    In Pattaya, TH luxury condos are sold fully furnished with quality furnishings. Like 4/5 stars hotel amenities included... pool, gym, 24-hour security, laundry, cleaning, etc.

    I'm not surprised there was a water leak. from your video, the faucets wrap in plastic hope the developer tested the faucet valve for pressure and leaks same goes for the drain system. In California, they test all that prior to the walk-through of the property prior to closing.

    Why all that is not included on the price purchased? That’s the reason why I don’t like to buy any condo in PI.

      That is how most condominiums are sold. It all depends on your contractual terms. So, be sure you understand what you are buying. When I bought the condo, I was trying to arrange for certain materials to be different and they said NO. You will get what they have in their master plan and it depends on the buyer to make changes that they want after the turn over. Of course, if you buy a completed unit from an existing owner, that will be a different story. But you may still have to make changes to the way you want it to be. It's not like buying a single home where everything could be custom-specified by the buyer.

    Same with single family homes in the Philippines, builders turn it over BARE unlike in US. In US, the builder will send you to their contracted store and a shop to choose appliances and upgrades, and the builder will supervise the installation of everything except curtains, no stress.

      Builders in the US also give the "new" owners a walkthru before they take possession of the property. If any defects are noticed, they will write it down and have it fixed by a tech on the spot. In our case, my wife and I wanted a centralized A/C and hardwood floors in the kitchen. This bumped up the price by about 5 or 6k back in 1996. Don't know what it is now. Yung original was 319k became 324k after the upgrades. LOL but the house has been recently appraised at 1.4-M.

      You also get a walk through on the Philippines unless you opted not to do it.

      @@TheMilpitasguy True. Our new home then came with 2 units of centralized HVAC already but after 20 years we replaced them with a more reliable and efficient ones. A walk through is a must in US and they fix it on the spot and if you notice any defects within a year, they would also fix it. We basically just moved in with our stuff and home was ready except for blinds and curtains, we installed those, easy. So far after 20 years, no issues. Builders are more careful in US as they can be sued by homeowners.

    Vlogger Grandpa, I can picture myself living in that condo. Who will watch your place while you are in the USA? And vice versa, who will watch your house if you are in the Philippines? I always have this in mind, if I choose this route living part-time in a place

      There is security, and my condo was in good shape after 3 years being vscant except for cleanup work.

    Thanks for sharing. I have been following your vloggs which are very informative. We have purchased a condominium which will be turned over to us March 2023. Were you able to ask the condo management or developer to refer you to an electrician and handyman to fix or install whatever you wanted to add or change in your condo unit? Or did you have to find/ contact them yourself?

    Is the AC system not centralized? You need to individually install each room with a window AC?

      Yes. Centralized a/c is not common in the Philippines. I only see them in large commercial establishment. Most, use window a/c or split air conditioner which is the larger unit with the compressor outside the house/building. I'm using that for the living room, and I'm hoping it will cool the entire condo in the day time. However, I'm still planning to install a ceiling fan in the living room to help spread out the cool air to the other rooms.

      No central HVAC and whole house water heater in Pinas, one of reasons I retired in California with a paid-off house and zero debt. It is OK to just take vacations in the Philippines once in a while and stay at a 4 or 5 star hotels than buying a condo with non-stop monthly fees. Not worth it buying a condo or property there in my opinion because my wife and I prefer a stress-free retirement. We only stay there for 3-4 weeks and have to return to US for me and my wife's sanity. Philippines was more fun in 80s and 90s. Just my personal experience and opinion.

    I am assuming you purchased your unit brand new. We bought ours during the pre-selling phase in the Marquee Residences of Angeles City near Clark International. The cost was substantial with sub-standard materials in the unit. The developer is supposed to be reputable but it sucks! That is the first and last of any investment in the PI.

      DMCI partitions between unit makapal. hindi naririnig ang katabing unit unless mag puktok at mag barena.

      Dmci, a respectable builder turned it over to you in a not-ready to move state? That is disappointing really.
      Yet, you turned it around and now looks very cozy and comfortable.

    Been there, done that. Try selling your condo and that’ll be another experience. Let me just say I’m glad to be out of the Philippine real estate market. It’s not for the small investor. Tax laws and continuous construction of new condo buildings both conspire to either lower the value of your property or significantly reduce your gain from its sale.

      @@vloggergrandpa2707 if the zonal value of your property is higher than your actual selling price, your capital gains tax is based on the difference between the zonal value and your acquisition cost. Law does not take into account existing market conditions.

    What is the area of your 3 bedroom condo? I have recently purchased a 3 bedroom condo from dmci in pre selling, so I can’t imagine if 97 square meters is good enough.

      It is 82.5 sqm. It is small, but good enough for retired couple. Never compare it to the U.S. because our homes here are huge compared to the Philippines.

      @@vloggergrandpa2707 I have learned so many things from you. Thank you very much for sharing your knowledge and experiences. One sad thing about living in Metro Manila is the accessibility for disabled people. Sidewalk are impassable due to vendors or occupied by parked cars. Motorists often don’t know who has the right of way. When will they change? Not in our lifetime.

    Lolo, you were informed of all these before you signed the contract. Bare unit. You the buyer will do the upgrades. It’s actually better than buying a dressed up condo that doesn’t jive with your tastes and style.

      I agree. Most condo's are this way. Now, of course if you buy an existing one, it will have all the existing amenities that you may not even like. 😬

      The same unit is now going for about 12 to 12.5 million. At least that is what I was told. I was going to look at a similar unit that is close to us. Unfortunately, I did not have the time to do that.

      No. Not yet. I'm really enjoying it there. My blood pressure and my wife's are really reduced. But that is because I have the option to go back to US anytime i want. Without that, I think I'll feel differently.

      @@mb1636 I noticed that not only in condos houses too. might be the plumbing vent system and not using the J pipe , toilet bowl flange floor connector. you can always smell the septic gas.
