Although I love this property, I think it's overpriced. Twenty-four Mil, maybe, mostly because many of the bathroom finishes are sub-par and the guest house/wine cellar(?!) is awkwardly designed.
@@ArvinHaddadOfficial Agree on price & buyer pool being the main reasons. But I have a slightly different take. High end homes in San Diego are limited by proximity to LA. A buyer would likely already be in San Diego or have a specific desire to be in San Diego (more relaxed/slower lifestyle). Don't think there's enough lifestyle value add in San Diego to attract many LA/OC buyers. For east coast or true colder climate buyers it's a farther trip so LA makes more sense as a 2nd home location. It's gorgeous. Bedroom configuration is awkward and I'd upgrade at least 2 of the bathrooms, but it's probably the nicest home I've seen on the channel. The design is perfect, and that great room area opening up to the front and rear is perfect.

As a landscape design snob, nothing is worse than cheaply done choices with plant choices. If it's a multimillion dollar project choose mature and desirable plants for your area and natives when possible.
That Pacific view is nicely framed. Also, keeping existing mature trees lends more of an air of wealth, continuity, and luxury than fresh, minimalistic plantings do.
Arvin, I want to take this opportunity for tell you that you are amazing, incredible and best youtuber I found this year. That is a gorgeous house. I love the interior colors and textures. And the landscaping is a perfect balance for the house and the view. Buy it Arvin, and invite all of us over.
Wow. This property made it through Arvin’s review relatively unscathed with lots of stuff he liked! I wouldn’t have oriented it any differently. It’s an amazing house.
For me this house is perfect. It seems so livable you have so many gardens and I just want to hang out in all those spots. Every sqaure inch has utility and feels like a home.
I'm simply in love with this house, it's beautiful. But did the video miss the part, where Arvin explains why the house hasn't been sold? It would be interesting to hear, because the property seems almost flawless.

i like it this property by so far better than most "LA modern mansions" could said, beautiful landscape, useful rooms, nice backyard and nice square feets of lot.. 👌 on point!
Your comments from a professional point of you are making these videos so interesting and real. Talking about the flaws or missed opportunities takes nothing away from these beautiful houses and homes, the perfect house does not exist, we all know that. Talking imperfections opens the room to see and improve with your ideas and this can make a house a home.
This home is perfect. Good modern design really gets me. It's impressive without being ostentatious, so that visitors can feel comfortable. I'm saving this one as a reference for some outdoor hardscaping I'm planning.
I really love this houses. And honestly this was the video from Enes that actually brought me to Arvin's channel many months ago through the YT algorithm. I really like almost every element of this home. That being said, I do appreciate Arvin's criticisms. So he will be the first call I make if I buy this house.
Amazing home and I appreciate that the style is very complementary to the La Jolla/Southern California style. My only complaint is that the view from the lower lawn is blocked by the trees and hedges. I think there should have had it open up in the middle to allow a more direct view of not only the ocean, but of La Jolla as well. Nothing like a night view with some city lights with an ocean backdrop.
As a landscape architect, why do I see mulch? There are many fine low dry tolerant groundcovers that could be planted in those areas to provide interest, color and scale at the entry plantings. While not actually moss we refer to thst as the 'moss layer' One of my residential developer clients would tell me i do not want to see mulch and he did not want to pack stuff in but select plants to fill the void in the short and long term. I have used Mankato Limestone, the rusticated Texas limestone anchors the core. The zen garden definately needs moss layer plantings to make it Zen, you have the money,.
I know you said the counter top of the kitchen island didn't go with the price of the house but I love it, it's subtlety blends in nicely with the mood and feel of the rest of the property, a different kind of top, one that popped would have been too much and would have taken away from the overall look and feel, the wall in the walk in shower, I would have liked real stones of irregular shapes and sizes to look like the walkway of a Japanese garden, I love this house
This house is simply great architecture. It may be long, but the views arguably demand it. The location is superb. The house position on the lot is perfect and if you have to build a mansion (small palace really) the organisation is brilliant - the ground floor is close to perfect. I even like the position of the formal dining room - yes you can argue it is not needed at all - but some like to have it. The landscaping is stunning and really well executed. This is so calm and really zen. The house - even gigantic as it is - and backyard are livable and comfortable. Even the kitchen could be used by a family. This is actually a great family home. Really appreciate the absence of most of the usual LA mansion bling. This construction embodies good taste. IMO this house is better and more desirable than the 70-80M+ mansions of Beverly Hills. Finally a residence with privacy. I can't even imagine somebody wealthy buying a house without.

I really love this one, It feels very liveable. I would personally change the motor court to have some different kind of floor since it feels a bit to mechanical over there for me personally, but these lilving areas and the landscaping are incredible. edit. Oh wow, I posted this half way through. I completely agree with you on this home
Definitely not ostentatious like most of the big homes in LA for example, really gives me Mexico City vibes - well balanced open to the garden but hidden from the street, no "WOW" factor right in your face, excellent use of outdoor spaces and beautiful use of natural materials.
At 3:00 this is absolutely gorgeous!! Simple but beautiful. The colors with that concrete with some texture and how everything blends in with the surroundings like the trees. This is the mark of a true architect with a vision!
Beautiful home and beautiful video. I agree on the landscaping-truly next level. I also think the choice to create that oval shaped backyard lawn was masterful. Lots of “moments” in this property. Heck, even the hallways in this property provided several moments. Look forward to the next video!!
Thanks for this one, your last couple of Enes tour clips were mostly entertainment for me as they were so over the top horrendous, that there wasn't really any commentary required and Enes involuntarily offers plenty of laughs. I really enjoyed this video because you actually had quite a few positive thoughts and insights to share, building upon those and elaborating, but also pointing out flaws. Great balance.
I showed this house to my wife when Enes first dropped this video. I told her if we were to ever win the lottery this was the exact home I would want to purchase. There is just something about this property that just speaks to me. "simple" but "warm" both open but private. Just a great home.
This is the first house/mansion that I have liked on your channel. The main reason is that it is: not too big. Super warm, stylish, comfortable home (not shopping center house). Give me more open space/garden versus built-in environment always.

I agree with the dining room issue, bar or library are both great suggestions. And yeah some bathrooms are questionable. But amazing overall. And personally I disagree with the gravel change. Concrete there imo works really well and it's more practical. I don't see the gravel vision.
I thought I watched this before but it's so nice I guess I will have to watch it again... I'm drooling over the back yard oval area it is gorgeous. 27:45 tree supports do not damage the tree, as a master gardener it looks fine, keep your mature trees unless they are an insurance liability and if you self-insured who cares do what you love. I enjoy watching, hopefully I can get Arin to criticize my home day lol.
This house is warm and inviting making you want to settle in and never leave.. The view, landscaping, and interior design all come together with a subtle flow. The only issue besides the price is you must really like that redwood Japanese style. It’s built in throughout the entire house and would almost impossible to change if you get sick of it.
Almost gave up on you for today haha. Thanks for the vids, they're great. I was watching Robert Oshatz "Funnel House" by Architectural Digest. No one talks about the interiors of the more unique builds. I get that from a 'buyers' standpoint, unique builds are not always as marketable. But the main problem, especially with CA mansions, is that none of them are 'homes'. They are all geared up to be show pieces, not living spaces. Really enjoy your commentary, I've seen all your vids by now. Again, ty,
This is the first time I ever went back and watched Enes’ original video because I love this house. BUT…Arvin, you didn’t tell us why it didn’t sell! In any case, your channel is still one of my favorites on YT (I just discovered a few months ago). If I win Powerball I’m going to hire you!
Hey man. First of all I love your videos! Secondly I have a question. What is the name of that wood desks on the ceilings? I saw it in so many of your videos and I believe that is a very good way to go. I need to add some "earthy tones" to my home :) thanks!
Very beautiful! Gives me slight retro…Lana Del Rey Summer Sadness vibes. Some details I don’t like. For example the thin countertops, there’s caulking missing etc. But very minor. Overall beautiful. Great video as always! Best wishes
Hi Arvin! I've discovered your channel recently and have been loving your critiques. Could you review one of Enes Yilmazer's showings, "Touring an Italian Villa in the Mountains of Beverly Hills?" I absolutely adore this property and would value your opinion about it.
I think that tree is fine. Tree limbs of healthy trees near houses are sometimes stabilized even if they are healthy. Here is a little info I found: " During this process, they attach strong cables between the limbs to limit movement, stabilize the tree, and prevent the split sections from separating entirely." Being so close to the house, I can see the need to limit limb movement. In addition, the cables will help prevent the large limbs from splitting as the tree ages or a huge storm passes through.
Arvin, you didn't tell us why it didn't sell.
1. Price 2. Bedroom configuration 3. It should have been marketed to LA and OC buyers as a 2nd home

You can tell when Arvin likes a property: he doesn’t laugh at all.
This house is warm and inviting making you want to settle in and never leave.. The view, landscaping, and interior design all come together with a subtle flow. The only issue besides the price is you must really like that redwood Japanese style. It’s built in throughout the entire house and would almost impossible to change if you get sick of it.
Im hooked on your channel Arvin. thanks.
Again, ty,
Thanks for watching pal
I've never seen a house with this much praise from Arvin, I may have to buy it.
This is the first time I ever went back and watched Enes’ original video because I love this house. BUT…Arvin, you didn’t tell us why it didn’t sell! In any case, your channel is still one of my favorites on YT (I just discovered a few months ago). If I win Powerball I’m going to hire you!
It got cut in the edit …. I pinned the answer in the top comment… sorry about that
Finally !! House feels like a home 🤩🤩 beautiful
The pop-up mixer in the kitchen is not a good idea because if something spills it will run down the cracks I see on either side.
Hey man. First of all I love your videos! Secondly I have a question. What is the name of that wood desks on the ceilings? I saw it in so many of your videos and I believe that is a very good way to go. I need to add some "earthy tones" to my home :) thanks!
Thanks for doing this one Arvin!!!!!!!!!!!!!!!!! Love the Enes critiques!
Omg you dont know how long i was waiting for this house! Its one of my favourites on enes' channel so I was so curious whatr could be flawed about it
