    Yes, I noticed while walking the streets around taksim, sisli area. I have been here just 3 weeks. I see the news about the lira. But I observe that the cars are all BMWs, Porsche, Mercedes. Not old and dusty cars. People are buying quite "expensive" groceries and cosmetics, dressing well, even giving food to cats and men on the streets. They converse in Turkish with cashiers so they are not tourists. And people, young and old, appear relaxed. So I start to wonder whether the lira news is all hyped up. Or maybe it is a segment of the population that is poor from the falling lira.

      😂that was a good laugh u gave me lol. Such areas are kept "clean" by tourist police. And its inhabitants are usually people who are akp politicians,property builders or people who earn in dollars
      Walk a few streets away and you will see the real life of a Turkish citizen. Struggling to survive and afford bread. Walk a 15 minutes from taksim and you will see kids sleeping on the floor. I asked one of them why he was on the floor he said his mum couldn't afford a new bed. That is the unfortunate reality of my beautiful country. I only hope times get better but this channel keeps displaying a false and rosy image of turkey

      @@khalafsaid3904 if you mean the local population excluding property developers or akp men maybe 60 or 65% as most of our population earn in lira and with a currency which crashed 40% in just a month times are very hard for most. Though begging etc has increased you wont be able to tell as Turks are proud people and often refuse to beg etc and so even it citizens become poorer you cant really tell but everyone is starting to look depressed lol

    I think most of the "rich" people are foreigners. Not really Turkish people. Every Turkish person I met told me things are really bad, and how much the everyday person is struggling. Not foreigners, but the locals.
    Also, found it weird, I could only take out like 3,000 Lira, about 30 dollars,, but I could take out 500 USD, or Pounds. It seems like the banks/gov are working to make the Lira "fail", but I don't know. Just a weird observation.
    With all that being said. There is only so much land in any city. So obviously if you wait long enough you will get your return. Question is how long can you wait.
    I love Turkey and will eventually move there. As a cheap city, I love it for obvious reason. Once it hit's NYC/London status. I'm not sure how much I would like it honestly.

      Every citizen says his country is doing bad because they only see negative of their own country and positive of others. Grass is always green on other side. Having said that there are poor people everywhere even in US there people who spend hungry nights on street even in freezing cold.

      You can only take out 3000 lira because they do no want a "run on banks". The Turkish Lira is the national currency of a country with 84 million people and if people expected lira depreciation the smart move would be to hold a stable foreign currency like Swiss Franc, Euro, Japanese Yen, United States Dollar or Canadian Dollar. If regular people and big banks were all arbitraging it could easily kill the currency and add that much more volatility. The mass withdrawals could also collapse the banks because of fractional reserve banking. None of this is a concern for foreign withdrawals as the volume and arbitrage opportunities don't exist there.
      Lots of people forget that in 08 many western countries had reduced ATM withdrawal limits some were even substantial. This is a very standard practice and has generally the opposite effect by temporarily stabilizing the currency throughout tumultuous times. It would be much worse if no such currency control existed.

    Turkey will recover sooner or later . I am Italian and in the early 80ties inflation in Italy was 24% . The ones who bought reale estates in Milan and Rome in that period, today have a big capital gain . You do need to have a long time horizon . I totally agree with Cameron

    I do not agree with most of your financial analysis. In a high inflationary currency like turkish lira, any foreign investor who buy a property for 250 k usd will find his property devaluing every year because ultimately he will have to sell it to a Turkish person who will pay in lira which when converted back in dollar at a higher rate yield low mount in dollars. Secondly no matter what inflationary clause you have in the contract, the rent will be defined by the market, the tenant will prefer to vacate the premises and rent the apartment next door with a lower rent in a highly competitive rental market where supply far exceeds demands. As far as capital gain is concerned for a investor for rent, its a wrong illusion since if he is able to sell his property at a higher price then his cost, he will have to pay higher price to his next property and the net capital gain would be zero minus the buying selling cost.

      I had basically mentioned that in one of their shorts that was recently published. I noticed that Alattin basically quoted my 'freefall' comment on the TLR. But, you absolutely must pay attention to the devaluation of the currency. For those wanting to participate in a Citizenship by Investment program might be better off doing a donation program in the Caribbean for a stronger passport, tax regime, and lower cost/higher yield in the long run.

      These guys are lying. I bought an apt brand new in Uskudar in 2018 upscale conservative area on Asia side. Paid 100k for brand new apt in highly desirable area close to all public transportation and easy walk to Bosphorus. Its worth today more than double in Turkish Lira, but less than 100k i paid. I rent it for 5000 lira a month which is high for a one bedroom, rent is less in dollars than the 3000 lira i rented it for in 2018. After rental tax in Turkey, insurance, very very low maintenance ( its not a highrise) and very very low property taxes i make about $300 per month which is 3% and i bought it lower than market value.
      Istanbul is a honey trap. If you going to live its perfect. Rental return is low figure 1to 3% if you buy a high rise with lots of features its probably a negative yield

    Erdogan has done a great job. We must appreciate his work in Turkey! In just 20 years, Turkey has made huge progress under his leaderhship. The lira depreciation will bring in more investment and will increase exports. I am very optimistic about Turkey. insha'Allah, it will grow more!

      He is most experienced leadership in 21st century
      He faced lot of uncontainable challenges during this two decade in power but he successfully contained and defeated that all challenges
      In current politics no leader can face much challenges and won that challenges and make stronger country same as Erdogan
      So called strong leaders such as Trump and Jonson is not suitable for cleaning position on Erdogan house

    This is the First time you guys seems defensive and not being rational. Currency depreciation is simple measure of a country's economy, It has nothing to do with Fancy cars and people dining in luxury restaurants. The richer is getting richer and poor is getting poor by inflation, Metropolitan cities like Dubai, London, Newyork, Toronto, Sydney are full of foreigners because these cities provide very high earning potential which can not be a case with Istanbul. Even if you compare Turkish Lira with UAE Dirham you will see both currencies were equal 4 years ago but now it is 1x3.
    UAE dirham is pegged with USD so 7% rental yield in terms of USD is much stable then Istanbul.

    I have to say it is the best episode yet by you guys and the other ones are good too. It’s so true that as an investor you have to visit to understand the dynamics of Istanbul. Otherwise you can not do justice to the city. I would say, to make money as an investor you have to visit the city multiple times and do some research in depth on the city prior to making investment. I have to say that Property Turkey provides class A service with no sales pressure.

    10,000 Lira is now only $900CAD. In the last month it's dropped quite a lot. I think it's quite alarming actually.

      @@stalinsalazar2733 I did for 4 years. Now back in Canada while our kids go to school and we might go back in the future. My wife is Turkish and she has a family house in Buyukcekmece which we can use anytime. I love it there. Seems like the things Erdogan has been doing is bad for the economy.

    Hello everyone and sorry guys but the real situation in Istanbul is a bit different, at least in my case. I have a nice new apartment and its yield is 1.8% which is significantly less than what you are saying, not to mention the situation that the lira is losing value ...
    In fact this income is far less than in other countries. Forgive me for being honest.
    Also, I completely agree that the main expectation of investors is not rental income but an increase in property value. Greeting

      i have a new rental in Uskudar, low rise bought in 2018 i paid under market. Its worth 20k less dollars than i paid, Turkish Lira its worth 100% more. Rental income us 3%

    I love Turkey but now I hear you cannot enter or use any public transportation without having a vaccination for Covid. I have natural immunity from surviving it and will not take the shots. How can I come again to Turkey and get around? Is it possible now?

      Hi Alireza, we are not denying that in times like this the burden on the shoulders of the low income earners gets heavier. However, when it comes to real estate investment you are not exiting into that segment of the population who can not afford to buy. You are simply exiting into a segment that are made of people who keep their savings in Gold(Turks are traditionally geared towards storing value in gold) and other hard currencies such as USD and EUR. The depreciation of the lira momentarily creates a wealth imbalance among the society. And sure, in a country of 85M some people will take the streets to make their voice heard. However people will not stop buying homes(basic need of shelter) just because of the inflation. And one of the reasons for the inflation which then leads into depreciation of the lira is the interest rates which allows more and more people to take loans to buy more homes. Simply, just like Cameron says, do not evaluate Turkey with logic that applies in a western developed country. There’s no denying the fact that there is always a significant portion of the population who are going through not so great times financially. But in a country of 85M with an average age of 28 and low supply of quality housing you are looking at home sales rising year-on-year no despite the inflation.

وَقَدِيماً، كَانَ كُلُّ كَاهِنٍ يَقِفُ يَوْمِيًّا أَمَامَ الْمَذْبَحِ لِيَقُومَ بِمُهِمَّتِهِ، فَيُقَدِّمُ لِلهِ تِلْكَ الذَّبَائِحَ عَيْنَهَا، مَعَ أَنَّهَا لَمْ تَكُنْ قَادِرَةً عَلَى إِزَالَةِ الْخَطَايَا إِطْلاقاً. وَلَكِنَّ الْمَسِيحَ، رَئِيسَ كَهَنَتِنَا، قَدَّمَ ذَبِيحَةً وَاحِدَةً عَنِ الْخَطَايَا، ثُمَّ جَلَسَ إِلَى الأَبَدِ عَنْ يَمِينِ اللهِ، مُنْتَظِراً أَنْ يُوضَعَ أَعْدَاؤُهُ مَوْطِئاً لِقَدَمَيْهِ. إِذْ إِنَّهُ، بِتَقْدِمَةٍ وَحِيدَةٍ جَعَلَ أُولَئِكَ الَّذِينَ قَدَّسَهُمْ كَامِلِينَ إِلَى الأَبَدِ. وَالرُّوحُ الْقُدُسُ نَفْسُهُ يَشْهَدُ لَنَا بِهَذِهِ الْحَقِيقَةِ. إِذْ قَالَ أَوَّلاً: «هَذَا هُوَ الْعَهْدُ الَّذِي أُبْرِمُهُ مَعَهُمْ بَعْدَ تِلْكَ الأَيَّامِ، يَقُولُ الرَّبُّ: أَضَعُ شَرَائِعِي فِي دَاخِلِ قُلُوبِهِمْ، وَأَكْتُبُهَا فِي عُقُولِهِمْ». ثُمَّ أَضَافَ: «وَلا أَعُودُ أَبَداً إِلَى تَذَكُّرِ خَطَايَاهُمْ وَمُخَالَفَاتِهِمْ». فَحِينَمَا يَتَحَقَّقُ غُفْرَانُ الْخَطَايَا، لَا تَبْقَى حَاجَةٌ بَعْدُ إِلَى تَقْرِيبِ التَّقْدِمَاتِ! فَلَنَا الآنَ، أَيُّهَا الإِخْوَةُ حَقُّ التَّقَدُّمِ بِثِقَةٍ إِلَى «قُدْسِ الأَقْدَاسِ» (فِي السَّمَاءِ) بِدَمِ يَسُوعَ. وَذَلِكَ بِسُلُوكِ هَذَا الطَّرِيقِ الْحَيِّ الْجَدِيدِ الَّذِي شَقَّهُ لَنَا الْمَسِيحُ بِتَمْزِيقِ الحِجَابِ، أَيْ جَسَدِهِ. وَلَنَا أَيْضاً كَاهِنٌ عَظِيمٌ يُمَارِسُ سُلْطَتَهُ عَلَى بَيْتِ اللهِ. فَلْنَتَقَدَّمْ إِلَى حَضْرَةِ اللهِ بِقَلْبٍ صَادِقٍ وَبِثِقَةِ الإِيمَانِ الْكَامِلَةِ، بَعْدَمَا طَهَّرَ رَشُّ الدَّمِ قُلُوبَنَا مِنْ كُلِّ شُعُورٍ بِالذَّنْبِ، وَغَسَلَ الْمَاءُ النَّقِيُّ أَجْسَادَنَا. وَلْنَتَمَسَّكْ دَائِماً بِالرَّجَاءِ الَّذِي نَعْتَرِفُ بِهِ، دُونَ أَنْ نَشُكَّ فِي أَنَّهُ سَيَتَحَقَّقُ، لأَنَّ الَّذِي وَعَدَنَا بِتَحْقِيقِهِ، هُوَ أَمِينٌ وَصَادِقٌ. وَعَلَى كُلِّ وَاحِدٍ مِنَّا أَنْ يَنْتَبِهَ لِلآخَرِينَ، لِنَحُثَّ بَعْضُنَا بَعْضاً عَلَى الْمَحَبَّةِ وَالأَعْمَالِ الصَّالِحَةِ. وَعَلَيْنَا أَلّا نَنْقَطِعَ عَنِ الاجْتِمَاعِ مَعاً، كَمَا تَعَوَّدَ بَعْضُكُمْ أَنْ يَفْعَلَ. إِنَّمَا، يَجْدُرُ بِكُمْ أَنْ تَحُثُّوا وَتُشَجِّعُوا بَعْضُكُمْ بَعْضاً، وَتُوَاظِبُوا عَلَى هَذَا بِقَدْرِ مَا تَرَوْنَ ذَلِكَ الْيَوْمَ يَقْتَرِبُ. فَإِنْ أَخْطَأْنَا عَمْداً بِرَفْضِنَا لِلْمَسِيحِ بَعْدَ حُصُولِنَا عَلَى مَعْرِفَةِ الْحَقِّ، لَا تَبْقَى هُنَاكَ ذَبِيحَةٌ لِغُفْرَانِ الْخَطَايَا، بَلِ انْتِظَارُ الْعِقَابِ الأَكِيدِ فِي لَهِيبِ النَّارِ الَّتِي سَتَلْتَهِمُ الْمُتَمَرِّدِينَ. وَيَا لَهُ مِنِ انْتِظَارٍ مُخِيفٍ! تَعْلَمُونَ أَنَّ مَنْ خَالَفَ شَرِيعَةَ مُوسَى، كَانَ عِقَابُهُ الْمَوْتَ دُونَ رَحْمَةٍ، عَلَى أَنْ يُؤَيِّدَ مُخَالَفَتَهُ شَاهِدَانِ أَوْ ثَلاثَةٌ. فَفِي ظَنِّكُمْ، كَمْ يَكُونُ أَشَدَّ كَثِيراً ذَلِكَ الْعِقَابُ الَّذِي يَسْتَحِقُّهُ مَنْ يَدُوسُ ابْنَ اللهِ، إِذْ يَعْتَبِرُ أَنَّ دَمَ الْعَهْدِ، الَّذِي يَتَقَدَّسُ بِهِ، هُوَ دَمٌ نَجِسٌ، وَبِذَلِكَ يُهِينُ رُوحَ النِّعْمَةِ؟ فَنَحْنُ نَعْرِفُ مَنْ قَالَ: «لِيَ الانْتِقَامُ، أَنَا أُجَازِي، يَقُولُ الرَّبُّ!» وَأَيْضاً: «إِنَّ الرَّبَّ سَوْفَ يُحَاكِمُ شَعْبَهُ!» حَقّاً مَا أَرْهَبَ الْوُقُوعَ فِي يَدَيِ اللهِ الْحَيِّ! لَا تَنْسَوْا أَبَداً تِلْكَ الأَيَّامَ الْمَاضِيَةَ الَّتِي فِيهَا، بَعْدَمَا أَشْرَقَ عَلَيْكُمْ نُورُ الإِيمَانِ بِالْمَسِيحِ، صَبَرْتُمْ عَلَى جِهَادٍ مَرِيرٍ طَوِيلٍ، إِذْ قَاسَيْتُمْ كَثِيراً مِنَ الآلامِ. وَذَلِكَ عِنْدَمَا تَعَرَّضْتُمْ لِلإِهَانَاتِ وَالْمُضَايَقَاتِ مِنْ جِهَةٍ، وَعِنْدَمَا شَارَكْتُمُ الَّذِينَ عُومِلُوا مِثْلَ هَذِهِ الْمُعَامَلَةِ مِنْ جِهَةٍ أُخْرَى. فَقَدْ تَعَاطَفْتُمْ مَعَ الْمَسْجُونِينَ، كَمَا تَقَبَّلْتُمْ نَهْبَ مُمْتَلَكَاتِكُمْ بِفَرَحٍ، عِلْماً مِنْكُمْ بِأَنَّ لَكُمْ فِي السَّمَاءِ ثَرْوَةً أَفْضَلَ وَأَبْقَى.

    great episode, i love your mindset, that the current decreasment of the lira is just a strategy, and is an invitation for the investors in many sectors. I'm not an expert, neither want to involve politics here, but this growth in Turkey wouldn't be possible without Recep Tayyip Erdogan. Thank you guys really really good job.

    When I walked in the streets of Istanbul in 2019, I cud not believe that almost every 2nd or 3rd low rise apartment building was a Hotel.
    Amazing amount of Accommodation in the area I stayed which was in walking distance of the Hagia Sophia

    2000 lira my rent from the Istanbul apartment was about 17000 Indian rupees and now it is about 12000 Indian rupees … but using in Turkey I may get the same things within the country but if I bought foreign products it would be difficult at the moment… however there must be something behind this and their might be some benefits which I do not understand…

    Ive noticed you have put your property prices up. The property i was looking at was 1900000 TRY now 2.6. Not good business.

      Hi, we do not raise the prices, developers do. And they raise it based on the inflation rate. We as Property Turkey have 0 control over the prices as we do not own the properties.

    Show is good but you don't talk with figures so you lose what your trying to talk about. Also can you breakdown cost in purchasing a property in Turkey eg stamp duty, solicitors cost and kind of fees. If you could do this it would really help. I am considering looking at Turkey as investment area in the future

    Army training for my son is big hurdle for many investors, thats why i am not buying turkish citizenship. please raise your voice to turkish government. it should not be for foreigner.

      The compulsory military service can be paid off. Especially if you have lived in abroad for more than 3 years. I(Alaattin) have paid mine off just like most people in Turkey. So military service should not be your worry.

      It is not possible in new properties. You are looking at $200 thousand plus for a new property in the central city unless you get a depressed sale which I have not found one yet in two years.

    The law is only a shadow of the good things that are coming-not the realities themselves. For this reason it can never, by the same sacrifices repeated endlessly year after year, make perfect those who draw near to worship. Otherwise, would they not have stopped being offered? For the worshipers would have been cleansed once for all, and would no longer have felt guilty for their sins. But those sacrifices are an annual reminder of sins. It is impossible for the blood of bulls and goats to take away sins.
