Thanks for the advice! I do have some house rules, maybe they are too long? " • Do not worry about making any beds :) • Dogs are welcome! Please use the provided blankets that are left on the doggy beds when allowing dogs on furniture to help avoid stains. Clean up after pets (poo bags provided) • Leashes outside not required, as the area is secluded, but we do ask that owners ensure that their pups don't wander onto our neighbor's properties as they have small children and their own dogs. • Please remove shoes while inside the cabin. • Please use acrylic wine glasses provided in the hot tub • You're welcome to explore the private waterfall, but be cautious around the water, especially with children • Safe travels! Your house rules look great and spot on! Love to see that you're pet friendly. We have a post and video all about how we charge our pet fees, you might enjoy! - thanksforvisiting.com/make-more-money-with-a-smart-airbnb-pet-strategy/
Sadly, most House Rules are derived from bad things Guests do. Further, House Rules are not "rules" without consequences for breaking them. I spell out "fines" for serious enfractions. These include trashing the spa, noise nuisances, EV Charging using house outlets, late Check-Outs and more! If I lose a booking due to my Rental Agreement (which contains the House Rules), I am okay with it.
Thank you for sharing your perspective! It's true that many house rules come from lessons learned, but we believe that a strong short-term rental business is built on heart and trust. Guests aren't inherently 'bad'-most are wonderful people looking for a memorable stay. By implementing proper vetting processes, open communication, and fostering trusting relationships, we can host responsibly while avoiding a punitive approach. Of course, clear house rules are essential, and setting boundaries helps ensure everyone has a great experience. But we also focus on creating an environment where guests feel valued and respected, which often leads to them respecting our properties in return. Hosting is about more than transactions-it's about connection, care, and providing a space where people can make memories. 💛
Maybe if the host that are having problems should let a managing company manage it I’m a 2 yr super host but letting a manager manage my other house just for first yr ..
Absolutely, depending on what an owner is looking for with their business. We love to help owners feel empowered to run their own property but there are many reasons an owner might prefer to go with a management company.
More than a collapse in the stock or real estate markets, inflation has a direct impact on people's standard of living. It’s no surprise that current market sentiment is so negative. To navigate this economy, expert guidance is more crucial than ever. ETFs, stock markets, and the housing sector are all volatile. My $350k portfolio has taken a serious hit.
In my view, investing was far simpler back in the '80s; today’s environment is much trickier. Those consistently profiting in the current market are usually professionals, which is why I've been working with an advisor for the last five years to build my portfolio in preparation for retirement.
I consistently recommend Rebecca Lynne Buie as my top choice. She is well-known for her expertise in financial markets and has an impressive track record. I highly endorse her services.
Thank you for the recommendation. Finding her online was straightforward. I did my due diligence and scheduled a call-her credentials are impressive and she seems very knowledgeable.
What Property Management software are you using that integrates will all of those booking platforms?
We use Hostfully

Super simple, people don’t want to do all the laundry, dishes, vacuuming, and yard work while also paying a $500 cleaning fee
Absolutely! House rules can get out of control sometimes.

However, there are still investors making solid returns during this period. You need to be well-informed or seek help from a professional.

My partner is thinking about following a similar path. Could you provide more information on the advisor you work with?
