- Square Enix just announced the addition of 1,800 new FFXIV housing plots per world, across all datacenters, arriving in early January with patch 6.3. But you can only apply for one lottery at a time, so in this video I’m going to rank the top 18 housing plots in Final Fantasy XIV, across all five housing districts, to help you focus your search and win the home of your dreams.

My favorite plot is Mist 30/60. It’s a medium that’s at the edge of the map, so no side neighbors, an open courtyard in front, staircase down to the beachfront cottages, and it has a great view of the rest of the housing district against the water, especially at night.
Late to the party but Shirogane 8/38 is a hidden gem, Medium size, centered, very local market board, a private hidden cave/pool and beach down the side of the house

Awesome, I made the list!! I own Empyreum plot one as a personal AND for my lil FC (yes, I have two of the same plot) - I actually really love this plot - it's up high, has a marketboard right down the steps and has fantastic views out past all the cool Ishguardian architecture. I loved your list - nice vid!
My FC scooped up Emp 60 when it first came out and apart from the public hot tubs next door, it also has a MASSIVE front yard in which we frequently congregate. It's also novel to pelt each other with snowballs with the ever-present little mounds of snow. It's a great plot.
I generally agree with the list, and with the other comments noting the omission of LB 11. The one I'm bidding on is in your list, fingers crossed!

Seriously great list. I’ve been able to on LB16 twice without luck. Currently have emp26……but I would also have to add lavender beds 11 to this, definitely my fav medium
Nice video! For the smalls I’d say plot 29 in LB, 19 in Mist, and 1 in Ishgard are about equivalent. Depends on if you like forest, sea, or snow. I like Al three, but sea wins out and Mist just feels peaceful. The stone walls around LB 29 knock it down a tiny bit for me. For Ishgard 1, I love the private feel, but miss the water (even if just the spa. So for me it’s Mist 19, and beachfront even beats size so maybe it may be my tops in the game. Honorable mention to Mist 22.
It was very clear that LB isn't your favorite with only 2 being on this list because there are tons of amazing plots in that district. I'm the proud owner of LB plot 52 and would only move for a 16/46 or an 11/41. As others have said, plot 11 not being on this list is kind of a huge miss. Still respect your varied taste though!
Yea weird that 16 was picked for the best in LB, whereas there is that other plot everyone is talking about, medium facing the sunset/sunrise
Great list Caer! I think quite a lot of your top picks are pretty universally well regarded (like Emp #1, Mist #5, Shiro #30 etc) though we can quibble over the order.
I do want to point out one that I think deserves a spot on your list though, Lav beds #11. IMO this is the best medium in the game with a nearby mb, waterfront entrance, a little staircase that leads right down to the water and a small island platform you can swim to from there. It's like having an entire lake for a pool, lol.

I've actually got one of those beachside Shirogane cottages, and while facing the coast would be nice, I still have my side yard to look out across the ocean. I might upgrade to a Medium if I can win a lottery, but if not, I'm still pretty content. I just like Shirogane's aesthetic and the eastern ocean view.
That said, if I do decide to move, now I have some prospects. Thanks for the great video!
my personal house is empy plot 31 and ive never been happier to get a house it was my ideal house despite knowing nothing about housing and I saved up so much for when the new plots were released. I love it and I love ishgard because I am a crafter and I'm happy to see the plot on this list! so good choice on me :))
My personal house is a Lavender Beds plot 16 with good neighbors, and it's tough to see myself going to large despite the benefits. People usually like 11 more because of the water in front of you, but 16 works well whether you decide to do what I did and go for a nature-themed yard that makes the public area an extension of your property, or take advantage of the isolation and build a walled off manor.
i just moved into a lavender beds 15, which is in sort of a similar position, and i couldn't agree more! they're such a neat little collection of almost-secluded spots
Good luck everyone bidding on a house! I'm comfortable with my lily Hills apartment after moving to Maduin for the bonuses (r80 and gold feathers).
I even found a chill FC who have the Gil for a med/large house. I had a FC house a while back but eventually gave it up, so those submarine and airship parts I held onto can put to use once again 👍
Its sad Lavender beds is so underrated, When I first visited that place I decided this is the place I will get a house in
I got the Empyreum Plot 26 for my FC during the first week. We were so lucky, since there was this bug with number 0 in the lottery. My best friend relocated to 29 in Lavender (months before the lottery system) while I relocated to a beach house in Shirogane with that beach house next to it. I prefer that a lot, because I built my garden in such a way that the Hingan Onsen has a view into the direction of the sea which would be kinda weird if the entrance was right next to it. :D
I was a bit surprised to see Plot 11/41 in Lavender Beds didn't make your list. Think it's easily the best house in LB. I don't like the big ugly tree partially blocking the waterfall on plot 16, but that could just be me.

LB 11/41 is more popular then most larges. I'd say its the 2nd most popular plot in the game honestly.

Mhm that house had a pretty good amount of bids on it this time. It's a gorgeous home place. I'm right next to it in plot 39 in front of the waterfall. 41 is def one of my faves tho.

My FC owns the Emp 30 home for all those reasons when it dropped.
Though the favorite I want to get for the accents is Shirogane 8, the beach view is a little iffy but you are isolated, near a marketboard, and have not only access to the main beach but you have access to a secret cove to the backend.
Can’t believe Lavender 17 didn’t make your list. Best feature is there is a large grassy area right in front of the house. A unique well in front of the house, nobody is near you except your 16, but it faces away from my house.
My FCs old plot was that amazing Lavender Beds 16. We moved to the mists 15 recently and it’s a great amount of space for our large FC but as far as medium plots though I haven’t seen anything better
my friends and i conquered a corner in goblet, 10, 11, 12. and even tho they aren't the best spots and kinda far from all the amenities it's nice to have a corner with just people i know. (we also got three other people on the same ward with lots 2, 3, 26. also i know most people aren't a fan on goblet, but it's my personal favorite district aesthetically.
Shirogane 20/50 is a perfect plot. It's in the center with a SB and MB right outside.
Fantastic list. I agree LB flubs some of its placement but when its done right its perfect.
While my house didnt make the cut, I'm proud to own *any* real estate being as cut throat as the competition for housing on Balmung is.
I got Plot 1 in Empryreum Ward 30 on Gilgamesh. Was one of five bidders. Best win of my time in-game so far. It's a personal estate, and I'm trying to make it look like the townhouse of a senior officer 19th Century Prussia; slow going, but I'll get there.
I have plot 15 in the Goblet and I *love* it!
Personally my fave is plot 26 (I think 🤔), the lone medium poolside lot, in the Mists.
I'm an Ul'dah native and I actually really like the central pool with central warp location and amenities, my only gripe is that the neighbors usually go for wacky colorful houses which annoys me to no end. But the location, convenience, size, and lack of competition makes it my absolute favorite medium, the only alternative is plot 26 in Empyreum but the problem there is that it's really sought after for the privacy so good luck getting it.
So far I'm super lucky and I'm the only bidder on my lot, I'm just hoping there isn't a sudden spike in Mist popularity that will screw me over, haha.
Surprised to see 11/41 lavender didnt make the list. I got the house and spend 2 years having people whisper offerings on a weekly basis to obtain the house until they finally made it lottery based.
I’ve got an empyrium 26. Another fun part, is that you get some npc’s in awe over another npc dressed up in a blue elephant costume. Happens pretty regularly in front of the market board by the fountain
I used to live in #11 and upgraded to the #14 medium slot. Glad both the houses I have owned are on this list.
Great list! The only couple that come to mind that you missed off my personal list would be Plot 8 Shirogane, Plot 22 Lavender, Plot 27 Goblet, and Plot 27 Empyreum. (In no particular order.)
Plot 8 Shirogane is close to a private hot spring, has a nice little exterior cellar area around the side, and great MB proximity.
Plot 22 Lavender is a nice elevated location with a decent entrance, fantastic MB proximity, and doesn't feel weirdly isolated or buried like many Lavender plots.
Plot 27 Goblet is relatively private, directly faces a MB, and has close proximity to a Large which can be nice, if your neighbors happen to be a friendly, bustling FC.
Plot 27 Empyreum has fantastic access to the heated pool as well, is nicely positioned and faced within the ward, and has pretty good MB proximity (by Empyreum standards.)
Cmon the best Lavender Beds Plot Is 11/41, all housing discords know that
You know what? I'll give you that one. I don't think it's #1, but it definitely should have made the list for the open space and water access alone.

Actually I agree with Carr that it’s plot #16. First 16 has the MB/Aerther/Summons right next to front entrance so when you teleport to the house you automatically have a ready MB/Retainer access. Plot 11 the MB is down around back behind the plot so not as convenient as 16. Secondly plot 16 has a large accessible extended front yard which is great for house decorating curb appeal to show off your front yard of your house. Plot 11 has a very small area in front not leaving much room for viewing and it faces out away from the rest of the area. Finally plot 16 is more accessible to visitors that can simply ride right over a small bridge after teleporting into the ward from the entrance. I think those that prefer 11 seek a more solitary hermit style where they seek to be alone and apart from others.
I am right next to Lav 16 in plot 17, a small. I have a HUGE grassy area sloping slightly away from my entrance. The summoning bell it just steps down from my entrance, 16 needs to walk farther to access it. Other than 16, there are no other houses in any kind of proximity.
I agree its plot 16, closer to the MB and district entrance and the water. I’m in plot 17 and I personally think its way better than 29 for the same reasons :)
Our FC house is plot 48 (18) in Empyreum. I love that the market board is right out the front gate.
I JUST applied to that plot to see if I could upgrade my small to a medium. Fingers crossed.
I like the 3 small splots right outside the outdoor bathhouse in empereum, theres huge clubbpotential there
i have plot 24 me din lavender beads love it right next to market board and connects to like 4 homes around it up and down the hile i also have plot 17 in emporium (fc) right next to the stair set and plot 18 market boards i love seeing all the apartment players at the market i even have apartment there to telle to the board fast and run down to fc house if i buy stuff for it
great list! I love plot 29 in Lavender Beds but I didn't want to take the risk and keep going on homeless, so I settled for another one (14) that had no competition at all. =B Next time such a spot opens up, I'll try to win this one.

Weird that Shirogane plot 8/38 didnt made the list, I have this on an alt (diff server) And it got an entrance to the hidden hot springs on the left and your own stairway to the beach on the right.
Personally all Area’s that are located in Plot 30 are good in my opinion

Plot 13 in the goblet has been my goto. In between two MBs but the left one is shorter distance. Great view too

So 13 has an absurd view, but two negatives IMO. The first is the side entrance, which maybe would have been ok with this house if the house itself faced the town square. The house faces away from town square, like it is mad at it and dramatically looked away! I DO like seeing the waterfall from the high angle though.
@@CaerEsthar funny enough I never or seldom use the entrance lol I usually jump over the fence. But the complaints are justified.
I plan on getting an apartment in the lavender beds as soon as I quit using my Gil on useless stuff and save enough, here is hoping I can get it soon!

Maybe I'm just biased given that I've had this plot for so long, but I'm surprised there hasn't been any love given to Mist Plot 6/36. Sure there are plots with shorter MB runs but the one that plot has isn't bad... especially when you factor in how close everything else is: the aethernet shard, the beach and the nearby vendors, the lovely side view overseeing the length of the beach as well, and even the dock where you can jump to different wards is basically just a straight shot. While I'd like to envision maybe moving to a large plot at some point, it's hard to see myself ever wanting to give up the plot that I have.
I was really surprised that Plot 11/41 in Lavender Beds is missing in your list. It's one of the most wanted plots ever, I guess.
Personally I also like S plot 16/46 in Goblet much more than the Goblet ones in your list. The view from there is beautiful and the house is well elevated. For example, you look directly at the lion fountain and the oasis, and on the other side at the windmill. Unfortunately, unfortunately, most people cannot handle the plot well and build up the garden so much that the view is complely blocked. Really sad every time I see this. But as far as the proximity to the marketboard is concerned, the plot is a horror. xD However, I would not give this S plot for any other plot. I really like it and it always give me holiday vibes. uwu
My FC is in 11/41 Lavender Beds. All my housing wishes have been fulfilled. :3
I used to live next to plot 16 in lavenderbeds at 17 and I miss that house a lot. I moved to shirogane but regret that choice lol.
Had the little patio thing on the side of the railing just over the water and a treehouse to give me roof access. Then I would just afk there looking out over lavender beds, plus I had really nice neighboring houses with those moogle puff lights it was really nice.
Why is there a severe lack of Lavender Bed plots?
Mist plot 58 is peak lol love I got a house there with the view
I totally agree 14 is Goblet's best plot! I'm a tenant in a 14 Goblet and it's a stunning location, I love it. Empy 11/41 is the only plot in all of Empy I really like, so agree with it's inclusion on this list. As for LB I think 9/39 is better than 29/59 - water all around you but you still feel like you're in a town and aren't a long way from the MB. As for the Mist beach smalls vs Shiro - I chose a Shiro beachfront, because I really don't like Mists and much prefer the aesthetic, vibe and more urban feel of Shiro. I agree they need to let us face the houses to the beach though! In general though, I just love all housing and also love hearing which plots others like best! We all like different things and that's cool! I really was expecting #1 to be LB 11/41 though lol

I uave plot 49 in lavender beds and its a small and its beautiful
Empyreum Plot 22/52.. the lot I wanted since Ishgard housing opened.. Was my absolute dream plot as every time I visted it, it just towered over everything.. I always called it the "house on the hill" And wanted nothing more then get that plot.. My dream came true when I swapped to Hali, the NEW DC and FINALLY got Plot 52.... No matter where you look you see my house in the distance and thats the best feeling ever

I'm a little surprised Shirogane 7 and Shirogane 8 didn't make your list. Those two plots always have tons of bidders whenever they become available.

i've never cared about housing locations, if you happen to see this im curious to know what your opinion on plot 43 of the goblet (my soon to be house ) is, if you feel like going to check it out in game is worth it.

I like how your specifically said Goblet P49 instead of P19, since the main ward have an extremely annoying windmill shadow problem, same with 13 and 20.
my small fc house is plot 20 in mist for my alt acct, and alt acct for my friends and me!
my main fc house is plot 30 in emp!
and my private house is right below plot 30 in emp! facing towards the hot bath.
Shirogane 30/60 is #1 for me! I`ll be happiest person in this world if I ever win it))
Now I have plot #49, and IMHO it's not as bad as you say.
One great plot in Mist is plot 10, my plot. It has a market board, summoning bell, AND a aetheryte shard right in front of it. It has a nice view of the sea, depending on what house is built in the plot in front of you. It has a LOT of space with only one small plot attached to yours caddy corner. It's also the highest plot in Mist. You feel like you got a lot of room, travel is easy to and from the dock, and buying and selling is very convenient.
I'm on the lamia server, just so happens the fc I joined owns this lists 4th place
I’m happy with the small house the FC has in Lavender beds, because it wasn’t easy for the FC to get that house even, so we cherish it. Personally I only need my room in the FC house. The housing system in game is just so bloody stupid so it’s not likely I’ll even try to get my own house, and if I do it would only be to help my in game husband (and real life love of my life) get a house again as he lost the house he once had (he wasn’t able to log in for a while). The only thing that could make me enter the lottery would be to help my boyfriend get a house again, or enter the lottery for the benefit of the FC if we do sometime decide to try for a medium house. But for now, I’m happy with the cozy little FC house and my Greatwood inspired room in the house

@@CaerEsthar Plot 7 in Lavender Beds, so very close to a market board and with some waterfall view. Sad to say though that there’s only us and a neighbor FC who’s even done anything with our houses. The medium house down by the water is for example owned by a two member FC and all they have is a workshop and a potato repair NPC and other than that the house is empty (like why the hell even have a medium house for THAT?!) and the two houses to the right of my FC are just as dead. Kinda wish game would just yeet those who really don’t use their house because there are so many who want a house to actually do something with it. So the medium house and the two next to my FC are kinda just occupying the toilet without shitting (Chinese idiom) and you never see people there either
If you would get your gil back when you give up your housingplot like it used to be there would be more way more plots available.
There really should be a sell option, if you know you can't login you can just voluntarily put your lot up for the lottery and get your gil back.
plot 16 in empyreum is underrted by the devs. its a small, its on a little plateau all on its own just below plot 18 so easy marketboard and while plot 20 has a higher view, i find the lack of direct neighbours a bonus as theres always that fear that you're gonna get a paissa house next to your designer home lol. its a 5th class plot so its only 3m gil and i do think its probably one of the better 3m smalls.
do i think its top 20 material? eh probably not. but if youre on a budget for your first house i think its one you shouldnt overlook.
Mist 20/50 is better over 19/49 for one single reason; the umbrella area immediately next to it has a skimpy catgirl who will fan you down with a palm leaf as you rest.
Not sure if it's just my biased but in terms of large house plots I like 3 in Gridania, it's in a cozy corner, lost that house to a bulldozer but got a lucky 7 in Shirogane when I got a new house, a large house by the sea which is also a nice place. But speaking of by the sea, plot 10 in Gridania is where our FC house has been since HW and adding swimming made it such a nice place as it's right one the end of the coast and you got steps right into the lake which is nice.
Edit: 3 in Gridania is by the main markets but it is secluded from people, but you have a large area to gather outside the so it's good if you don't want interaction. 7 In shirogane does have a market, bell and aetheryte right outside the door.

Ok - I checked them out. The biggest negative to me about Gridania plot 3 is the side entrance. The front of the house is facing completely the wrong way! Gridania 10 is cool though. I like the little neighborhood that 7, 8, 9, and 10 have together.
7 in Shirogane is sick though. I wish it engaged the water a more more, but the street engagement with plot 6 is a good alternative. It probably should have made the list.

Lavender beds and Mist my favorite housing. That said I'd live in any except empreyum. It's cold dreary vibe is not for me. 🥶

2: Do the Neighbours have an Obnoxious Paissa/Moogle/Cake house?
3: Can I Fish from my Plot?
4: District
As much as I agree with your list... and others saying LB 11 is overlooked.
I think not giving an honorable mention to P22 Mist is a shame.
For it's view as well as it's accessibility to market board and retainers.
In all, as you said earlier. Even a sub-optimal plot is better than being homeless, and I am grateful to the RNG that blessed me with p27 Mist

STORY TIME
First and foremost, I love the goblet, maybe it’s because uldah was my starting city and I can be that annoying nostalgic mfer that I am… sigh, let’s carry on.
Let’s bring it back 6 years ago, when It was the first time I had ever been in the residential district. I stumbled upon 3 or 4 people just staring at a plaque belonging to an empty plot…. The goblet, plot 20. I curiously also clicked the plaque to see that it was for sale, but not quite yet. More ppl gathered and I then was explained to about the housing system. As awful as the process sounded, I felt the urge to also struggle immensely among my fellow eorzeans by also, constantly clicking the sign. Waiting, hoping for the most beautiful plot I had ever seen
As I took a look around, the location was perfection. I decided I would stay, and win that house.
After 18 hours, dozens of ppl surrounding MY future lot, sad to say, my plot was yeeted beneath my paws.
I looked longingly at the house, telling myself I one day too, will have this house.
Fast forward, many years later where the lottery system was then invoked and here I was, ready to have a house. In the district known as “BROKE BETCH MOUNTAIN”
I finally had the Gil, I found a location far from plot 20, but only 2 other ppl. I took the chance seeing as the draw date was my name day! I couldn’t be more superstitious that I would win this lot.
I won the lot, however, I was so lonely. Next to my neighbor who had a large, but it was empty. Where it remained empty for- probably still till this day.
I was longing for a better plot, to be in the brimming heart. After struggling to find an fc that id fit in perfectly. The fc leader and I did our best to build up. It was only us in the fc, but we would become bigger, better, faster and stronger. And we did. We grew. A few months later the leader told me the good news about getting a small in the mist right on the beach. It is there we had made a house a home. I spent 17 hours glitching those stupid partitions to creat a semi decent home for our friends. It wasn’t perfect but it was ours.
Last week, stumbling along in the goblet, I noticed an empty plot on the map….. I check… it’s plot 20. Bone and bare, waiting, for an Eorzean to stumble. And click.
Could it be?! WAS THIS A SIGN TO MOVE MY PERSONAL HOME?! To the first house I ever loved and lost. I greedily check the sign, not even one entry….. I rush and place my lottery and wait.
The day of drawing comes and I rush to the plot where I notice….. it’s still empty. Hope, an unfamiliar feeling bubbles in my chest as I rush to the plaque, where there. It tells me, you are the sole applicant and win by default. I cried. Jumped for joy and was elated to know, I had won my very new personal house. When it asked if I was sure to relocate I said yes. Excited to see my stone pos enter and take up the empty plot space, however that doesn’t show up.

Not only did I lose that plot for my personal home, I lost it to my own fc. To myself. All that glitching that took me almost 20 hours…. Gone.
My fc was the shining stars that they are continued to console my grieving ass. As I cried and begged for forgiveness they weren’t even seeking, they told me they were crushed for me. Now we’re just going to look for a medium and go from there….
Moral of this story.

I... dont really care too much about location... I think, if you start at the bottom, you just want a house. Meaning, any house. Though the plots you showed are all really nice, with the lottery system (though its still fairer that the old one), it doesnt really matter :(

Always felt like the housing areas were a bit dead. Like, I rarely see people traversing it besides the odd FC mate or the stranger trying to find the a plot to buy. If only we could fill the streets with life and create a town in the residential areas. Making a McD every once in awhile. Find an IKEA with a maze inside. Maybe retainers working at a Starbucks. Or maybe just have small shops for you to walk in.
I'm very puzzled by the deliberate choice to leave LB11 off an otherwise fairly solid list. Of course, the video acknowledged personal opinion, but perhaps adding the word "MY OPINION of" preceding the title is more appropriate, in which case, I'd have no lingering questions. Of course, that wouldn't be good "click-bait". However, for anyone interested in "best" as defined by numbers, both bidding process, and selling process (when it was a "gray" area, and today, among those who "sell" FCs), LB 11/41 is #1. Folks will trade larges for it and pay more than larges for it (FCs today, personals in the past).

This list is highly subjective,. atleast youre turning attention away from the really attractive plots.
Correct. Literally any list of “The Best” of anything is subjective.

Usually when I see these kinds of lists about best plots, they're always of an overall different opinion to mine. This one is about half similar which is the closest yet!
Lots of people value the curb appeal and social vibe with easy interaction with neighbours and views into gardens.
I value privacy above all else. My favourite plots are always the tucked away ones or the super elevated ones.
My very first house in mist was plot 27, tucked right at the back against the wall. I loved it.
The beach front houses are among my least favourite plots because there's barely any space between the gardens (mist) or they look directly into other gardens (shiro).
I do agree that the best small overall being LB 29/59 and best Empyreum large being 22/52. I think LB 11/41 just scrapes by the win for best medium because it has so much in terms of extras and tbh mb proximity really doesn't bother me.
I'm going to pretend that I don't have a favourite large plot because the game clearly doesn't want me to have one. 🥲
