Item rate contract is best.. BOQ is important in contract agreement.. BOQ is transparency rate for each items. Hence easy to compare with other contractors BOQ. Before SQFT rate finalizing we should be finalized BOQ.

If your cost is 1500 ,you must not added small expenses cost because it will not noted due to small or single pay but while in compounding its makes huge amount, add your expence like tea, vechile fuild, your salary, your lost payoff, it will be more than 2200 I am sure .
