      Hi, Mrs. Ashton, is there a more suburban area to Boise with homes that have a few acres of land,, any RV parks and off-road vehicle areas?

      Hi Peter! Fantastic questions. Yes, there are areas with larger parcels of land, off-road areas, and RV Parks. It depends on what you are looking for like how close you want to be to the city or cost of living. There are off-road areas all around Boise, from deserts to canyons to mountains. There is even an off-road area that starts right in downtown Boise- a 26.5 mile loop. Here is a link that details all the many off-road areas: www.riderplanet-usa.com/atv/trails/idaho_list.htm
      Now this shows a list of all the trails in Idaho, so you'll have to read descriptions to find the ones closer to Boise area.
      The Boise National Forest has many areas for off-roading. You can look into Danskin Area with over 150 miles of trails, and Wilson Flats. The closest town to those is Mountain Home...and Mountain Home is about an hour south of Boise. In Mountain Home you would be able to find land that is much more affordable than in Boise, and land that allows an RV instead of a "stick-built" home.
      The best desert/canyon areas are in the Owyhees - the Jump Creek Area especially. The closest small towns to that area are Marsing and Homedale..about an hour West of Boise...and they are about 25 min West of Nampa/Caldwell (which are larger towns with all amenities). In that area you can also find property for much less than Boise. You can look into the River Haven RV park in Marsing.
      One town to look into is Emmett..it has close access to the Boise National Forest, has direct access to a BLM off-road area, and more affordable land. You can check into the RV park there - Capital Mobile and RV Park. I just helped a client buy 40 acres right down the road from the off-road area in Emmett. The parcel was $90k, but it did require that you build a traditional home, not an RV, although there were no size limits. Emmett is central to Nampa and Boise, about 40 minutes from either, and is it's own complete small town in it's own valley. And it has a reservoir for boating/fishing. I am going to make a video about Emmett soon.
      There is a very nice RV park in Eagle, Idaho - HI Valley RV park. It has easy access to highway 55 to get into the Boise National Forest. Currently, the space rent there is $400/month and it is very popular due to it's great location...although you would be about at least a 45 min drive to most off-roading areas from there.
      One last fun place to mention is the Weiser Dunes area...that is near Payette or Weiser and that area is about an hour NE from Boise. That area would also offer more affordable land. The land in Boise city area is a higher price point (over $100k/acre) and almost anything you find in city limits will require a stick built home. But check out Emmett, Middleton, Mountain Home, Marsing, Homedale, Payette, Caldwell....maybe even Sweet, Horseshoe Bend, or Idaho City (they are more mountain- very small towns and more snow than the valley towns).

    Every new construction community I looked at today in Eagle was completely sold out. How do you get on waiting lists or find out when new phases become available? Very frustrating process here. Prices are as bad as Orange County, CA! Help!!!

      It is very frustrating, I agree. First you get an agent who will do all the hard work for you and find out where new options are coming available. Then your agent makes a million calls and emails to find out what is coming up and then does it all again every few days for you because inventory changes rapidly and builders change what they are doing so much. You get on waiting lists, with the understanding that the pricing of both the house you want and the lot will increase by the time you can get it under contract. Every once in a while we get lucky and call a builder on the right day when a new spec home just comes available and we can get you in on a home without having to get on a waiting list. As far as the OC pricing goes, I can't help you much with that except to assure you that the overall cost of living, and, in my opinion, the overall quality of life is better here, so you're not really trading apples for apples.       Dont be surprised if the larger Chinese corps arent buying them all up.
      Part of whats been making housing so unaffordable.
      Want out of Ca also but prices look the same there as here.

    Hello! Can you make a video of industries in the area and Boise economy? Ehats making investors invest there? What is making it grow besides being affordable. What other big companies are there besides Micron. Thank you in advance.

    How well is the economy in the area in this post coronavirus environment?

      So far it has been okay. Everything surrounding the real estate world is on fire and going faster than ever before. There was a slow down in restaurants, but they never stopped completely, and so they are doing okay. Movie theaters closed, and anything with large groups like performing arts is probably going to have a real rough time. I expect there to be more fallout after the stimulus money stops. But overall, the economy is trucking along with some places struggling and other places thriving and most places just learning how to adjust.

      Absolutely! It is in several retirement websites' top ten places to retire. The majority of my clients right now are over 50 and moving here specifically to set themselves up for a better retirement future than they would have in their old state. I will make a video about it in the upcoming weeks.

    Is there a strong religious and/or political overtone in Eagle?

      The answer to that question would be open to a huge variety of interpretations based on your personal preferences, so I suggest you google statistical data regarding religion and politics for Eagle to see if it helps you find the answer you are looking for. Regardless of religious or political views, in general people are very respectful of each other and are very willing to help each other out.

    What's the avg 2 - 3 bedroom house cost in Boise? Do you have any rough info on the cost of a 2 - 3 bedroom apartment in the Boise area? I live in California, which is where you said that you were from. I was always worried about the cold weather, but I just watched your video on the weather & it didn't seem too bad. So that's a good thing. I really don't know anything about the different cities in Idaho, but with what you mentioned about Boise, it seemed pretty nice. I don't need the lakes or the country clubs or anything like that. I am just interested in the nature, animals & country.

      Hi Daryl.. in the Boise area, the average cost of a smaller 2-3 bed house is about $350k. But if you would like to be further from the city, and have more nature and country around you, you can look into the cities like Nampa and Caldwell and surrounding areas, Middleton, Kuna, and Emmett. They are a bit more affordable and you may be able to find a small home for closer to $300k. Competition is very very high though. The average cost of a smaller apartment in the Boise area is about $1100/month but you could find a small apartment in those other areas I mentioned for closer to $800/month, depending on area and size. The snow here is usually very mild. The cold varies so much from year to year. Places like Twin Falls, Idaho Falls, and Pocotello are more affordable than the Boise area and are smaller too, but, they are colder with more wind and more snow.

      The best resource is just to go onto Zillow, hotpads, or apartments.com. There is no centralized place to find all of the property management companies' websites. Most property management companies just post what they have on those websites I mentioned. Usually, rentals are not posted on the MLS here (the system agents use to post homes for sale) like they are in some other large cities.
