Yes, we asked a guest to remove their 4-star review and they did. We had one guest who said they would but didn't. You helped coach us in helping us remove a review that dangerous 1-star guest had left.
What’s up Daniell, How do I do the calendar trick so my listing shows a lower price on the map, but the actual price of the listing is still the same and not actually the price it says on the map. I read about it in your first book but I couldn’t figure out how to do it. I use pricelabs. Thank you!
Recently had a guest leave me a 3 star review stating that the food she ordered from the restaurant took time to come and needed 2 reminders and when she left my property to take a stroll there were strays dogs that pounced on her. Rest she loved the property and were superhosts and have all 5 star review. We contacted support to remove it stating that the restaurant and dogs are not in my control but they're saying it the guest's experience and she can share it and it can't be removed. Any advice on how to proceed?
That sucks! I would argue again that the review violates the policy, you have to educate Airbnb support on their own policies which is annoying. Read Airbnb's review policy, specifically their "Relevancy" section
Hey Daniel, How do I control / add / choose what I want to show up on the text in my listing under where it says top 5% of homes. I see on your listing it says designed by Belmont’s penthouse and designed for staying cool. Thank you!
I’ve only used Airbnb, 3 times and have 5 stars for 2 visits. Other host was a company and did not leave a review. I have a legitimate complaint against newer host, place had roaches, bedbugs, dirty, door to bedroom couldn’t close. My wife’s leg, arm and back have bites. Place had no reviews but until I checked out saw the host had terrible reviews. My concern is how will this affect me? I have pics and sent them to the host. But I don’t want to be blackballed, but other people should know.
Had worked in STR for 4 years and had never had a review removed. I even had one guest partying and had a lot more guest staying them they paid for. I had it in writing and from my video camera outside. Airbnb paid for the extra guests and for the violation of the party rule, but will not remove the 1 star review the guest gave me. I think airbnb hosts have better support in US than in Denmark and Scandinavia where my properties are located. Love your pricing strategies but your advice on Airbnb unfortunately are not useful in some areas of the world.
I don’t understand your first bit of advice to get the guest to say that they will accept a refund if they don’t leave a review. So this is before they’ve left a review and you know they are going to leave a bad one and then you don’t fulfil your agreement to refund? Or you then refund and they still review badly? Either way seems very odd.
@@OptimizeMyAirbnb But this is considered manipulation of reviews (no review in exchange of $$) and it's against Airbnb's policy. So how can this trick work ?

Happy to help! I wish all guests would understand that even a 4 star review hurts the hosts
Why did they leave you a one star?

It shouldn’t affect you, contact Airbnb customer service and they should give you a refund
What is the repurcusion of paying for a review to get removed?
That’s against Airbnb policy and you might be banned

Happy to hear my pricing strategy has helped.
Just out of curiosity, which strategy in particular would you say is the least useful outside of the US?

this is for when they complain to you first, and you say something like " so you will not leave me a bad review if i send you X dollars?"
