we should seek clarifications from DDA regarding use common area by EWS and RWA(will it be common for EWS and hig). That will decide how many cancellation will be there.
Interesting to see for SHIG - few units still remain unsold from F, E, D and G. J remains the tower with most unsold units. H is the most popular with all the units sold (not even a single unit left).

I think h1 bid in phase 2 will be more reasonable due to lesser participation vs phase 1. Also most of the people with deep pocket would have got flats in phase 1.
Kaafi Unit remain unsold....might be sab logo ne certain units/flats par hi bid kar di😂.....as a result of which bid crossed benchmark rates...
Now DDA said alll amenities will be utilised by all blocks...including EWS.

One Main Reason of HiGh Bid is....DDA withdraw the condition of HOMe in delhi.....if this condition was not withdrawn...then in same BId....prices were not in such a high side
I think super rich has the FOMO (fear of missing out) that's why bidding too high.

Hi Mr. Dixit,
I was part of 3 PM E-Auction window of HIG today.
During my bidding the e-tender site became unresponsive for 5 minutes. The site was inaccessible via both Wi-Fi and mobile data on different devices. Unfortunately, the bidding time elapsed during this unresponsiveness. When the site became responsive again, the auction had concluded.
Is there anything I can do in this case?

Which Tower commanded maximum premium, is it worth to pay 3.55 CR for shig in F tower seventh floor?
I think the view will be good of central park from F tower. Direct sunlight in afternoon. Cost is on the higher side.

I think exact prices will be known when DDA release entire list…I heard lot of people have got flats close to base prices also which is not posted here. There were only 2k registration for 800 odd hig flats so there will be several flats with only one bidder

DDA has just released name of successful H1 bidder. 615 flats in 19b sold. Now what remains to be seen is what was average bid in each category

@@Gamer_2047_Yea right. The cost which came about to each buyer was purely luck. It became a gambling game for buyers and DDA profited from it.
I was also trying to understand if there is an eventual price difference in real cost of these flats based on market value. This would exist based on tower, floor, location etc.
For example in Golf Island society which is next door, they are charging atleast 1 cr extra as a premium for golf facing apartments.
@@harshpahalbut in DDA most of outer facing golf side fats were sold at lower H1 bid as compared to inner facing /park.....this is completely against the description given by many You tuber....on various platform....according to that golf facing flats have high bid
@@arunkrtanwar8753Yes. I think it happened due to perception that golf facing will go very high and lesser people bid for it. But some golf facing went high also. Some people mentioned 3.09 cr as H1 bid.

Such properties are extremely limited. I would hold on to it for self use
Deposited EMD for 2 golf facing HIGs, 8th and 9th floor. Was sole bidder in one of them. So booked 9th floor one at just over reserve price. The other HIG for which I participated was also booked at just over by reserve price by other bidder.

Even if one has got allotment in auction DDA reseves the right to cancel allotment to H1 if in their estimation there were less bidders or the flat went for less price than expected.
FAQs state that the single bidder will also be allotted the flat.
Please stop spreading rumours. Reserve price is the expected price.
This was in auction of plots earlier 20 percent below mean price of that area auctioned plots will be debarred , but not in auction of these flats

I am not sure.When I checked with engineer at DDA office located at site, he said that discussion are going on but they have not got approval. Also entrance of community hall is towards ews.

All compund shops n common using area will be common , I believe UGR too will be common.
What to expect of DDA when they gave just two lift to each tower. Rather than 4 lifts n priority lift to penthouse owner.
On water to need to confirm weather McD water will be provided or tankers will supply.
Since a big fraud happened with one society earlier , now 900 flats people getting tanker water.

One of feiends in B block got for 2.68 cr, i was 6th floor.
I but i sadly restricted myself , since ews in same location was getting 50sqmt for 26l that to no auction. And on other side high flat 184sqmt was for 2.2cr reserve price , which should have been 1.5cr as reserve price.
And please clarify my dout on one question
Weather ews flats will be sharing same common area with these flats?
And is the rwa will be common for both ews and common flats? If yes , it can be a big trouble

@@ravirathore9868 there will not be any boundary between ews and hig/shig. I did clarify this with DDA officers in Mela in 19b. There will be separate entrance for ews but as such there is not going to be any restrictions for them to enter hig/shig area.

Entry might be separate, but common compound shops with be same, so might ground may also be common.
But I am more concerned about rwa will be same or common.
Since ews n normal flats vote will be treated at each unit one vote and this lead to more burden on normal people society since ews is 1100 approx in two towers as compared to 1200 normal flats....
Rate to area ratio disparity between ews n normal flats was one huge disappointment....
Still now waiting how many hig flats got auctioned n what was highest hig auction price ....any guesses sir or anyone pls?

I am H1 bidder for F-208 (second floor) at 2.36 cr. Now thinking its expensive. How much time will be given by DDA to make the full payment. Also the flats are not yet ready

People had bid for 3 flats but could not get even 1.
After getting demand letter, you will be given 2 months to pay the amount.
You got at a good price.. Keep it.. There are few lucky people who got at reserve price or near to it.

You seem to be confused on benchmark rates. You were right when you said benchmark to be 20% over base price. But just a moment later in the same video, you’re quoting the price at which people won the auction as benchmark price which is way higher than 20% over base price , except that went upto 3.8 Cr for SHIG.
Lemme tell you, 20 to 30% over base price depending upon location (tower/view/sunlight & floor) is actually going to be benchmark. For best unit, perhaps 35%. But that’s it. It’ll take 3 years for what you’re quoting as benchmark to be real benchmark and that renders the investment as a loss making one
I have quoted the benchmark at 30% premium. Anything above to that is at expensive side. Please re-watch the video.
But right now in dwarka 3BHK 20 year old flats...are around 1.8cr to 2.5cr....subject to location ,construction and society......what I observed many dwarka people participated in this scheme that they will sale their old unit and purchase new one....this is one.more.reason that bid prices were high
This is good but society will be a challenge. The present lift system is very poor. 2 lifts for entire building will be disaster. Quality was strictly average, nothing to talk about. 25-45 lakh over and above to be paid for HIG/SHIG including interior work.

Strange part is in lot of 3bhk units , no one applied. For ex E607, the golf facing premium unit, no one applied.
Reason: West side facing balconies, no golf course view as it is on the lower side.
Many people thought that golf facing would go high and they applied for internal facing but uski wajah se internal facing me competition badh gaya... Gold course view is overrated

Got F-1303 HIG at 2.7cr. It's a corner flat with one balcony facing the golf ground and other facing towards the park. The view is really good on all the sides and being the top floor get ample sunlight. I know the price is on the higher side but I will take it. The appreciation will be quick given all the development around.

There should be some cancellations but it shouldn’t be too many. The amount to be forfeited is very large. I also feel that most people with tight budget actually did not get the apartment. It was the people with deep pockets who decided to purchase at higher amounts.
Anyway, only time will tell what happens 😊

These are obviously over hyphed.
7 penthouse are still vacant and 4.52 SHIG guy must be wondering why did not go for penthouse 😂. DDA should have given provision to move to another inventory in case of unsuccessful bid. Otherwise, DDA should have shown data how many are bidding for a particular unit which would have resulted into more even pricing and booking of all flats
Around 450 HIG are still vacant and 50 SHIG. DDA approach was completly wrong for auction.
They are not leasing petrol pump or shop why auction residential just to cover there losses incurred in construction of lower quality flats in Narela or other locations.
Consider scenario where on a single flat H1 H2 bid are palced and H2 bid is higher than all bid made in other flats that person should have given chance to fallback to next flat. Still not favouring auction for residential property that to by govt org. DDA
