My choice is the one that has the best inspection. Never make a choice based on a visual (cosmetic). If the roof, plumbing, electrical and foundation are good on your options then layout/space, storage and yard. Lessons learned the hard way.

The houses are just built different in Pittsburgh. The 3rd one has a really nice big front porch but is smaller and I don't like the big radiator heaters...the kids could get burnt. Awesome blood pressure glad of that. I love the fire places but it's a lot of them and like you said it's awkward figuring out how to place the furniture. I think your going to pick the first one because you love the kitchen.

Congratulations and good luck on your home search. My suggestion is pick the house that has no water damage in basement, structural damage, electricity is up to date, new plumbing, etc. You can always change paint colors. A few things I noticed that causes me pause is (not sure which house) one house had an open mud slide directing toward the house (I would be careful of structural damage); another house had dampness around the edges of basement wall and the basement door was not aligned with foundation; one of the houses floor in bathroom was not level which makes me think of water damage in the subfloor; and the houses that had rooms in the attic did not have air or heating systems that I saw. Also, note location, location, location….very important to think about the neighborhood….value and upkeep of neighborhood properties. House hunting is fun and tiresome. Pick what you like but don’t feel rushed. What GOD has for you will be yours. Congratulations on your health improvements. Glad you are back. I have been missing your videos. 😍🥰. But if I were to guess, Iwould say of the three showed…..you like the first one best.

Hey Shyvonne, congratulations on your house hunting. Please don’t rush and buy just any house. I looked at over 10 homes before I made my purchase. When you find the right one, you will know it🙂. Make sure you check/smell for mold. You might not like basements, but you must go down and check them out. I think you like the 1st one, but check out the hill/dirt because it might cause problems when it rains. Find a trustworthy home inspector. Glad that you decided to slow down a bit. Wishing you all the best for you and your family ❤️.

Hey Shyvonne, I could be wrong, but I thought I heard the realtor say something about “ ask for something’s to be repaired, but not a lot”( because they may turn you down). I could be mistaken… but no, you ask for whatever you want to be repaired or fixed. There will always be another home for sale, so get what you truly want. I know you don’t like the slab basement, but still look for yourself and inspect with your eyes for any water damage or mold. Basements make or break a deal on a house, if you get it fully finished later, it will add thousands in value. I was a realtor for some years and always advise folk to get what you want and always ask the seller. Somethings can be negotiated in the contract and many times, if it’s a motivated seller, they will come down in price. I wish you the best of luck, you deserve the house of your dreams❤️ P.S…also get a quote on a retaining wall, not sure about the weather in your state, but if it’s heavy rains or snow, that dirt & rocks can become an issue on your property.

    • @Susanfuzz
      @Susanfuzz 3 роки тому +1

Well, the realtor wants to make a sale as quick as they can, so their advice will promote that. My dad always used to buy ugly houses that were structurally good (we moved a lot) because my mom ALWAYS redecorated :) She did cry when he bought one with pink appliances! I grew up a bit in the Pittsburgh suburbs. In the 60s and 70s we lived in Bethel Park and 2 houses in Mt Lebanon. My grandparents lived downtown in a fancy high rise, when the Civic Arena opened the roof, you could see in 👁

Home inspection ... a must. Don't forget tests for MOLD and RADON in any home that has a basement. Serious stuff! Best of luck to you! I am moving in about a month or 6 weeks from Tucson to North Carolina. We just had an offer accepted on a home we really like in NC, and there is serious mold detected. Negotions will begin to see how much the sellers are willing to do to mitigate the problem and make it right. Fingers crossed!! Be well, kiddo ... best of luck house hunting!

The first one has the most potential and space. But that back looks like there had been a mudslide and they just came and bulldozed the dirt to put it on the market- you can see where the roots are just hanging out of it.
See what the inspector says and if it were me I’d get a few ballpark quotes of how much it would cost to put up a retaining wall and negotiate with the seller to get the price down.
Your RE agent is right, it is a sellers market right now and you can’t make too many demands or they’ll reject your offer altogether.
But if a property won’t pass an inspection no one’s buying it anyway.
Any way- congratulations! This is big news! Good job, this is a tribute to all your hard work.

    • @vclay2547
      @vclay2547 3 роки тому +8

Absolutely. With the extreme rain we've seen lately & the slope in the backyard coming towards that house, you can already predict mud, trees etc making your investment a money pit. Please don't consider the first house. A realtor with a conscience could try to protect the client from this disaster. But I'm not sure if they've obligated to present you with the property available. An inspector may not approve you because of the exposure. Please move on. Continue to pray for God's guidance & protection.

I'm wishing that the house that you get won't need you to do any work won't need you to fix up anything won't need any repairs I just want your new home to be the house that you go in and put all that pretty decor up and just be a happy lady. There are lots of programs that different lenders will have access to that will allow you to get into a very nice newer home with all of the space and other things that you will need. Please don't take offense I just think that you deserve the best. In my opinion those houses are okay but I don't think they're good enough for you you deserve better.

In the backyard of house #1, there needs to be a retaining wall built because the soil looks unstable and with any heavy rainfall, some damages can be done to the house when those trees come tumbling down! On the inside, the floors looks great. The rooms are large enough but I don't like how one room is connected through a door that leads to another room and another room. The kitchen is the best among #2 and #3.
Also love the floors in house #3.

For what these houses are selling for when you add in the cost of repairs we'll be paying for a new house. Once I realized they were right it opened up my eyes. So happy you are house hunting. You are so deserving of a bigger home for you and the family. The first house was huge, but the backyard was scary. It would need a huge retaining wall installed or that wall of dirt and those trees would end up in your backyard come the first big rain. Plus I am sure you would have a problem getting homeowners insurance. Three stories and all those flights of stairs is way too much. Also, get a place with A/C. You should have no problem qualifying for a loan with two incomes. I am so excited for you. Keep looking around. You will find the perfect place. Try to find a place with all hardwood or tile floors. You do not want to deal with cleaning dirty carpets. You know how kids are and all the spills.

@@mujerdemadera316 - My husband is from N. Jersey. I bet the market up there is tough right now. I love that my laundry area is an actual laundry room. At my other house it was a laundry closet in the kitchen. And Amen to the finished basement! We were blessed to get that as well. I pray that you find a home that fits all of your needs and more! 🙏🏽🙏🏽

Getting an inspection could be the most important thing you could do when buying a house. Cosmetic repairs are easy. However, an inspection shows a lot more than cosmetic repairs
Structural, water damage, roof, heating, electrical and plumbing could be very expensive. Take your time to make this very important decision. Best of luck!

I like the 2nd home granted it passes inspection. You could always put the twins in a bunk bed. (Are there more homes to look at? 3 is not enough choices...lol) whatever you decide, just don't overcrowd it. Less is more.💜

House 1 is nice. The back yard is unsafe - mud slide, and the kitchen looks big but it doesn't have enough storage. There will be a time you may not want to climb all the those.
House 2 The kitchen is more open, visit this house on a rainy day the basement could have a leaking issues. The house is in move in ready, Does it have central air? This house has a lot of lipstick. So what are they hiding?
House 4 visit it at night - check out the neighborhood. Front door is very nice, may be you can take down a wall to make the kitchen bigger. What did the back yard looks like?

The first house was really nice I loved it only thing I didn't like about that house was when you went outside that yard over there on the side with all that mud well it was really dirt but let's just say if it was raining really hard and it will be a Mudslide all that mud will be coming down that Hill that look kind of scary. But the house is self was really nice love you could have somebody to build up off concrete wall so in that mud do come crashing down when it rains hard it wouldn't all come in your yard but otherwise that house was really nice number one. I love number two house that one was nice as well the only thing about it was the scary basement the basement was huge that I guess if you put the wrought iron screen doors on those doors down there that would be pretty safe and maybe put some rod iron on those windows because that's so far down stairs in the basement that if he kind of scary of someone were to try to get through those doors or windows so boring it up would be safe but I would be scared to go down there at night time house number two unless that basement was barred up real good but otherwise it was a nice house just saying

I would let your husband help you decide your family's residential need and just consider your sub's ideas or opinions.
House 1: Looks like your house you're in, but wider.
    House 2: Looks great.
House 3: Has good points, but the bathrooms are janky. Whichever one you all choose, you definitely need to, like you said, purge a lot of your stuff and be a moderate minimalist. Do and decide on what makes you all happy.

Okayyyyy Shyvonne! Look congratulations to house hunting and continuing self care for some good health. You know with house hunting I never worry about things that can change (flooring, painting fixtures etc) ITS THE STUFF I WORRY ABOUT THAT I CANNOT CHANGE (the width of the hallways, adding AC, the flooring because it is deemed “antique” etc) this is a home a home your paying on so ask all the questions when you video the tours ask a question in there to remind yourself of the concerns. The basements are scary all of them lol. And how is the bathroom downstairs more room than the upstairs? Again goes to the question of what can be changed like a wall knocked out, moved in etc. I know on the east coast certain suburbs you can only move so much outside and very little inside like moving spaces. But it’s worth it if you make it work. I’m here with you for the journey. My picks for you would be between 1 and 3 2 is okay but the basement is scary lol.

I had to go back and look at the video 📹 again (1) big and roomy and you can alway put up a wall to separate the rooms but, that wall outside is concerning!😟 very, very dangerous I don't like that!😔 (2)small but, you can remove walls to make more space(3) like the outside large porch and the modem was nice 👍 👌 I never like a big, big kitchen that kitchen was prefect size in that house and make sure you leave money 💰 🤑 in your loan to do renovation projects and again CONGRATULATION TO YOU AND YOUR BEAUTIFUL FAMILY 👪 ❤ ♥ 💖 💕 💜 👪

I have end stage renal failure & I had the same symptoms you have. Extreme tiredness, headaches. High blood pressure is the leading cause of kidney failure. I had chronic hypertension that caused my kidneys to fail. I’m on dialysis now. So please Sis, ask your doctor to test your kidney function. Early detection is crucial. I pray you’re ok. And please continue to loose weight. The more weight you carry, the more pressure it puts on your joints and organs. Blessings to you.

Hi Shyvonne, I enjoy looking at your channel. You are a hard worker and you do need a break. Housework is teamwork! Your children are big size kids who can help with the chores. I'm glad to hear you are feeling better. You are a beautiful ❤ young woman that seem dedicated to family and work. No disrepect in your decision on which home you should buy. The 3 I saw are very old homes. Too much space in one area not enough in others. Too chopped up for me. You have to go through a door to get to two bedrooms. Bathrooms in livingroom. The first house back yard seem to be landslide if it rain too hard. You may have been approved for thirty days on your approval letter. Keep looking! When you walk in a home to buy it's amazing feeling if this is one. You want a home to have natural light to come. Not feeling dark gloaming. Congrats to you and your family🙏. I pray you make the best decision. Always get a home inspection it's worth the money.❤

Congratulations on your next chapter! I will echo the home inspection report. The first one can look like the 2nd and 3rd house but will need a some TLC. I think it will work. My main concern is also that hill in the back. I think a structural engineer would be needed in order to determine how a retaining wall would help. Good luck! Excited for you 🤗!

I think I would keep looking. I would try to find something all on one level, with no upstairs and no basement. It would be nice to have your washer & dryer close by without going to the basement. The yards are small. The hillside behind that 1st house would need to have a retaining wall. It won’t be too many years until your older kids will be grown & out of the house. How much space do you really need?
I would DREAD have to clean.all that space from top to bottom in each of those houses. They are all very similar to the house you live in now. I think I would keep looking.

Take your time looking for a house don’t rush. Must always check out basements and look for mold and foundation issues because those things are costly as well as windows..also check water pressure. Flush toilets , turn on water.
