- It’s been widely reported in the mainstream media that there will be a tourism ban in Spain in 2025, so find out what it means for you.
On the back of these news headlines, I will also tell you what you need to know if you are booking an Airbnb-style property in Mallorca and measures have been put in place to control this type of holiday accommodation.
Will it make any difference to tourism saturation on the island? Only time will tell.

Great informative video 😊
I just wanted to add that there is a company that can check whether the property is legally registered with a tourist license. It’s called I-PRAC. It’s not just for Mallorca. The owners have to pay to register their property and I would imagine they are checked and verified or the website would fall foul if they didn’t have a verification procedure.
I’ve not used it but it could prove useful if anyone is considering renting a property for their holiday.
Great info, thanks Denise. I've pinned this here for further info. I'll look into it too.
Hi Alex, thank you for your latest update. We have just booked to come back to Alcudia for our 3rd time in September. Honestly can't wait again 🌴🏖⛱️🌞😎
Hello!!! Oh that’s just fabulous !
Great info, Alex. In my block of 30 apartments there are at least 5 ‘holiday rentals’, and as my block doesn’t display a blue ETV plate at the entrance, it can be assumed that they are illegal. So I would support your comment that 50% of holiday lets are unlicensed!
So it’s ESSENTIAL that extreme caution is taken by anyone considering a self catering holiday let that isn’t part of a complex. 😎
Very interesting update Alex. Yet again you get to the heart of the matter. If in doubt ask Alex. I can't wait to get over to Mallorca. Best wishes, John
Aww thanks John - I have to make these videos because people do listen to these headlines!
Thanks Alex for your Monday update.
Thanks for watching Diane!
Well done keep up with your great work you are doing and amazing content ❤
Thank you Graham!
Great n SUPER Informative v-log :-) Many thanks Alex..
Brilliant information Alex. So clear and concise. Thank you for taking the time to explain this
Thanks Tommy - I needed a few teas to get going today after yesterday’s hike !
Many thanks for clearing up this news article, I got this Spain banning people headline on my phone today and was like omg
Great informative update. 👍
Thanks Caroline!
Thank you Alex! I'm getting really fed up with these 'Click Bait' headlines on newsites. Phrases like, 'tourist ban' are unnecessarily divisive. It sounds like a sensible policy in Malaga. The grievances people in Spain have are no different to those living in places like Cornwall. As for hostilities towards tourists, we saw nothing of the sort in Alcudia in August. People were very welcoming.
Fantastic to hear!
Thanks very much for the update Alex you're doing a great job calling this out see you in may 👍🌴😎
Thanks Joseph!
Your welcome Alex keep up the good work 👍
Great information Alex thank you
Thanks for clearing this headline up Alex. Its so misleading! Great informative video. 😊❤
I booked alcudia again for july 2025, the next day i seen " spain tourism ban " then i looked into it, pheww see you end of july 😂 great video, clears it up loads.
Roll in Summer ! Avoid the news til then !
Love your input on this and other issues that the UK press sensationalise, and the way you put everything back into perspective. Keep up the good work.
If your renting a no licenced apartment or villa . Then your opening yourself up to all kinds of risk..
All businesses need to be licenced in Spain ..
Thanks for this vlog Alex 🎉
Absolutely - would be mad to do so ! And I’m thinking of squatters rights !
this friends thing when renting actually gets on my nerves , have a place in Cala dor every time you go always new faces at the pool but its always a friends place .
YES !
I went deep on this article and I was going to ask the question but here you are answering it for me and everyone else - Thank you. There was another article reference giving ID to hotels and proof of funds in bank accounts (showing statements). I know this was spoken about last year and its something which doesnt sit easy with me. Hotels and hire car companies already take your passports and photocopy them but Im afraid I see no reason why they should need to see whats in your bank account! I wouldnt be on holiday if I couldnt afford it. Whats your take on this Alex? Thank you again and fingers crossed they dont press ahead with this

My family and myself are going to Palma Nova in May and stopping in the Aqua Sol Aparthotel for a weeks holiday (6 adults and 3 children ) we stayed there twice when our children ( now grown adults with children ) was little many moons ago. We are all looking forwards to our stay there. I for one do not listen to what main-stream media has to say, in my opinion they just like to scaremonger and stretch the truth or just tell blatant lies.
We are coming to palma nova march/April,,, june/ July, sept,/October this year, can't wait, all booked up. Abd hoping December. ❤
💃🏻 That’s brilliant!!! 🤩
why do i keep seeing media reports AGAIN that we UK tourists are not wanted over there WITH jet2 now threatening to pull flights ???
I suggest that you stop believing ‘fake news’ that ‘the media’ spews out!
My favourite place
“Illegal”, leads to tourists not going there, leads to loss of jobs, leads to poverty for the locals.
I’ve stopped reading/ watching MSM years ago, and given the rubbish they cone up with, I am glad I did. Unfortunately most people still do absorb it all without critical thinking .
I definitely don't go there for actual information!
@ I trust people on the ground, such as yourself, and I have friends in Paguera who confirm your info….which btw I very much appreciate. I am going again to Paguera, last week in March ..I am now in training for the total 2km walk with luggage at Palma Airport to exit. lol . Son suggested special assistance, but it’s actually healthier to walk after a flight, unless incapable of course .
I really think if you buy a property in a country you are not resident then you should not be allowed to rent that property out.
🙌 yep !
@@MallorcaUnderTheSun it's one thing having a holiday home for you and your family to come and support local businesses and spend money in that economy.
It's another if you are just speculating and buying just to make money on shirt term lettings.
It's like that in London too. Properties just sitting empty. It is shocking x
Sounds like an enforcement issue.
In a way I hope there is. When British tourists go out of the country for holidays, they take money out of the country. Better for them to spend it in the UK. The weather may be hit and miss but there are beautiful places in our own country, and it helps our balance of payments deficit.
Spain says "refugees welcome". They will need houses too, so there will be no magic reduction in housing costs for locals - the only difference being Spanish taxpayers will be paying the bill.
Never seen such stupidity.
Hi lovely need a bit of advice . My in laws live in can pastilla they have lived there for over 17 years . There getting on now one is in a wheelchair . I want to come over and be there career . And live there . Would I still have to Adeal to the 90 day rule . Regards Mike . I’m back over 14 feb . Can not wait to
Hi Mike, I believe you may be able to get some kind of visa as you will be their carer - pop in and see a relocations specialist when you're over. It should be possible.
Every one of these restrictions, bottom line, the locals suffer the consequences.
Iam Spanish the question is the equation of tourism and maintence and not gentrification and turisticication of neighborhoods this year close 100 million tourits is excesive i think is a 2 foreigner tourists per inhabitant of country literally
And this influx of tourists can't be controlled with the sale and rental of properties here to holidaymakers... My neighbourhood has changed across the years.
WE love your comments and YOU. Something is going wrong. I cannot understand it. ???!!!
🤗 aww, thanks
I've been trying to rent out your villa (cash in hand) for ages with no luck, even though no paperwork involved. Any ideas Alex?. Lol.
😂 LOL! ps. anyone reading this, I live in a holiday-style apartment
@MallorcaUnderTheSun lol. Dont worry Alex. Nobody reads my comments so details about your mansion are safe with me..haha. 🥰
Good, someone telling things how they are and the reasons. The spanish people need to live somewhere too.
If rental prices for locals go up, then wages go up, prices go up, and tourists pay for that. Higher prices fir tourists, tourists go elsewhere, more properties are freed up, rental prices go down for locals. Its a self regulating system. Then Karen’s get involved and messes up the status quo.
Wages don't go up though, autonomo payments do though. Who's Karen? lol
@ Karen is whoever is complaining, the person stirring up an other-wised balanced system of supply and demand.
@MallorcaUnderTheSun If people are not happy working for the pay they are getting, they can either go work elsewhere, or demand higher wages. The fact that people aren't doing either, suggests they are okay with as things are. Its annoying when people complain, but do nothing to rectify the matter.
Why DOH the Spanish government buy the air bnbs at market price and rent them to Spanish families ???????????????
They wouldn’t do that - it would destroy the economy
Typical media Alex, ... complete c..p as usual.
Great video Alex. I have a personal rule, not to read anything with "Brits" in the title.
I gave up reading tabloids as they just write incorrect information. To cause attention
Yep !
We should organise a tourist boycott to help the authorities out
And how will that help the people living here?
😀
NO SPAIN NO REAL NO BARCA NO ATLETI!⛔
