  • In this video, I have tried to bring clarity to the question - is buying a house on home loan a good investment ? Most of the home buyer are lured by real estate developers by showing good returns on real estate investment and home buyers end up taking huge amount of home loans to buy these properties, but are these great returns in real estate also apply when one buys a house with home loan ?

    In the world of social media where influencers and experts are at opposite ends of this debate with their own (right but sometimes flawed) logic , this arguably is one of the best videos out there . Lately it has become a fasion to talk about rent vs buy without taking into consideration home loan as a factor . I have seen no other video whixh takes that into consideration. It almost looks like experts are thinking today’s generation of 30yr old have 2-3-5crs in their pocket to buy insanely priced homes in metros .

    I have bought agricultural lands and constructed small farm house and 2 residential plot in my home town. I think have made wise decisions not to own any property in big city’s. Now cultivation started fruits grains and also palming for fish farming

    I have made the bulk of my money front real estate in the last 20 years+. However I'm hindsight, I realise that Rea Estate proves increase in spurts and bursts. It's an uneven road and its literally impossible to predict market moves.
    Lastly the variation in micro markets is huge..Hence adequate reserach into the locality and the builder's credentials and quality make a lot of difference.
    Finally Stock markets give a higher return in the longer term, particularly for consistent and disciplined investors

    Please make video on land price increase and reasons behind this as income of common man is not increasing in the same proportion then who is buying these properties. There are many videos related to flats and builder property but not related to land. Also what is khatedari ki zameen. Is iit freehold property

    It's okay to assume zero major cost of repairs for the 5 yr example, but 10 and 20 years figures would be substantial. Also, the opportunity cost of interest lost on the amount spent on the real estate deal should also be considered, i.e compare with how much the person would've made over 20 years had he not made those EMIs to the bank and instead kept putting that in FD. Would it have enabled him to buy a similar property 20 years hence and still have surplus left over? But overall, the warnings in this video sound right. Buyers should think twice before taking loans to make a quick buck in real estate. And all this is assuming it's not a lemon project with delivery, delay shocks etc.

    Please include the price of EMI length e.g. on 80 L loan, you have to pay double amount which is 16000000 one crore 60 lacs if you take a loan for 20 years, where is the profit.

    if we leave aside emotions, is it wise to buy your own house and live ? I think investing in flats for rent is not a wise decision if you are average guy who can barely afford 2 flats. In today's time , it is difficult to tell if I want to spend 8-10 years of my life in the same city.

      Builder laga ke dega. Vo aapse paise lega in other charges or possession charges. but vo laga ke dega

    I have question here. Consider the example of 5 years. Even after paying 1.5 crores over 5 years, if I can sell it for 1.5 crores at breakeven, am I not still losing money because of inflation? The 1.5 crores invested over the 5 years will lose its buying power and hence the breakeven point should also increase. And hence we need even a higher price appreciation for a real break-even. Am I wrong?
    Isn't it better to invest the money in mutual funds and enjoy a sweet 10-12% appreciation and around 4-5% real appreciation of your capital instead of hoping for crazy appreciation in real estate at the time of selling?

      Ofcourse yes. You have lost the opportunity to earn, secondly you got what you paid. In a nutshell, you got 0% returns.

    What if we invest rent amount in SIP's for 10 years or more. If we are calculating interest on home loan we should also calculate interest on rent invested. Even RD which is safest investment option will give over 7% interest for long term.

    Kon sa area India me 5 year ke bad mull@ ka ho jayega wo pata nahi chalta, ek bar wo log area me entry kar de uske bad aapka mahege se mahega Ghar kodiyo ke dam me bikta hai. Kab slum area ban Jaye wo bhi pata nahi chalta. Bap ki puri jindagi nikal jati hai 🏡 bana ne me uske bad pura area hi destroy ho jata hai to bete ki jindagi bhi ESI hi chali jati hai emi me, lots of example available

    Sir if possible Agreements value pe ek detail video banaiye.
    Last month mai ek ready to move property visit kiya, jisme flat total cost 27 lk hai, but agreement value Sirf 19 lk hogi, issme kya issue aa skate hai,
    Aur ek under construction project hai jaha per actual agreements value 29lk hai
    But 21 lk ka bhi agreements ke liye ready hai.
    Isme kya risk hai

      Agreement value is the value on which you pay stamp duty and registration. Value above agreement value is for other charges like car parking, club, EDC, IDC etc.

    This country needs one person one house law. This will stop mindless buying from rich and give room for poor to own house. Reduce stress on our resources because mind that we are 18% population with 4% water and 8% land on earth.

      @@ronepr you can repay the loan but after 7 year you will not be able to buy house that is sure.
      Buying house also diversify your investment too.
      But your emi should not be more thsn 1/3 of your salary. So that you can invest equivalant to your EMI in equity which will outrun your interest on home loan.
      After taking loan never invest any asset which gives return less than rate of home loan interest.
      If you cannot find any such instrument do part payment of your loan and close ASAP.

    See one home everyone should have ! Rest is the game of maths ! Investing is experience IMO ! Like you travel spend money but what is the return of that experience ! Sometimes it is good or bad ! Focus is to invest on yourself to grow ! For family to create memories one is enough ! In the long run minimum you can get break even ! Even mutual funds are subject to risk who knows cryptos can be the future ! Cheers !

    Sir Is buying 20 old years property worth if it is 30%-40% cheaper than the current new properties?

      there is no harm in buying a 20 year old property for end use if you have checked the construction quality of the property and are satisfied with it. But be prepared that the scope of appreciation will be limited and will be based only on upgrade of nearby infrastructure and inflation. Also, there will be additional expensed in terms of cost of maintenance as the building gets further old.

      ​@@diganttonpe1804 reconstruction starts onlg after 30yrs to 45 yrs as per state rule. Newer apartment are built to last longer time depending on builder. Also while reconstruction you've to pay for extra sq ft and amenities based at point if time.

    I admire all your videos and information.But the understanding of loan in this video is incorrect. At 14:25 you mentioned buying a house on downpayment is best option.But that is the biggest blunder.
    To understand this you should understand the time value of money.
    For example: If you are able to get a return of 12-15% percent in any business/mutual funds.You shouldnt lock your capital.Instead take a home loan 9% and invest of your capital on such things.Also if give huge downpayment, you should incur a huge opportunity cost for missing out any investing opportunity

      You have to factor in risks associated with stock markets. Some would agree with you others won't. I don't have very good experience of stock market. So if I have funds then property buying is more lucrative for me.

      I totally understand and it is valid point but nowadays no business yields appreciation until and unless you personally spend time on it. And stock markets I had very bad experience so I do not want to comment on it.

    I am planning to buy one flat in my apartment where i am currently residing. This is 8 yr old building but this area well connected to IT and hospital and school.till last year here flat were said to sold around 50l.. but now they are quoting 72. In this area average rate is 6000 to 6500 for new building can you please suggest what should i do? The quality of the building is good though.

    There is no expenses to Landlord for tenant change as he will charge the tenant by deducting from the advance

      It's not true.. for example I have always got 100% of my deposit.. If there is no damage done than the landlord cannot/should not deduct deposit.. if the damage is due to flat being old you cannot take it from tenant ... It's always better to separate in a good note..

    Buy Mivan homes and hold till your lifetime. Stock or mutual funds main aapka parivar nahi reh sakta hain or itne disciplined nahi hota. Always buy in budget . Gaarib logo ke pass bhi ghar hota hain. Jo cheez aaj mehngi lag rahi hain 20 saal baat 2 Crore bhi kaam lenge or ghar aur chote honge . Real estate will see Mumbai template.

    Taking flats on loan is very bad decision in terms of gain
    Overall it's a loss, after 10 yrs no one will give fair price to flats 😂😂
    I have seen real life example so don't thik like fool that flats are investment
    Stamp duty
    Registering
    Maintenance
    Depreciation
    Home loan interest
    Ye sab bewkuf hai jo nhi dekhte 😂
