is indeed one of the best builders locally, I myself bought a 2 bedroom unit in a new midrise development along the Sucat Paranaque corridor for its proximity to the airport and the Paranaque Pasay entertainemnt and shopping areas. I orginally planned to stay 3-4 months out of the year but now spending more time here than in the US... DMCI's newer developments are open and spacious and have modern tropical resort ambiance...
A wonderful place. You can do mini catering service to come to your condo. They will bring a portable cart with burners and all the necessary ingredients to complete your order. They will cook for you in your condo common area. They will set your table using your plates and utensils. After they are done cooking, they wash up their equipment, pack up their cart and leave you and your guest(s) with the meal to enjoy. After dinner cleanup is usually extra. This service is kinda expensive, BUT walk this path once and you might not want to take a different path. I have a small condo in Makati and I’m looking for a much bigger place. Unfortunately I like living in the middle of Manila in the middle of the action. Love your content and can totally relate to it.

I used to stay in a place on Roxas Boulevard near the US embassy. Loved the view at night. It was near the bay and Mall of Asia. I enjoyed having the ocean on one side. Building a house in Mindanao right now, but I love the city.

We love our small unit in Makati strict rules stone throw away from BGC and Glorieta malls business establishments on the ground floor perfect for what we need when we are in Manila, since we are planning to stay longer in the province. You need more space and open spaces if you're staying there most of your stay in Manila. you can never avoid any kind of issue what's important is how they go about fixing it and how fast. 👍
Glad to know you’re happy with dmci condo. We recently bought a pre selling dmci condo without visiting actual location. We just decided based upon our agent recommendation. Never heard of dmci before but their website looks great. In our floor plan the master bedroom bathroom is a bit smaller than the other bathroom. The third bedroom is a small room where only one bed can fit wall to wall.
There's quite a transformation in the Philippines, i wish the govt will do more to clean up the cities , Singapore would be a nice example.. The province of Laguna is one of my choices to retire in.❤From Canada 🇨🇦

I do lol. I prefer to live in the province where I can walk around the property. I have been retired for over 22 years. We just return from there last month for a 6 months staycation. If God permits, I plan on staying in the Philippines longer than staying here in Hawaii after this year since I will be getting my SS pension this August. And to avoid paying the over staying situation, I will just visit Hawaii before the one year period.

Many years ago, I bought a two-bedroom condo in the USA, and I could buy additional parking. I have two covered parking, one uncovered parking, and a visitor's pass for friends. Best Decsion EVER! It is so easy to rent out. Literally, as soon as people read that there are more than two parking spots, they rent it out. It's never on the market for more than a week.

About $100 per month and that includes common area utilities. Isurance and taxes will also be included in monthly fees so I expect monthly fees to go up a little.. You pay for insurance on your content, taxes on your unit and utilities.
I'm in the U.S. and I am building a condo unit at Megaworld Iloilo, suppose to turn over early next year. I'm planning not to rent it while I'm here in the U.S.. my question: is it OK to just leave it and not turn the AC on for several months? I hear people say that it will damage the interior (molds, etc). Thanks in advance.
Anything left out without having it checked from time to time is going to deteriorate. Thats why a property management service is needed, at least they will come at intervals and check things out. Having a good neighbor is a plus. Tropical climate is notoriously susceptible to such, normally the lower levels in high rise structures (1-3 floors) do get moldy issues quickly due to humidity and dampness do settle in these areas.

I have a condo insurance which only insures the contents of the condo. Another policy is held by the condominium to insure its structure. I'm using AXA Insurance.

Condo similar to ours inPasig now cost about 12 million pesos and it goes up every year. If you are at other location like Makati or BGC, this could cost upward of 20 million pesos. Someone commented that his cost about 50 million pesos. Association dues cost me about $100 per month and real estate and insurance cost about $500 per month. They may change this now to include taxes and insurance i the asso istion dues. Obviously, dues would go up but total should be the same. I got my first month electric bill and it us about 2,000 pesos or 40 dollars. And that is with a/c running all the time when we're home.
Continued: We do not try to save on air because of my wife's asthma. We did not receive our water bill yet so I have nothing to share. I will do another video on this soon.

How much did this condominium actually cost and how deplorable is the rate of return if one was to rent the unit out? Be careful with any condominiums in the Philippines because of the 50 year rule & the HOA not owning the land. Plus hefty supplemental assessments unanticipated due to low sinking fund reserves. It doesn’t matter where it’s at.

If I sold my property today, the capital gains is equal to 18 years worth of rent plus I get back my original deposit, past mortgage payments, bank interest and property taxes - All tax free because it's my primary residence. But my primary residence will be sold and inherited by my kids when I die. You don't need to be an accountant to know how much the ROI is on a paid off property that was purchased at a low price ages ago.

I know my friend who is retired Navy comes back to the USA if he needs any major medical issue treated. In fact he is currently in the USA getting treatment at VA hospital for a neurological issue. But other than going back to the USA for medical issue's from time to time he's spent most of the last 15 years in Davao City Philippines.
Tricare will cover your healthcare in the Philippines. You pay your bills first and submit your expenses to Tricare. Be aware that not all expenses will be covered.
I bought it 6 years ago and the price I pay is no longer relevant. However, today similarly configured condo units run in the 12 to 13 million peso price range depending on what floor you are buying. The higher the unit, the more expensive it gets.
If you are talking condo fee, not including taxes, I pay a little less than $100 per month depending on the exchange rate and whether you have parking spot or not.
Our condo is about 82 sqm. Similar sized condos are now running at about 12 million pesos ($216,000 at P55.50 exchange rate), and that is pre-selling price. Of course I paid much less than that 5 to 6 years ago.

You have to go to the 1st floor kiosk to pickup your delivered package. This is very helpful specially when you're not home to receive them.

I'm in the U.S. and I am building a condo unit at Megaworld Iloilo, suppose to turn over early next year. I'm planning not to rent it while I'm here in the U.S.. my question: is it OK to just leave it and not turn the AC on for several months? I hear people say that it will damage the interior (molds, etc). Thanks in advance.
That is true. We had to do massive cleaning when we came after 3 years. And we had a broken appliance as well (microwave).
Anything left out without having it checked from time to time is going to deteriorate. Thats why a property management service is needed, at least they will come at intervals and check things out. Having a good neighbor is a plus. Tropical climate is notoriously susceptible to such, normally the lower levels in high rise structures (1-3 floors) do get moldy issues quickly due to humidity and dampness do settle in these areas.
Keep your windows shut or birds will start occupying your unit. Like in the hundreds.

@vloggergrandpa2707, btw, I do own a townhouse in novaliches but I don't plan to live there. It's too crowded and I prefer my privacy and not too much noise. ( Rooster, dogs & neighbors ) High rise condos come to mind.

I'm tqgeq first owner. I bought it before the building was built. No, I do not wish to rent my own living space. I only rent out the parking spot.

I have a condo insurance which only insures the contents of the condo. Another policy is held by the condominium to insure its structure. I'm using AXA Insurance.

Condo similar to ours inPasig now cost about 12 million pesos and it goes up every year. If you are at other location like Makati or BGC, this could cost upward of 20 million pesos. Someone commented that his cost about 50 million pesos. Association dues cost me about $100 per month and real estate and insurance cost about $500 per month. They may change this now to include taxes and insurance i the asso istion dues. Obviously, dues would go up but total should be the same. I got my first month electric bill and it us about 2,000 pesos or 40 dollars. And that is with a/c running all the time when we're home.
Continued: We do not try to save on air because of my wife's asthma. We did not receive our water bill yet so I have nothing to share. I will do another video on this soon.

How much did this condominium actually cost and how deplorable is the rate of return if one was to rent the unit out? Be careful with any condominiums in the Philippines because of the 50 year rule & the HOA not owning the land. Plus hefty supplemental assessments unanticipated due to low sinking fund reserves. It doesn’t matter where it’s at.
So many people are ill informed about the 50-year rule. I will try to interview a real estate broker who will shed light on this.

I bought my primary residence for $700K 12 years ago on 25 year mortgage. My primary residence is now worth $1.6 million. If I sold my property today, the capital gains is equal to 18 years worth of rent plus I get back my original deposit, past mortgage payments, bank interest and property taxes - All tax free because it's my primary residence. But my primary residence will be sold and inherited by my kids when I die. You don't need to be an accountant to know how much the ROI is on a paid off property that was purchased at a low price ages ago.

It now runs 12 million for similar configuration. However, it all depends on the location and elevation of the unit.

About 80+ sqm. It is now 13 million pesos including parking spot.

I know my friend who is retired Navy comes back to the USA if he needs any major medical issue treated. In fact he is currently in the USA getting treatment at VA hospital for a neurological issue. But other than going back to the USA for medical issue's from time to time he's spent most of the last 15 years in Davao City Philippines.
Tricare will cover your healthcare in the Philippines. You pay your bills first and submit your expenses to Tricare. Be aware that not all expenses will be covered.

I bought it 6 years ago and the price I pay is no longer relevant. However, today similarly configured condo units run in the 12 to 13 million peso price range depending on what floor you are buying. The higher the unit, the more expensive it gets.

If you are talking condo fee, not including taxes, I pay a little less than $100 per month depending on the exchange rate and whether you have parking spot or not.

Our condo is about 82 sqm. Similar sized condos are now running at about 12 million pesos ($216,000 at P55.50 exchange rate), and that is pre-selling price. Of course I paid much less than that 5 to 6 years ago.
