    Just some suggestions : You can paint over wall paper instead of taking it down, flip the dinning with the living room since you have a bathroom there. That way you won’t hear someone using it while eating in there plus it’s more common for newer builds to have them off the living/family room Vs the dinning room. You also can paint the tile floor. For the wood floors, to save, you can sand and stain ( or paint them) yourself.

      yes switching the living and dining room might be a good thought , especially if you are eating mostly in that kitchen area ,so you won't be walking thru the dining room all day between busy rooms ........do you have a spot for a laundry room or can you build it on the back porch off of the kitchen ??

      I certainly agree my husbands family home which is now ours, they took the closet and made a bathroom right beside the im kitchen with a pocket door. We're going to put up a wall that will close it off.. but renovate the bathroom.. the house is about 100+ yrs old...
      When I painted over the wall paper I didn't like the look.. so we removed, cleaned and skim coat it.. it was labor but worth it... cost wasn't too bad..

      Congratulations on your family's new home & your recovery.
      Bravo on putting as much down as you did on your down-payment. I'm no expert, but find out the best ways to make your money work for you in the end.
      Please invest your money in your home systems over & above home decor. You'll never regret that. I'm sorry I don't know whether or not you got a home inspection.
      However, please get your wiring & plumbing up to code given all the technology you're all bound to use. Do you have enough outlets per wall? Are they 3-prong? Are the kitchen, bath, laundry and other outlets near water grounded?
      Everywhere you saw a leak that they said was resolved, verify yourself. Once you & your family gets settled, you've furnished & decorated your home, this is not the time to upset your lifestyle & backtrack.
      Invest in changing out that first floor tub to a standing shower or adding a shower so it'll be fully-functioning for your family.
      Listen for squeaking floors & stairs. Those should be attended to before possibly recovering. There are a variety of flooring options which are water-resistant.
      Please don't get seduced by the 'pretty' just yet. Your fans & subscribers know you have that! Be patient & prioritize what will endure for decades: the best windows will save on energy costs, an efficient boiler & water heater, a good roof, a security system & energy efficient appliances. Yes get that dishwasher!

      You can rent floor sanders that look like upright vacuums to sand the wood floors that also have different attachments for other various steps of wood floor finishing ( ex: polishing)

    Congratulations again. Don’t be so quick to remove your home’s original charm. I personally love the hardwood floors, the doors, and the brick accent wall in the kitchen. It look like a home you would find in New Orleans. They do a beautiful job around here after restoring them while still keeping the charm.

    I live in a 113 year old house that needs a lot of renovations, we got a new roof and heating system the first year. We wanted to wait before we did any majore renovations inside. Now after 2,5 years I'm glad we waited and lived in our home first. We see the house differently and know what works for us :) so you don't have to rush it, just enjoy your new home ❤

    I love old homes! In my opinion, the best thing to do with this home is to keep the house as close to the original as possible. Don't paint the wood, just get it refinished. Don't change the floors just refinish them. This will help with the resale value. There is so much value in those old homes when they are reminiscent of their original time, beautiful and livable. just keep that in mind.

    Beautiful new home. Best of luck to you.....Keep the floors as they are. The can still last for many years as is. I would recommend a few big area rugs, you will save to much money....Ross has great rugs for bargin prices....I got mine there. Enjoy the journey....go slow. Put a handrail on your upstairs step!

      OMG Sherry you are spot on! The floors alone are worth a ton it would be tragic to remove them for fake wood. Just wipe them down cover with rugs and redo them down the line. They still look good. Beautiful home sis congratulations and so happy for you all ❤️❤️❤️

      I've sanded and refinished wood floors with my kids helping, and it's not as scary as the floor guys want you to think. Just remember, gals can do anything a guy can, and a crafty woman like you can make miracles happen.

    I know you have great plans. Pace yourself, my house is 100 plus years old as well. It takes a minute , especially to do things right. Check your local fire department, they usually install smoke detectors for freeee. I like the idea of redoing the existing floors. WHAT about staining them a little darker. Older floors don't need a deep sanding( could expose nail holes). The polyurethane makes it pop!

      I agree, because the space is so big darker floors would go beautifully against the light baseboards and walls once painted.

      Yep, since she said she was going to whiten or lighten up all the dark wood trimming etc. Great idea to go darker in floor color.

    SUGGESTION: Paint all the walls an eggshell or ivory with all white wood work. The home would look more elevated than a lot of paint colors throughout the house. It will end up being less expensive to by the big paint containers. That way the rooms will all be light and bright. Then decor in each room would bring in different colors. Those brown wood will require cleaning, sanding, wipe down and then painting. The painting and floors are an more immediate need. Get the floors leveled first it will be cheaper. Your floors definitely need to be sanded and restained; or another floor put over them. Replacing flooring is very expensive. So, sanding and restaining is the cheapest option.

      Yes so true.. I use to have 2 colors throughout my home with a darker grey and in June we painted the whole house in the dolphin fin color in the eggshell finish and definitely made a big difference.. the house even seems bigger lol

    I love it! Love old houses. I think the floor is pretty cool..but we all have different tastes. Maybe leave it til you can afford to refinish? Would be ashame to cover it with the laminate stuff...but that's just me. I know you will make the place gorgeous for sure!!!! Congrats on your new home!!

    Great vision. For the downstairs bath, I believe you can purchase an attachment for the tub that has a shower head and hang it until you can get the plumbing redone. My 2 cents as an interior design major, and lux apartment construction, I would put the pantry on the opposite wall corner. You shouldn’t block/obstruct your entry into the kitchen and the side door.

    Congratulations to you and your family 🎊! There is always a rush to get things done when you move into a new home. It’s better to paint and make repairs before you move in. This will give the workers all the space they need to complete the job faster. May you and the family make many memorable moments in your new home. I know the children are super excited.       Yeah but I would get the living room painted now then move in so the kids can have Xmas set up and then gradually do everything else - only cuz it’s Xmas. It would be tough to have it in the current house now with all of the packing and chaos. If the painters can do it in a week or weekend then good to go!

    Omg! I absolutely LOVE older homes, because they have so much character! The plaster walls & ceilings can be a pain, but it’s still worth having the gorgeous stained glass, wide wainscoting, gorgeous woodwork, etc. Maybe you & your husband can sand the floors or replace with a floating floor? Sanding is a mess, but it’s much MUCH cheaper than having it done. And floating floors are pretty easy to install! You will work wonders in this gorgeous home that needs your TLC!!! And the paint will make a huge difference, and you can pace yourself with the bigger jobs. Although flooring is much easier when the rooms are empty!

      One of the hardest thing to do is picking out paint. I have painted my whole house but really the only paint that I have been disappointed with was my accent wall. I left it because I had it done professionally but maybe some day I will change it. Best to you I love your home. It will be amazing watching all you do to it.

    Love, love, love the house girl! I absolutely love old homes. Their rooms are nice sizes, ceilings are tall and I love the fireplaces. Good going mama on being a home owner. What a wonderful example you are setting for your kids and families alike.
    Most of the fireplaces I've seen in older homes don't work, but they are great to maintain the historic value/look in a home. The stain glass is also for keeps to if you can, because they too add to maintaining the historical value/look of a home. Both are also great focal points in the rooms for decor ideas. The flooring is very nice and either way you choose to go, sanded, staining etc. or adding the flooring, it will be nice.
    I'd look at doing/finishing the bathrooms (new toilets, sinks, lights/can lighting etc.,) wall patching and painting, floor leveling and addressing the windows before I'd move in that way, you all can live comfortably and take your time decorating and doing other changes as you go.
    What I love about owning a home is you can take your time and do it right the first time because hey, you aren't going anywhere for the foreseeable future so you can take your time.
    How you choose to proceed, I am sure the most high God will bless your efforts.

    That’s some gorgeous wood molding and paneling in that house. It does need to be lightened, but I’d just sand it all down and stain it lighter, maybe about the color of the kitchen.
    I’d also switch the dining room and living room because of the size and bathroom. My main focus would be on the ceilings and walls. Congratulations!

    What a beautiful house, I’m always impressed with your ideas. I just love the floors and the woodwork and would not paint them, but you have terrific ideas too. I think I would work on plaster and painting walls first and take a breather,and enjoy this lovely house.

    VERY EXCITING. CONGRATULATIONS. Floors can wait....with furniture & rugs no one will see them. focus on the cracks, lighting & making it HOME for your family. For the upstairs linen wash cloth cupboards I would strongly suggest 8 doors. 2 uppers & 2 lowers per closet to maximize the space & make access easy. Cant wait to see all the changes in the next 3 months.

    Congrats!! So happy for you also, I just just bought a house as well,and used all my money for down payment, so I deep cleaned what I had, and painted, now I have a clean slate to start improvements, when I can. Your doing an excellent job.

    I love the house. You have a lot of good ideas. I wouldn't worry about the floors. You have kids, they would mess it up. You can always fix them later. Just throw a rug over spots you hate.

      IKR. She could keep that as is and just paint the rooms, put down nice big rugs and clean up the wood work etc. I love old homes with all that character too.

    Patching and painting will make a world of difference.
    I know it is big bucks, but is there any way a laundry can be put in on first floor? Or even 2nd floor? Some how... in a closet..... It would be so nice for you.

    Love the new home! Consider placing the pantry on the other side of the kitchen (directly across from where you’re thinking of placing it) to keep the open flow of your kitchen.

    The house has a lot of potential, if you paint white walls is like a empty canvas, you can add pops of color, with curtains, pillows rugs etc, white, light grey, being, green and some primary colors like yellow maybe, green plants and maybe an accent wall with wallpaper 🥰

    Just a suggestion but Walmart has a great affordable paint selection. My Dad was a Sherwin Williams stan until he painted my house with Color Place and realized the quality of it. I always go for primer and paint in one because it's a quicker process. When you have to do a lot of painting and repairs like we did its helpful to save where you can. Congrats I know you're going to flip it and make it even more beautiful!

    Just make sure you have someone to expect the outside and roof area since the home is old and check wall structures they seem very thin for the cracks that it has yall got so much to change and fix

    I lived in a 100 year old house in NYC as well (as a renter) and also visited lots of very fancy Brownstones (worth millions) in Brooklyn which have a very similar vibe to your new house. :)
    My advice would be to enhance its charm and not try to paint everything white or gray just because it’s in style in modern houses.
    I have been to brownstones that have been fully revamped and people with money seem to fully modernize areas like the bathrooms and kitchen but they still incorporate some of the rich dark wood in the living areas, stairs, etc mixed with more modern pieces to enhance the house’s history and charm. It gives these homes a truly upscale and unique look.

    Love this wonderful classic home. Older homes or like a history lesson; they tell you a lot about the history of the area. Maybe find out about the homes history would be a fun video. Also make sure you SAVE money before anything for the foundation work that Every 100 year old home Needs. If you start adding trim and painting walls and the foundation is not addressed you will continue to see cracks in walls, bowing walls and ceilings. I hope you asked for a foundation allotment $ at closing on home because I am sure the previous owners knew there may be some foundation work needed.

    Hey Shyvonne 👋 Congratulations again on the house. My husband and I are house flippers. Could I offer you a few suggestions?
    My no 1 and favorite tip is that FREE consultations are your best friend 😄 Anytine you can get in home professional and expert advice go for it!!!!!
    1. Have a flooring company come in to offer you a FREE consultation. This way you can get an idea of what could and should be done to your beautiful hundred year old floors. Most likely it is something that you may be able to do yourself but at the very least you have the expert information
    2. Always turn off and on lights, open and close curtains, etc when testing paint samples. The colors look very different in all kinds of lighting. You may like something in the daylight but hate it in artificial light.
    3. If you don't absolutely have to, I would never recommend moving into a space that you are working on. A little painting or changing a light fixture is one thing but floors, walls being sanded etc. are big jobs. They cause alot of dust and require alot of space. The less you have in the space the better .

    I absolutely love your home! So spacious and has so much character. I am excited to see how you transform your home.     Oooh sooooo many possibilities! Love the house, and as others have said, get 2+ more quotes. I agree that renting a sanding machine & staining is something your husband & son could tackle. Have the kids take a stab at painting their own rooms (except th babies) and then you go over to touch up. Have fun, I know your head is spinning with things you want to do.

    Congratulations! This is so exciting. I agree with waiting to move in until the end of December, and get as much done as possible beforehand. Best thing I ever did, it is so much easier in an empty house. The Kilz primer should cover those dark walls easier, so that you don't need as many coats. I wonder if a plumber could extend your lines upstirs to your room and install a toilet and sink now? Then you could save for framing it in as a separate bathroom. I could not take those stairs 15 times a night, if you know what I mean, lol. :)

    Hey girl! If I can, you said it would cost about 4K to refinish the pine wood floors or install the floating floor. All these you can actually do yourself and save at least 3 thousand dollars. The refinishing tool (it’s a hardwood floor sanding machine that comes with a dust bag) you can rent from Home Depot or Lowe’s and then just stain it. If you decide with the floating floor like vinyl or laminate, those are diy friendly options. All you will need is to buy or rent proper cutting tools to make cuts. You can even replace all the baseboards yourself. I also would suggest not to paint kitchen cabinets and island because they are a nice oak color and look really nice. I think you have a nice kitchen.

    I love that you have a larger kitchen for you and your family!! The room that is in the middle of the two rooms might have been for the nanny, I love to look at old houses and imagine who lived there are how the home was used when it was first built.

    The house has great bones. Suggestion: get another quote for the floors. The floors are original wood floors and when you stain it, it’s really beautiful. Get multiple quotes for everything. Also when you go to Home Depot and Lowes they have guys hanging outside looking for work, they will paid and plaster your walls for a good price, daily. They can also stain the floors if you rent the machine. SO CHECH OUT THE GUYS OUTSIDE OF HOME DEPOT AND LOWES. As long as you don’t have to move any walls, plumbing or electrical you don’t have a hire a contractor 🤔🤔

      Don’t, they are not insured and typically not legal to work, anything happens (god forbid) you are liable. Get people whose work you’ve seen, and who has gotten great reviews etc.. a great thing to try and add would be an en suite in the master bedroom for you and big Chris!! Sure you could squeeze a small one in somewhere. Perhaps where the previous owners wanted to put a top floor patio!!! 🤞🏻

      Horrible advice! Spend the money to get things done right with a REPUTABLE person with references. This is your home, where your family lives and they need to be safe. Also people who don’t know what they are doing can create much larger problems that will quickly become a money pit. Homes are an investment and when you do things right you will get a return. Cheaper doesn’t save you many in the long run. Get several quotes.

    If it was me I would at least paint as much as I can before moving and maybe floors. Windows can be done after so can fixtures and lighting.. but painting a empty house is so much faster and easier.

    I personally would move in December. Then you will have a chance to clean and maybe paint before the furniture arrives. Maybe get a chance to get fireplaces checked and some plaster repair done. But that’s just what I would do.

    Omg you absolutely have a gem!!! Im so excited for you!! I live VERY rural so these type of Victorian homes exist BUT they are EXPENSIVE also few and far between with orginal architecture! I'm paused at you walking into the living room...everything is just beautiful omg you have to be so proud and excited! If only the walls could talk ...the history you could hear about! Take your time do not be in any rush this may sound dumb but get to know the house you never know what kind of treasures you will possibly uncover along the reno journey! The craftsmanship is stunning! Can't wait to see what you do...happy holidays ❤ from rural NC :)
