  • We show a DIY build in Marshfield MO by my friend John Martin and his wife Liz! Up to pour day they had done 100% of the work themselves completely DIY. Even on pour day he had friends and family doing most of the work, I was there to shoot video and JIC... based on national avg labor rates they saved anywhere from 15-20k in labor and in our market even more than that!

    I have been considering an ICF shophouse type build, this is very interesting and I hope you do a follow up video! So glad you did this one, it's adding fuel to the fire.

    Great video and has me thinking of our design and needs. The right design and planning services, and we can do this .. I think! I am working on our own house/shop/garage design now. By the way, managing many large delicate IT migration projects (equates to building the pane while flying it), I train our folks on a key phrase ... "If you're not nervous, your probably not paying attention". I teach it to staff and customer. You SHOULD be nervous. That is the catalyst for planning, testing, review, re-review, beat the hell out of it on paper, THEN pour the life-long concrete. My daily challenge is kick ass analysis versus analysis paralysis. SUCH a fine line. :)

    Very cool. I want to start building ICF ranch style homes to use as short term rentals. I can do all the work myself. ICF forms are so easy, especially with all the awesome brace systems they have now.

    I plan to do the same thing. Hire out the foundation, then get stacking. Aaron, I will be contacting you for the blocks and sources for blocking. Force 5 is the only game in town (good for them), but I am not building a mansion.

      That’s great! It blows my mind how much guys are getting when there is a shortage of icf guys in a market, including my own…. I like sleeping at night and I realized quick that I can’t possibly satisfy 1% of the need myself, hence the training, but even that won’t get icf. Where it needs to be, plus, I’ve survived the last 20 years putting in sweat equity into my projects that otherwise might not work, so I really like helping others do the same

    I'm saving for an ICF build. Helped with a few working construction during high school / college. Am living in a crappy stick built townhouse right now.
    Want to do an ICF ranch with a basement, in floor heat, maybe a litedeck floor system to span with no supports and essentially create a shelter out of the basement.
    I live in Tornado Country so I'm thinking of trying to do a concrete hip style roof but that may be just too much excessive cost.

    That’s awesome! My house project is coming up. I plan on having all polished concrete floor so I’m trying to avoid damaging it with the bracing. Can you do a video on the bracing. That’s my only hang up at this point during the planning phase. I appreciate your videos

    That's a really nice looking project, especially for DIY.
    I've seen some people stack blocks and for bracing they install the second story floor joists and decking before the wall fill. Do you have any thoughts on that method? I figure you have to buy the floor so why not have it do the bracing? I would do that in a probably 4 pour build: footings+a small slab, first floor pour, second floor pour and main slab pour. Any thoughts on doing the slab last? My footprint of the main slab is a rectangle about 24' wide and 40' deep, accessed by two single car garage door openings on the 24' side so I'll need a chute, conveyor or weelbarrel to get to the deep parts of the slab. I could do the slab second after the footings but I think that would just delay my wall stacking and the shoring I put under the floor structure/bracing might scar the fresh concrete (I plan on epoxy finish).
    One other cool thing, I'm planning to use pallet rack for storage and I'll just buy my uprights a bit long and use them to shore up the floor during the pour and with a little bracing I think they will be strong enough to push and pull for wall straightening. Once the walls are poured, I'll take them out and eventually cut them to size for my storage. Double duty FTW!

    Another great video. It’s one thing to do your own work but it speaks volumes to teach others how to successfully do the same. I give Aaron much credibility in his ability.
    My question is what is the size of this pour ?

      This is a 30x56’ build with 10’ walls. There is a 7x10 storm room in the corner

    Well John's hardly a typical DYIer, but great to see him and his wife be able to do all of this large project. Do you know if they have posted a video of the footing work and the setting of the first two courses of block to contain the pour of the interior slab? Thanks!!

      Sorry, we did not get video of footing. We pour a 22” footing and then nailed a board down to lock in the blocks and keep it square while we poured the floor and the first block and half

    Other thing with this, it should save you money on homeowners insurance. If you live on the coast, and homeowners keeps going up every year and the only way to fight it is to build houses like this. I don’t think a hurricane is gonna knock this over.

      That’s coming, a friend recently asked if I’d speak at some convention of insurance agents to help understanding, the actuaries need to get onboard, the loss math is irrefutable

    It appears feasible for a potential homeowner to construct the outer walls independently, potentially saving money. Yet, I couldn't locate any hands-on courses; all available options seem to be online. Are you aware of any places offering in-person training sessions for homeowners lasting a day or two?

    What is an average rate for labor to install the blocks? I know in one of your newer videos, you have the price breakdown on material. I'm curious as to what one should expect to have someone come in and install it.

      Block costs $5-6ish delivered, concrete is worst case 2, rebar less than 1, and turn key is all over the board, 20-35/ft, so labor is the wild card, there’s a skill gap in many areas even though it’s easy

      Couple of things, nothing was poured other than the floor so what exactly did they brace that they shouldn’t have? And why on earth would they brace both sides of a 9’ icf wall??? Baby stuff, guessing u don’t do icf, which gives you more time to criticize awesome diy-ers like John and his wife🤔.
      Ps they’re done and they saved like 35k over hiring us or anybody else so I guess they get the last laugh;)

      I actually thought pouring the slab was a good idea as you wouldnt need to use a pump to pour the slab -- having said that -- I bet you wouldnt run your mouth on a job site @@cuttingedgehomes9251

    What about the cost of bracing? That is what stopped me from going ICF.

      So those type braces can typically be rented for about 500/week, that said for under 2-2500 u can buy enough fab form stuff to do it and have them throughout your project, then they can typically be sold for nearly new price as they are hard to come by in most localities! We also rent them in certain cases but by the time we ship them both directions the purchase and liquidation method typically makes more sense

    I hate the foam bucks at least from buildblock the problem with them is the mounting points for door are awful and only in certain spots, I had to rip them out and install wood to get the door to stay in, windows were an issue also as the screws on the bucks did not hold, do you have a link for the gorilla buck as that looks a lot better that the foam bucks unless they got better over the last 4 years.

    I'm looking to start my new ICF house at the beginning of 2023. Planning on ICF basement and main floor, then stick built second floor with continuous exterior insulation.. I should have the plan mostly complete here in about a week How can I get a bid on the blocks from you?

    Why fox block over Nudura. I am not try to start an argument with anyone I am I’m the planning stages and they are the only 2 manufacturers that will talk to me they both seem similar but I see an edge to Nudura because they are shipped collapsed and larger blocks

      Let me count the ways lol, but first I’ll mention that my last 3 monopours have been with Nudura one series, so I’m not anti Nudura or build block or anybody, there’s a great chance my next mono will be build block knock down forms as they have the closest system for me to integrate our new modular system to…. But as far as Nudura in general goes;
      First and foremost, their corners suck, no other way to say it everyone who’s poured with Nudura and other forms agrees it’s the jankiest corner out there, very small and prone to unseen damage during shipping that can virtually guarantee a blow out….
      Second, everything you gain in the shipping of folded forms you lose because of the fact they are 8’ long, the upcharge on oversized pallets often makes Nudura more costly to ship 3rd party…
      They are currently made in Canada and Atlanta only, soon Texas as well, but as your name suggests you are in Ohio, fox and build blocks are made in 15 factories with at least two closer to you….
      It generally comes down to geography and individual distributors who will be a better value for you, there’s little nuanced differences in each that people prefer but none so vital that it influences my decision typically…. Which one provides me(or you) the best value to my jobsite which usually comes down to a distributor that gives a crap! Email your plans to support@icfguru.com if you want a delivered quote with fox or build block, and if you are totally sold on Nudura I know a great distributor in the chicago area who could help quote that for you!

      Lol ok bud, I agree free money is bad but I didn’t build specs in 08-09 because the rates were too high too…. I have thresholds I’m comfortable and we are outside that realm atm…. Not going to argue the normalcy of the inflation rate or the fact we’ve double the money supply but it’s not the time for vanity spec projects imo

      @@cuttingedgehomes9251 Right, but money in circulation translates to wealth. If the money supply goes up and you (and US citizens in general) don't get richer as individuals, the distribution is screwed.
      I bet inflation will level out at 2-3% in the foreseeable future and should stay there for some time to come. Things are getting normal again.
