    Thank you for talking honestly about the tornadoes! None of the TN realtors on UA-cam bother to address this. 31 tornadoes per year is no small amount. It's one of the biggest downsides!

      The first mistake you will make is admitting that you came from California cause we can't stand people from California moving here and you will hate the winter and the summer and the lack of good paying jobs and the high prices and taxes and the lack of friendly people cause we have enough of people like you coming here trying to change it into exactly what they are trying to get away from I've seen many people come to my small town just to leave and go back after a few years

      You better be prepared to pay some extreme property taxes and deal with thieves all the time in Morgan county and drive a long way to get any good medical attention

    Knoxville is too crowded! There’s smaller towns close to there with the same type of conveniences. Morristown, Greeneville, Rogersville, Kingsport.

      Yes, I have been there. I love that I could drive to Knoxville, every other weekend for the bigger things or for “city” life. I’m from CA and it takes me the same amount of time or longer to drive only 20 miles.

      Literally wasn't like this in Knoxville just 6 years ago. Now the traffic is major city level, the housing market is unaffordable, and native Tennesseeans can't get property in their own state. It's so incredible.

    We arrived in Middle TN (not Nashville) in late July. It is truly better here. Culture, natural beauty and cost of living. We came from SoCal, and have no regrets. I even like the weather better. 4 seasons is wonderful. One thing to keep in mind if someone is coming from a place like SoCal: leave your old state culture behind. Embrace and assimilate. It is better here for a reason, so embrace it and do NOT try to change it to be more like where you came from.

      I spent some time in CA last year on vacation: Bakersfield, Palmdale/Lancaster, and Needles. The price of gas is outrageous ($6/gal) ! My favorite place was Needles. I asked how people afforded to live there. They said they drive 5 miles to AZ and pay $2.89/gal.
      In a lot of ways, TN is 50 years behind the rest of the country. Tell people from CA coming to TN to NOT bring pot. It's sternly frowned upon around here. I much preferred having a pot store on every block in CA. That was a unique experience!

    Born in Knoxville Graduated HS in Memphis and now live in Chattanooga....I love Knoxville the most but if you want a mix of scenic and city life Chattanooga has that Hybrid style the most I feel! As far as weather goes in Chattanooga with the mountains surrounding us, it acts as a barrier against most severe weather.

      Taxes. We pay over 9% AND taxed on groceries. NOT a tax friendly state imo. Also, be warned, you'll pay an extra fee when purchasing a home to the state. Approximately $3000.

      ​@@Kyriecat12this is something people don't realize when they move to Tennessee that sales tax absolutely sucks. Everything you want to get will be taxed, and it's high especially if you wanna live in the major cities. The tax money doesn't go to anything useful, because our politicians are useless and don't even care about bettering the lives of people here. The weather sucks especially during the summer, a day where it's in the 70s is rare because we're getting scorched by the heat.
      Honestly in my opinion going up North is the best thing you can do, I've already got my eyes set on making a potential move to Michigan when I have the right amount of money saved up. One because you can actually enjoy summers up there, and two I feel like I would have a better quality of life.

      My husband took a job here in Middle TN so we moved. I do love it tho. Ppl are nicer. Culture is amazing. Winter sssuuiccckkksss up north. I mean sucks! It's very depressing for 9 months pretty much. So be prepared. Summer and a lil fall is what ya get there. Spring is winter and maybe a lil spring.

      @@officerzack1108 as far as financially better quality, Indiana yes. Don't do MI for the money part. Also, if you are outdoorsy....again, don't move there. You can't get outside for at least 6 months unless you are ok with frigid temps. I bundle up to walk and it's still miserable.

    You sure don't sound like a Tennessee native! I would have guessed CA.
    You're getting robbed on your car registration! The state cost of registration is $29. Anything above that (excluding postage, handling, etc.) is local taxes.
    The Smokies are great. My great uncle was the last surviving resident of Cades Cove. It is said that Elenore Roosevelt stayed at my great grandfather's house for a few days before it was a national park.
    Chattanooga has a great reputation for food. As you said, Moon Pies are made there at the Chattanooga Bakery. However, you forgot to mention Little Debbie is located in Collegedale (just outside of Chattanooga). Plus Coca-Cola was first bottled in Chattanooga.
    Isn't the headquarters for Cracker Barrel in Lebanon, TN?
    Ironically, I used to play in a joint called "The Time Zone." It was located at the Rhea/Cumberland County line where the time zone changes. It's really confusing living on the western edge of the Eastern Time Zone, when you have to travel back and forth a lot.
    You could have mentioned Fall Creek Falls, west of Pikeville, TN. It is the tallest waterfall east of the Mississippi River.
    Also, TN has a rich railroad history. The Louisville and Nashville (L&N) Railroad was the major railroad for over 100 years. The Southern Railroad was also a big railroad in the south. Plus Glenn Miller first recorded the song Chattanooga Choo Choo, which was the first song to receive a gold record.
    An then there's the dispute about the locomotive "The General" between TN and GA as to who owned it. I think the courts finally gave it to GA. But the actual locomotive was a big part of the Civil War in this area. There is a lot of Civil War history in the greater Chattanooga area (battle of Missionary Ridge, battle of Lookout Mountain, Chickamauga battlefield, etc.)
    Oh, and the Atlanta Braves are just a couple of hours south of Chattanooga on I-75.
    A lot of this doesn't relate directly to selling real estate. But I thought it might add to your knowledge about the state. People can (as you probably know) ask all kinds of questions. Overall, I think you did a good job on the subjects and information. 😀

    Those apartment rentals are low. $1000-1200 were base rental prices back in 2018. Those were base excluding the fees added a month to the rent.

    I'm not sure how you left out the Memphis in May International Festival, which includes the World Championship Barbecue Cooking Contest and the Beale Street Music Festival. This has been held annually since the early 70's with an attendance of 40,000.

    So I went down to Knoxville at the end of March for 3 days and enjoyed it. I am scoping it out for a possible move in the near future. I live in Phoenix, Az and been here for 28 years. I want a change in life and scenery so I am choosing Kinston/Harriman area for my relocation. I enjoyed your video thanks for helping with information on moving to Tennessee. What cities do you sell restate in? I am planning another trip on 4th of July weekend to see how the summers feel with the humidity. Because Phoenix don't get a lot of humidity just heat.

Don't have the best public higher education system (UC system) in the world like CA? Don't increase your K-12 public school system to the same level as CA?       @@josephpe90 CA is huge and diverse state. I have never lived in San Fran nor would I ever want to. Your last comment is conatined failed logic. It would be like me telling you... " Look at Memphis for example... go back if it is so great then." But the facts don't lie...The GDP of the San Fransisco Bay area is almost twice the size of the entire state of Tennessee. If we are to compare the "worst" cities in the two states... San Fransciso has a much lower crime rate and much longer life expectancy than Memphis. Did you know that Tennessee is a "taker" state which means that Tennessee gets more money from the federal government than its residents pay in federal taxes. This means that "giver" states, which are states where their residents pay more in federal taxes than money they get back, subsidize Tennessee. California being by far the largest "giver" state is therefore the largest subsidizer of Tennessee. The irony ... oh the irony

      100% agree. I'm from the south but grew up everywhere as an Air Force brat. Came back to TN three years ago and now we're leaving. Rudest, nastiest people. Wages and salaries are some of the lowest I've ever been paid. Massive drug and homeless problems because of the low wages and lack of available housing. Infrastructure is stuck in the 90's, you lose power every time the wind blows (which the linemen and their families benefit from, they're some of the few with above-poverty wages). Paid $4 for a gallon of milk where it's $2.59 in my hometown. Medical care is not great, Vanderbilt is NOT the fabulous healthcare you've been told it is (and it's hours away if you don't live close). Real estate and rents are ridiculously expensive. If you aim to live in the country and are self-sufficient, go for it. But if you appreciate the daily things that make life easy, need quick access to medical care, or you don't like hearing daily from the natives that they don't want you here and wish you would leave, find another place to live. Sadly, I AM a native, but my accent says they shouldn't bother to get to know me. Supposed to be the Bible belt - but are the least welcoming and genuine people I've met. Southern hospitality is a huge myth. Don't fall for it. Come vacation here... but don't stay.

    Native East Tennesseean. I am trying to fight it but I'm coming to despise all of you coming from out of state. You are bringing New York or California money to my home state and pricing me out of land and homes. I have still yet to become a first time homeowner because I'm consistently being outbid by your ridiculously inflated incomes and Cali/NY home values. This includes even now that I'm trying to buy land and build. You are ruining my homeland. Stop overbidding for properties, at the very least. You are literally keeping Tennesseeans out of their own housing market.

    Ok I don't normally do this but half what she says is incorrect. We have one of the highest sales tax in the US. 9.75% and liquor and beer tax is 15%. Hotel taxes are even more. Cost of living is low bc there so many places that u would not feel safe living in that drive the cost of living down. She obviously just pulled stuff up on the internet to gets views and has never done any real research.
