Hi Lili. I bought my first home which was a duplex when I was 24 years old. I had never heard of the term house hacking back then, but it turns out that’s what I did. You are a great inspiration and motivation to many (especially young) future and current investors. I have had a real estate license for 20 years in two states and never heard of a down payment assistance program. I read through many of the comments and did not see this question. However if it was already asked I apologize. Is the down payment assistance program an additional loan that you have to pay back like a second mortgage or is a grant that you do not have to pay back (unless you sell within 5 years)? As a realtor my greatest joy is when I see the smile on my buyer’s face when I help them purchase their first home. That is what motivates me more than the commission check. Congratulations on all of your success and keep the videos coming. I met a few of your followers while showing my listings.

You make me believe, my wholesaling journey going to be smooth, my plan is use wholesale money to buy properties cash and do Airbnb with them. When i bought my first multiple family, i have FHA program option but additional to 5 years can't sell it they add 1% on the interest and have to pay the city $300 monthly extra for 3 yrs, so that scared me so i chose conventional loan 3.5 down payment then sold it after year, back then no idea about wholesale, subject to or creative financing, back then. Regret totally

There is a 'recapture' clause in the DPA documents that scales downward as the loan matures. In some cases, if you have to repay, the amount is very little.

If you are looking outside of major city centers you can also look into the USDA loans that have 0% down required. A lot of qualifying areas aren't all that rural so if you otherwise qualify look into whether that program might work for you!

This was a really good video for me. Tony the tiger actually. Lol. Getting ready to purchase my first multi family home (4 plex God willing). If you are looking outside of major city centers you can also look into the USDA loans that have 0% down required. A lot of qualifying areas aren't all that rural so if you otherwise qualify look into whether that program might work for you!
