    For this brand new series, I decided to go in deeper into elements within the apartment unit. Hopefully this will be helpful for brand new investors as this will help manage their expectation.
    We will deep dive into all different spaces, how to design them, cost of furnishing, potential return, strategy, design strategy and etc. Basically more precise elements compared to only location=)

    Rental has became a business... In a particular vicinity of area within 5 km there are at least 3 to 4 projects condo up for competition and Mont Kiara might even more. let's say one project is 500 units and there are 4 projects in that parcel land area have 2000 units. and mostly 30% of them are looking for rental / resale so there are 600 units for competition . Bear in mind Malaysia is not Singapore 85% of us own the car we don't mind to live further in depth less convenience area. To those who want to buy house and collecting rental every month you must remember the salient points in following,
    1) You must full furnish nowadays to attract tenant. Bare unit rent out is not working anymore
    2) never ever believe those agents or youtuber who claim rental can yield 6-7% fix annual return. P.S unless there is clause inside the SNP agreement. ( There were still some developers default on rental income to those they have committed in SNP and you need to go thru legal proceeding to claim what you entitled for )
    3) It's very hard to judge on tenant during the first meeting. You may see someone has the nice job and left you good impression. But in the end they might spoil up your things and ending up u are in loss . Some can move away in overnight but taking the luggage away and go behind your rental forever
    4) My last piece advice is Malaysia property will be never has ROI . Property market has ended especially the country beleaguered in low tech industry and majority of us income isn't high.
    5) My free advice- Open security account and put your money in USA stock like Amazon, Goldman Sach, Alphabet , Estee lauder. These portfolio can give you 8-15% average return in over the span of 10 years.
    I have no any kind of commercial interest in my opinions. But I act and speak in good faith not to let u drown in debt trap for 35 years who you earn less than net pay 10 k a month. The world has changed. Own a house is not a fancy and symbol of successful in this era . You know who you are the best

    I guess it will take min. of 2 years’ rental income to recoup the whole renovation expenses… not to forget the monthly maintenance fee, cukai pintu, etc

      If you don't renovate you cannot rent out to begin with. So in this category of tenant profile, minimum the unit must be fully furnished.

    Say the unit after discount is around RM800k, for first home buyer (90% loan amount + 35 year payback period) , the monthly repayment still carries minimum RM3k per month, curious to know how does somebody make positive cashflow out of this investment once we start clocking in maintenance fee etc?

      In this case, it will be breaking even at this price but banks don't look at maintenance fees for calculation of rental income
      Also this shows the importance of entry price which makes all the difference.
      And things will still change as time pass such as rental, OPR, policies and etc.

    Hi Sean! Love your content very much but I have a question here. You showed that the countertop of the kitchen is made of timber, right? Since this is a cost oriented renovation for investment purpose, it's obviously better material choice compare to stones or marble countertop. But is timber countertop the most cost effective? (excluding the metal countertop/sink commonly found in affordable unit). How effective is the timber countertop in kitchen deal with the water splash and heat from hot object? Looking forward for your replies 😉

    nice sharing! one concern, will the property in the Mont Kiara age well, i.e. hold up the rent level 10yrs later? If decline in rent is inevitable, will any form of uniqueness help to cushion that? (e.g. proximity to the mall or something like that..) had a bad investment experience with royal domain sri putramas 2 (10yrs in, the rent dived from 2.5k to 1.6-1.8k now despite its location) which is nearing 20yo

    The new editing style is definitely noticeable. I appreciate putting up the key numbers up on the screen as info boxes, however the sound effects are distracting and unneeded. Also the zooming-in effect that you use in this video is too much and cheapens your video (because mostly only videos without substance use it to give an impression that the video has "high production value", but it really doesn't). Your past videos were minimally edited with barely any fluff, which was the beauty of it. You might feel that your editing style was getting stale and are looking for change, but trust me, your content have been speaking for itself.

      I am from Johor Bahru. Current situation is that there is an oversupply of high end condos there especially near to the coastal areas. Landed property should still be alright but I have zero experience in that.

      I am property investor in JB. It depends much on your location of the properties and different kind of ways to make the return make sense. Ever since the travel restriction lifted, many JB properties snap out for rent and even for sales, as many Malaysian return to JB to stay while working in SG.

    Hmm what if we have a very diverse tenant target? For example in sentul. What is the best strategy to apply for renovation and to attract highest tenancy rate? If unit level 15.

      Well mainly it's between room rentals versus renting out the entire unit that will have different approach to the renovation. For the rest, fully furnishing the unit actually solves most of the need of different tenant profiles such as long term, short term, Airbnb, families, office staffs and etc.

    I went to inspect this property, the unit layout is too narrow. I like the foyer and corridors tho, better design than Arcoris next door.

    How to make money if so much capital need to pour in yet with only 3-4K rental income. Not forgetting the cost for maintenance when you rent out.. Just don’t make sense

      Because of it's superb connectivity. That attracted a lot of people from all around the world, not only just Malaysians to this location. Then match that demand with lots of great F&B convenience, it's a superb experience overall.
