The glass vault is a terrible idea, it takes way too long to open
these small stairs may be fancy but in real life i am sure they suck. what if you want in your bedroom a large tele. the transport to the room must be difficult.

That's nothing, I'm living in my car, no steps at all and great views to the outside. I also have a massive rain shower, if the weather cooperates.

Lived in this building for 4 years; the only drawback to living in this building is that i had to take the subway while my wife took the car; so i had to walk to 8th Ave (long blocks) to catch the train, otherwise great building.
For 22 Million: Eliminate all of the GLASS, put in a full bathroom, lighten up all of the black barred "Rikers' Island" windows, add two or three more bedrooms with en suite bathrooms, and get rid of the elevator and make a full-sized kitchen out of it
Sigh I agree with most of what you said there, I also find the glass floor above a staircase to another room flashy for a realtor to show, but actually pretty inconvenient if you actually live there.
